Nashville Multifamily

Last year, a city known more for music than multifamily development led the nation in new construction growth rates, with luxury high rises popping up from downtown to the Gulch to along the Cumberland River. Nashville, attracting an abundance of debt and equity funding from sources old and new, is now considered an institutional-grade market. The driving force behind this growth: technology. Today, singers, songwriters and studio artists share the city with a growing number of software developers, systems architects and startup founders — and all of these innovators need a place to live, work, shop and play. Nashville’s tech evolution started from a solid foundation in healthcare, automotive and education, including HCA Healthcare and its associated startups, spinoffs and subsidiaries and an automotive hub that includes North American headquarters for Nissan and Korean tire manufacturer Hankook, as well as EV and battery cell manufacturing plants for GM. Savannah Gateway Industrial Hub

SAVANNAH, GA. — DHL, a German logistics company, has leased 516,800 square feet of industrial space within Savannah Gateway Industrial Hub (SGIH) for its new “import facility.” The 2,600-acre industrial campus underway near the Port of Savannah is a public-private partnership between Broe Real Estate Group, its transportation affiliate OmniTRAX and the Effingham County Industrial Development Authority. DHL will anchor a new 790,400-square-foot cross-dock facility that is scheduled to come on line in August. Other facilities underway in the first phase of SGIH include a 380,000-square-foot, dual-rail-served building and a 940,000-square-foot property set to break ground this summer. At full buildout, Broe estimates that SGIH could span up to 20 million square feet of industrial space.

DETROIT — Diversified Synergies LLC has signed a 200,000-square-foot industrial lease at 201 Waterman St. in Detroit’s Delray neighborhood. The Bedrock-owned Fort Street Industrial Campus, formerly named the Sakthi Industrial Campus, is slated to open as early as July. Diversified Synergies packages and distributes products for pharmaceutical, food and consumer goods for Fortune 500 companies. The Highland Park, Mich.-based company is a joint venture between Staffing Synergies Inc. and Diversified Chemical Technology Inc. Bedrock acquired the former Sakthi Industrial Campus in September 2020. The property features roughly 529,000 square feet of industrial space, 89,000 square feet of flex office space and more than 10 acres of developable land. Bedrock is the full-service real estate arm of billionaire businessman Dan Gilbert.

HOUSTON — Engineering and construction firm CTCI Americas Inc. has signed a 49,662-square-foot office lease at 15721 Park Row in Houston’s Energy Corridor. The six-story, 145,000-square-foot building offers a tenant lounge, conference facilities and an outdoor collaboration area. Josh Morrow of Avison Young represented the tenant in the lease negotiations. Steve Rocher, Parker Duffie and Jenny Mueller of CBRE represented the landlord, BH Properties.

WHEELING, ILL. — Cinergy Dine-In Cinemas is slated to open in July at the former CMX CinéBistro location at Wheeling Town Center in the Chicago suburb of Wheeling. The 40,000-square-foot, seven-screen theater will offer a dine-in theater experience. Wheeling Town Center, developed by The Lynmark Group, is now fully leased. This is the ninth location nationwide for Cinergy, which is operated by Dallas-based Cinergy Entertainment Group Inc. Other tenants at Wheeling Town Center include 312 Nails, Artic Spoon, AT&T, City Works, Inland Bank, Meat & Potato Urban Kitchen, Mia’s Cantina, Starbucks and The Learning Experience.

PHILADELPHIA — BioLabs, an incubator for life sciences companies, has signed a 30,151-square-foot lease expansion at The Curtis, a facility in Philadelphia’s Center City District that is a redevelopment of a historic publishing house. The tenant’s footprint is now 53,529 square feet, and the move-in is scheduled for early 2023. Other tenants at The Curtis, which also houses traditional office space, include Aro Biotherapeutics, IMVAX Inc. and Vivodyne. Keystone Development + Investment owns the property.

EAST RUTHERFORD, N.J. — Triple Five Group, the owner of the 3 million-square-foot American Dream shopping, dining and entertainment destination in Northern New Jersey, will soon open a 10,000-square-foot food hall. The food hall will feature seven concepts, including Van Leeuwen Ice Cream, Best Pizza and Vanessa’s Dumpling House, as well as wine bar Vinoteca and confectionary Lady M. The space will include seating and game areas and will be located near the live music and performance stage. A grand opening with a cornhole tournament, kids’ game and live music will take place on Wednesday, July, 13.

PLANO, TEXAS — Cheer Athletics, which provides instructional cheerleading classes and camps, will relocate its corporate headquarters and flagship gym to a 70,045-square-foot space within Plano Commerce Center. With the move, which should occur before the end of the year, Cheer Athletics will be doubling its footprint within the northern Dallas suburb. Allison Johnston Frizzo and David Harris of Hart Commercial represented Cheer Athletics in lease negotiations. Mike McCartan and Jeff White of Mark V Commercial represented the landlord, Provident Realty Advisors.

DALLAS — Multifamily investment and management firm RPM Living has signed a 16,403-square-foot office lease at Preston Commons, a 427,799-square-foot office park in North Dallas that is owned by California-based KBS. The three-building campus offers a health and wellness center, multiple dining options, business lounge, open-air courtyard with Wi-Fi and an upgraded lobby. Alexandra Cullins, Dennis Barnes and Jackie Marshall of CBRE represented KBS in the lease negotiations.

585-Third-St.-Cambridge

CAMBRIDGE, MASS. — Japanese pharmaceutical giant Takeda has signed a 600,000-square-foot life sciences lease in Cambridge’s Kendall Square neighborhood. Takeda will occupy the entirety of the 16-story building at 585 Third St., which is being developed by San Diego-based REIT BioMed Realty and is slated for a 2026 completion. CBT Architects designed the facility, which will include 15,000 square feet of flexible space and a 300-seat theater, both of which will be open to the public. CBRE represented BioMed Realty in the lease negotiations. Cushman & Wakefield represented Takeda.
