Apparel, Accessories Provider Signs 1 MSF Industrial Lease in Wilmer, Texas

WILMER, TEXAS — An undisclosed American multinational firm that provides apparel, footwear and accessories has signed a 1 million-square-foot industrial lease at Southport Logistics Park in Wilmer, a southern suburb of Dallas. The unnamed tenant will occupy the entirety of Building 3 at the 252-acre development, which is owned by Chicago-based Logistics Property Co. Features of the cross-dock, speculatively built facility include 40-foot clear heights, 354 car parking spaces (expandable to 724) and 164 trailer parking spaces (expandable to 197). Seth Kelly, Dan Estes and Nathan Lawrence of CBRE represented the tenant in the lease negotiations. Kacy Jones and John Hendricks, also with CBRE, represented Logistics Property Co.

CarSquad Opens 21,000 SF Dealership in Metro Houston

KATY, TEXAS — CarSquad, a sister brand of Florida-based preowned car dealership Off Lease Only, has opened a 21,000-square-foot lot at the northwest corner of I-10 and U.S. Highway 99 in the western Houston suburb of Katy. The dealership houses an array of cars, trucks, vans and sport utility vehicles and also features kiosks on the sales floor. CarSquad built the facility but leased the land from Smithco. CBRE negotiated the ground lease.

Cushman & Wakefield Negotiates 25,000 SF Office Lease in Manhattan

NEW YORK CITY — Cushman & Wakefield has negotiated a 25,000-square-foot office lease at 48 W. 25th St. in Manhattan’s Madison Square Park area. Originally constructed in 1920, the building rises 12 stories and totals 127,130 square feet. Ethan Silverstein, Theodora Livadiotis and Bruce Mosler of Cushman & Wakefield represented the landlord, locally based investment manager Savanna, in the lease negotiations. Anthony LoPresti, also with Cushman & Wakefield, represented the tenant, MediaCo Holding Inc. The space comprises the entire second and third floors and will house the broadcast operations of two of the tenant’s local radio stations.

Architecture Research Office Signs 10,000 SF Office Lease in Brooklyn

NEW YORK CITY — Architecture Research Office (ARO), a design and consulting firm, has signed a 10,000-square-foot office lease at 1 Willoughby Square in Brooklyn. Designed by FXCollaborative, which also serves as the anchor tenant, 1 Willoughby Square is a 34-story, 500,000-square-foot building in the downtown area. Nick Farmakis and Kate Walker of Savills represented ARO in the lease negotiations. Paul Amrich, Neil King, Zac Price, Alex D’Amario and James Ackerson of CBRE represented the landlord, JEMB Realty Corp.

Hill’s Pet Nutrition Relocates Headquarters to Aspiria Campus in Overland Park, Kansas

OVERLAND PARK, KAN. — Hill’s Pet Nutrition has unveiled plans to relocate its global and U.S. headquarters to the Aspiria campus in Overland Park. The company is currently based in Topeka and will continue to invest in its science, technology and manufacturing hubs in Topeka. Hill’s expects to move offices in the fourth quarter of this year and will occupy roughly 100,000 square feet. Occidental Management owns Aspiria, which is the redevelopment of the former Sprint campus.

BILLERICA, MASS. — Newmark has negotiated a 30,665-square-foot lease at Axis Park North, a six-building, 450,000-square-foot office and life sciences campus in Billerica, a northern suburb of Boston. Rory Walsh, Richard Ruggiero, Torin Taylor and Matthew Adams of Newmark represented the landlord, a partnership between Boston-based Camber Development and Wheelock Street Capital, in the lease negotiations. Kevin Kennedy and Tom Hovey of CBRE represented the tenant, ASMPT AEi, a provider of automated cameras and other digital technologies.

AVENEL, N.J. — GenPsych, a provider of mental health services, has signed a 10,043-square-foot medical office lease in the Northern New Jersey community of Avenel. The building at 1030 St. Georges Ave. totals 70,000 square feet. Darren Lizzack and Randy Horning of NAI James E. Hanson represented the landlord in the lease negotiations. The representative of the tenant was not disclosed.

NewCold Expands Office Lease in Chicago to 35,564 SF

CHICAGO — NewCold has expanded its office lease at 500 W. Madison Street in Chicago from 6,000 square feet to 35,564 square feet. The office serves as the company’s North American headquarters. The 40-story, Class A office building is known as Accenture Tower. Built in 1987, the property totals 1.4 million square feet and features a two-level fitness center with a basketball court along with a conference center and tenant lounge. KBS acquired the building in 2013. Dougal Jeppe of Colliers represented NewCold, which is an advanced automated warehouse and cold chain logistics company.

Corgan Signs 17,265 SF Office Lease Expansion at The Luminary in Dallas

DALLAS — Architecture firm Corgan has signed a 17,265-square-foot office lease expansion at The Luminary in Dallas. The 169,000-square-foot building is located at the nexus of the company’s Harwood District, the downtown area, the arts district and the Victory Park mixed-use development. Greg Briggs and Randy Cooper of Stream Realty Partners represented Corgan, which now occupies 98,264 square feet at The Luminary, in the lease negotiations. Kelly Whaley and Hannah Mesh internally represented the landlord, Harwood International.

Zoro.com Signs 41,875 SF Office Lease Expansion at Accenture Tower in Chicago

CHICAGO — Zoro.com has signed a 41,875-square-foot office lease expansion at Accenture Tower in Chicago. The company sells tools, industrial equipment and business supplies. Zoro.com previously occupied the 16th floor at Accenture Tower and will now occupy the 39th and 40th floors. The office building, owned by KBS, was recently renovated to include a new conference center, outdoor terrace with high-speed internet and modernized elevators.
