Clorox Co. Lease

MARTINSBURG, W.VA. — Equus Capital Partners Ltd. has signed a 10-year, build-to-suit lease agreement with subsidiaries of The Clorox Co. for a 580,000-square-foot warehouse space within the Mid-Atlantic 81 Logistics Park in Martinsburg. The new warehouse is expected to come on line in spring 2022. Clorox is currently constructing a manufacturing facility for its Fresh Step cat litter brand approximately one-third of a mile from Mid-Atlantic 81 Logistics Park. Additionally, there are two Kingsford manufacturing plants located in West Virginia. Clorox will store and distribute the products from the new Martinsburg facility. Mid-Atlantic 81 Logistics Park is situated on 150 acres off Tabler Station Road along the Interstate 81 corridor in Berkeley County, approximately 85 miles west of Washington, D.C. The warehouse and distribution building will feature 36-foot clear heights, cross docks, all-concrete truck courts, an ESFR sprinkler system, LED lighting, a 7-inch concrete floor and will be expandable to 868,000 square feet. COPPELL, TEXAS — Dahill Office Technology Corp., a San Antonio-based distributor of office machinery, has signed a 40,000-square-foot industrial lease at 820 W. Sandy Lake Road in Coppell. According to LoopNet Inc., the property was built in 2006. Andrew Gilbert and Keaton Brice with Holt Lunsford Commercial represented the landlord, Coppell Trade Center LP, in the lease negotiations. Thomas McGovern of JLL represented the tenant.

CrossPoint-Lowell-Massachusetts

LOWELL, MASS. — IBM has signed a 150,608-square-foot office lease at CrossPoint, a three-building office park located in the northern Boston suburb of Lowell. A partnership between Boston-based Anchor Line Partners LLC and CrossHarbor Capital Partners LLC owns CrossPoint, which offers amenities such as a 24-hour fitness center and game room, onsite daycare facility, full-service café and bistro and a conference center. Blake Baldwin, Michael Dalton and Shayne O’Neil of Cushman & Wakefield, along with Peter Dominski of Anchor Line Partners, represented building ownership in the lease negotiations. Brendan Callahan, Gabrielle Harvey and Brian Tisbert of JLL represented IBM, which plans to take occupancy of the space in January.

Samanea-New-York

WESTBURY, N.Y. — Empire Adventure Park, an entertainment concept that features trampolines, climbing walls, ropes and obstacle course and augmented reality games, will open a 35,572-square-foot center in the Long Island village of Westbury. The center will be situated within Samanea New York, a new, 750,000-square-foot shopping, dining and entertainment destination. The lease with Empire Adventure Park brings the property’s occupancy to 60 percent. Empire Adventure Park joins a tenant roster at Samanea New York that includes Dave & Buster’s, The Cheesecake Factory, Bloomingdale’s Furniture Outlet and 99 Ranch Supermarket. Dominic Coluccio represented the landlord, Lesso Mall Development, in the lease negotiations on an internal basis along with Colliers International brokers Matthew Kucker and Jordan Barch. Construction of the Empire Adventure Park center is scheduled to begin in January, with a target opening date of late 2022.

Duke Energy

CHARLOTTE, N.C. — Duke Energy will open its new corporate headquarters at Duke Energy Plaza, a 40-floor office tower currently under construction in Uptown Charlotte. Formerly known as Metro Tower, Duke Energy Plaza will house approximately 4,400 employees. Childress Klein Properties is the developer of Duke Energy Plaza, which will have 25,000 square feet of retail square footage and seven levels of above-ground parking totaling 1,100 spaces. Construction on the new Duke Energy Plaza is on schedule to be completed by the end of 2022 with interior work extending into 2023. Approximately 1,000 craftsman and trade workers will be employed during the three-year construction period. Duke Energy plans to exit its Charlotte offices, including Duke Energy Center located at 550 South Tryon St. and Piedmont Town Center in South Park. Once the new tower is complete, the company plans to sell its 526 Church St. and 401 College St. facilities and exit the 400 South Tryon St. facility. The plan is to consolidate the spaces the company occupies in the Charlotte area from approximately 2.5 million square feet to approximately 1 million square feet. PERRIS, CALIF. — IDC has inked a deal to occupy an industrial building located at 251 Rider St. in Perris. WPT Industrial REIT, a Canadian real estate investment trust, is the landlord. The newly constructed, 354,810-square-foot facility features 185 parking stalls, 65 trailer stalls and 47 dock-high loading doors. The property is situated near the 60 and 215 freeways. Mark Zorn and Cory Whitman of Colliers International represented the landlord in the deal.

NOVI, MICH. — Crate & Barrel is set to open a new location at Twelve Oaks Mall in the Detroit suburb of Novi. Twelve Oaks Mall is home to 180 specialty stores and 30 restaurants. Crate & Barrel is scheduled to open the 26,000-square-foot store on Thursday, June 3. The new location will showcase the largest kitchen department in the brand’s portfolio, a reimagined bedding department and a space for the services provided in its Design Studio. The store design incorporates locally sourced materials and high efficiency systems for reduced energy use, according to a news release.

Rose Bistro

ATLANTA — Rosé Bistro & Champagne Bar, a Parisian cuisine and wine bar concept, is set to open this fall at Atlantic Station, the 138-acre retail, restaurant and entertainment destination in West Midtown Atlanta. Located at 232 19th St., the bistro will feature a wine list and French dishes for brunch, dinner and light bites. Houston-based Hines is the property management firm at Atlantic Station. Situated near Atlantic Green, Rosé Bistro & Champagne Bar will offer a raw bar, indoor and outdoor dining and a full bar with cocktails including rosé champagne punch and French 75. The 1,634-square-foot bistro is the newest restaurant to join the tenant mix at Atlantic Station. With additional tenants to be announced, Atlantic Station plans to open tenants such as Azotea Cantina, LINDBERGH and Toscano Ristorante Italian this year. Another current tenant is the Regal Atlantic Station, which just opened back up after being closed since October 9, 2020 due to COVID-19.

CARROLLTON, TEXAS — Newmark has negotiated a 28,576-square-foot industrial lease expansion at 1125 Hayden Drive in the northern Dallas suburb of Carrollton. According to LoopNet Inc., the property was built in 1981 and totals 77,486 square feet. Garrett Gibbons Jr., Trace Elrod, Reggie Beavan III, Andy Iversen, Chris Mason, John Beach and Jack Brewer of Newmark represented the tenant, Packaging Solutions Inc., in the lease negotiations. Holt Lunsford Commercial represented the landlord, an entity doing business as MP Acquiport Industrial LLC.

BOSTON — WHOOP, a locally based sports tech and analytics company, has signed a 121,000-square-foot office headquarters lease in the Kenmore Square area of Boston. The company will occupy all eight floors of office space at the newly delivered Commonwealth Building, as well as a portion of the ground-floor retail space. WHOOP expects to house as many as 1,000 employees within the building. Robert Jangro of JLL represented WHOOP in the lease negotiations. Dave Martel, Mike Greeley and Jason Cameron of Newmark represented the landlord, Related Beal.
