Sensient Signs 300,481 SF Industrial Lease in St. Louis

ST. LOUIS — Sensient Technologies Corp. has signed a 300,481-square-foot industrial lease at 255 Logistics Center in St. Louis. The company manufactures colors, flavors and fragrances. Sensient is leasing space currently occupied by Medline Industries, which is terminating its lease early and moving to a self-developed facility elsewhere in the market. The buildout for Sensient will include reconfiguring office space, the addition of locker rooms, dock upgrades and the installation of additional electric service and new lighting fixtures. SparrowHawk LLC owns the building, which was constructed in 2008. Patrick Reilly and Dave Branding of JLL represented SparrowHawk in the lease transaction. Matt Eastin of Cushman & Wakefield represented Sensient.

Worldwide Express Signs 24,480 SF Office Headquarters Lease at The Stack in Dallas

DALLAS — Third-party logistics company Worldwide Express has signed a 24,480-square-foot office headquarters lease at The Stack, a 16-story office building that recently opened in the Deep Ellum area of Dallas. The Stack features a fitness center, coffee/cocktail lounge and an amenity terrace with views of the Dallas skyline. Transwestern represented the tenant in the negotiations for the 10-year lease. Altschuler & Co. represented the landlord, a partnership between Westdale Real Estate Investment & Management, Ivanhoe Cambridge and Hines.

SimpliSafe Signs 150,000 SF Office Lease in Downtown Boston

BOSTON — Home security services provider SimpliSafe has signed a 150,000-square-foot office lease at 100 Summer Street, a 1.1 million-square-foot building in downtown Boston. SimpliSafe will relocate from its existing 80,000-square-foot space at 294 Washington Street next fall. Cushman & Wakefield represented the tenant in the lease negotiations. Newmark represented the landlord, Boston-based private equity firm Rockpoint Group.

St. Louis Funny Bone Comedy Club Opens at Streets of St. Charles

ST. CHARLES, MO. — St. Louis Funny Bone Comedy Club has opened a new location at the Streets of St. Charles, a 27-acre mixed-use development in suburban St. Louis. The family-owned comedy club has operated in St. Louis for more than 30 years. The club hosts talent from the St. Louis area as well as nationally touring comedians, and hosts a weekly open mic night on Tuesdays. Jerry Kubach is the club’s owner. Cullinan Properties Ltd., the owner of Streets of St. Charles, also unveiled new tenants at the property such as The Socialite and Hot Box Cookies.

Hercules Inc. Signs 111,062 SF Industrial Lease in Northwest Houston

HOUSTON — Hercules Inc., an Alabama-based manufacturer of polyethylene products, has signed a 111,062-square-foot industrial lease in northwest Houston. The company will occupy roughly half the space at Park 8, a 242,760-square-foot distribution center owned by Avera Cos. and AEW Capital Management. Completed in April 2020, the cross-dock building features 36-foot clear heights, 130-foot truck court depths and an ESFR sprinkler system. Jim Autenreith and J.W. Wall III of Moody Rambin represented the tenant in the lease negotiations. Jason Dillee and Nathan Wynne of CBRE represented the landlord.

LifeMD Signs 7,500 SF Office Lease at 236 Fifth Avenue in Midtown Manhattan

NEW YORK CITY — Telemedicine provider LifeMD Inc. has signed a 7,500-square-foot office lease at 236 Fifth Avenue, an 11-story building in Midtown Manhattan that was originally built in 1907. The owner, Kaufman Organization, acquired the property in 2018 and implemented a value-add program. Grant Greenspan and Jared Sternberg represented the landlord on an internal basis in the lease negotiations. Joshua Berg of Newmark represented the tenant, which plans to take occupancy of the space in December.

BDO Digital Inks Lease, Becomes First Major Corporate Tenant at Former McDonald’s Campus in Suburban Chicago

OAK BROOK, ILL. — Accounting and advisory firm BDO USA LLP has signed a lease for 28,000 square feet of Class A office space in Oak Brook for the headquarters of its subsidiary, BDO Digital LLC. The company is the first major corporate tenant at Oak Brook Reserve, the redevelopment of the former McDonald’s campus. The firm expects to take occupancy in the fourth quarter of 2022. Oak Brook Reserve offers more than 400,000 square feet of office space and 2.5 miles of walking and biking trails. Amenities include a conference room, tenant lounge, café, concierge services and transportation shuttles. Jeff Shay and Jack Connors of JLL represented ownership, JPD Oak Brook Holdings, in the lease transaction. Larry Serota, Cece Conway and Daye Williams of Transwestern represented BDO Digital.

Teradyne Signs 42,696 SF Office Lease in Deer Park, Illinois

DEER PARK, ILL. — Teradyne has signed a 42,696-square-foot office lease at The Reserve at Deer Park in the Chicago suburb of Deer Park. The tenant will occupy the entire sixth floor of the 351,425-square-foot building, which is located at 21440 W. Lake Cook Road. Teradyne, an automatic test equipment designer and manufacturer, expects to take occupancy in June 2022. The office layout will include lab components. JLL’s Doug Shehan, Rick Benoy and Julie Koelzer represented building ownership, a joint venture between Arzan Wealth and 90 North Real Estate Partners. James Otto and Sam Badger of CBRE represented Teradyne. JLL also recently negotiated a lease for the fifth floor, which brings the building to full occupancy.

Miro Signs 72,000 SF Office Lease at Colorado Tower in Downtown Austin

AUSTIN, TEXAS — Miro, an online whiteboard platform designed for distributed team collaboration, has signed a 72,000-square-foot office lease at Colorado Tower in downtown Austin. Owned by Atlanta-based Cousins Properties, the 373,334-square-foot building opened in 2015 and offers two onsite restaurants, a fitness center and conference facilities. Mark Harris and Jake Ragusa of JLL represented Miro, which plans to occupy three floors beginning next spring, in the lease negotiations. Rachel Coulter, Bethany Perez, Travis Rogers and Coleman Jackson, also with JLL, represented the landlord.

Hemogenyx Pharmaceuticals Signs 10,000 SF Life Sciences Lease in Manhattan

NEW YORK CITY — Hemogenyx Pharmaceuticals, which develops therapies to make bone marrow transplants safer and more accessible, has signed a 10,000-square-foot life sciences lease at the Mink Building in Manhattan. The tenant will relocate from the Downstate campus of State University of New York (SUNY). Owned by The Janus Property Co., the 150,000-square-foot Mink Building is located within the Manhattanville Factory District, adjacent to Columbia University and City College on the Upper West Side. The deal brings the building’s occupancy rate to 80 percent.
