ATLANTA — Several new retailers have joined Ponce City Market, the mixed-use redevelopment of the former Sears Roebuck & Co. building in Atlanta’s Old Fourth Ward. Situated along the Atlanta BeltLine’s Eastside Trail, Ponce City Market comprises 259 residential flats, 643,000 square feet of Class A office space and 300,000 square feet of retail and restaurants. The new retailers include Nani’s Piri Piri Chicken, JJ’s Flower Shop, VIỆTVANA, Spicewalla Storefront and Umbrella Bar. Nani’s Piri Piri Chicken and JJ’s Flower Shop opened on Nov. 29, VIỆTVANA will open next month and Spicewalla Storefront and Umbrella Bar will open early next year. Nani’s Piri Piri Chicken is a restaurant that serves American-based cuisine and all-natural rotisserie chickens. In November 2020, the restaurant opened its first location in downtown Asheville at The Grove Arcade, a shopping center with dining and retail options. The Ponce City Market location will be its second location. JJ’s Flower Shop is a boutique flower shop owned by founder and florist Sarah Donjuan. BOLINGBROOK, ILL. — DD’s Discounts, owned by Ross Stores Inc., has signed a lease to open and operate an 18,000-square-foot store at Market Square Shopping Center in the Chicago suburb of Bolingbrook. Other tenants at the property, located near I-55, include Walmart, Dollar Tree, Wintrust Bank and T-Mobile. Michael Horne of Newcastle Properties represented ownership on an internal basis. Andy Bulson of Mid-America Real Estate represented the tenant. Newcastle owns and operates 82 properties in 23 states.
SHELTON, CONN. — JLL has negotiated an 80,000-square-foot build-to-suit commercial lease in Shelton, located in the southern coastal part of Connecticut. The tenant, Ranpak Corp., a provider of paper-based packaging products, has committed to 33,000 square feet of office space and 47,000 square feet of research and development and warehouse space. Evan Behr, Ian Ceppos and Patrick Lennon of JLL represented the tenant in the lease negotiations. JLL also represented Ranpak in its site selection and is overseeing development of the space, which was designed by Locus Design Collaborative. Construction of the space, which will also house a showroom and innovation center, is expected to be complete by the fourth quarter of next year.
FLANDERS, N.J. — Rita’s Ice, a Pennsylvania-based concept that specializes in custard and Italian ice, has signed a 1,973-square-foot retail lease at ITC Crossing South Shopping Center in Flanders, about 50 miles west of New York City. The tenant will backfill a space previously occupied by Amy Murphy Salon, which is relocating to a 5,000-square-foot space within the 514,903-square-foot center. The opening is scheduled for the first quarter of 2022. Danielle Brunelli of R.J. Brunelli & Co. represented the landlord in the lease negotiations.
NEW YORK CITY — Union Square Events, a locally based catering company, has opened a 70,000-square-foot headquarters space at Industry City, a 35-acre mixed-use development in Brooklyn. The new headquarters will include a 33,000-square-foot commissary kitchen, a 120-seat dining room for employees and traditional office space. A partnership between Belvedere Capital, Jamestown and Angelo Gordon owns Industry City.
FORT WORTH, TEXAS — Newmark has negotiated an 861,840-square-foot industrial lease at 11900 S. Freeway Service Road in Fort Worth. Gary Lindsey and Ladson Montgomery of Newmark represented the tenant, Saddle Creek Logistics, in the lease negotiations. CBRE represented the landlord, an entity doing business as FW I-35 Logistics 1 LLC. According to the Fort Worth Business Press, the tenant plans to operate a distribution center out of the facility, which features 40-foot clear heights and 120 dock doors.
ATLANTA — Colliers has arranged a two-floor, 47,670-square-foot office space expansion at Terminus 100, a 27-floor, 656,000-square-foot Class A property located at 3280 Peachtree Road in Atlanta’s Buckhead district. Andrew Waguespack and Pete Shelton of Colliers arranged the six-year lease agreement with the landlord, Cousins Properties, on behalf of the tenant, Atlanta-based healthcare workforce management provider QGenda. The expansion and renewal for QGenda encompasses four floors totaling 95,340 square feet. QGenda is currently occupying 47,670 square feet at Terminus 100 and will occupy another 47,670 square feet starting May 1, 2022. The expanded office lease aims to support the software company’s growing talent pool and attract investors outside of Atlanta’s technology industry. Before QGenda expanded, the building was around 80 percent leased to tenants including Morgan Stanley, WeWork and Fleetcor.
LEWISVILLE, TEXAS — Lee & Associates has negotiated a 249,093-square-foot industrial lease at 2075 Midway Road in the northern Dallas suburb of Lewisville. According to LoopNet Inc., the property sits on 28 acres and features 32- to 36-foot clear heights and 185-foot truck court depths. Adam Graham, Mark Graybill and Johnny Anderson of Lee & Associates represented the landlord, First Industrial Texas LP, in the lease negotiations. The representative of the tenant, Swiss chemical provider Sika, was not disclosed.
BRISTOL, WIS. — Haribo of America Inc. has signed a 157,656-square-foot, full-building industrial lease at Bristol Highlands Commerce Center in Bristol near the Wisconsin-Illinois border. Chicago-based HSA Commercial Real Estate is the owner and developer. The first phase of Bristol Highlands, which was completed in 2020 and includes a 472,176-square-foot warehouse, is now fully leased. Haribo, known for its gummy bears, plans to occupy the space in the first quarter of 2022. Haribo’s first North American production plant is currently under construction in Pleasant Prairie, which is two miles from Bristol. Whit Heitman, Sam Badger and Jared Paff of CBRE represented Haribo in the lease transaction. CHICAGO — Foxtrot, a corner store, café and delivery market, has leased 1,739 square feet at The Shops at Tribune Tower in Chicago. Launched in 2013, Foxtrot offers grocery staples, sommelier-curated wine and locally sourced goods. The Chicago-based company currently operates 15 locations across Chicago, Washington, D.C., and Dallas. The Shops at Tribune Tower consists of 50,000 square feet of retail space that anchors the ground floor of the 36-story Tribune Tower, which is located at 435 N. Michigan Ave. Under the ownership of CIM Group and Golub & Co., the property has been transformed into 162 luxury condominium units. Foxtrot is slated to open in spring 2022.
