NEW YORK CITY — Incline Equity Partners, a Pittsburgh-based private equity firm, has signed an 18,000-square-foot office lease at 101 Park Avenue in Midtown Manhattan. The 49-story building was originally constructed in 1982 and totals roughly 1.3 million square feet. Alexander Chudnoff, Harrison Potter and Kate Roush of JLL represented the tenant in its site selection and lease negotiations. John Cefaly and Nicholas Dysenchuk of Cushman & Wakefield represented the landlord, H.J. Kalikow & Co.
DALLAS — Ecobat, a provider of battery recycling services, has signed a 28,258-square-foot office sublease at PwC Tower in Dallas. Rick Hughes and Joel Zandstra of Cushman & Wakefield represented Ecobat, which is subleasing the space from the namesake tenant, accounting giant PricewaterhouseCoopers (PwC), in the lease negotiations. Ben Davis and Harlan Davis of CBRE represented PwC. MetLife Investment & Management owns the 20-story, 500,000-square-foot building.
PARSIPPANY, N.J. — Avis Budget Group has signed a 155,234-square-foot office headquarters lease in the Northern New Jersey community of Parsippany. The holding company of the car rental agency will occupy space at LATITUDE, a two-building, 35-acre campus. Jon Meisel and Joseph Sarno of CBRE represented Avis in the lease negotiations. David Simson and Jaime Drummond of Newmark represented the landlord, a joint venture between Rubenstein Partners and Vision Real Estate Partners, which acquired the property in 2018 and implemented a capital improvement program.
GRAND RAPIDS, MICH. — Alt City NA Bottles & Beer, a non-alcoholic bottle shop, has opened an 846-square-foot store at 434 Leonard St. NW in the West Grand neighborhood of Grand Rapids. Alt City offers a wide selection of zero-proof mixers, spirits, beer and wines. Brothers Paul and Chad Clark started the company in 2019 after realizing that there weren’t many non-alcoholic options in Grand Rapids. CityWide Real Estate Services owns the building, which is also home to Trinity Chiropractic, FURN on Leonard and Captain Bizzaro’s Treasure World. Alt City also maintains a location in the Grand Rapids Downtown Market that serves non-alcoholic beverages in addition to coffees, teas and smoothies.
GRAND PRAIRIE, TEXAS — BigShots Golf, a Dallas-based, tech-driven sports entertainment concept, will open an approximately 50,000-square-foot center in Grand Prairie, located roughly midway between Dallas and Fort Worth. The site spans 12 acres and is located within the EpicCentral entertainment district. The space will house a two-story driving range with 80 interactive, climate-controlled tee boxes, as well as a 27-hole indoor putting course, a 7,500-square-foot private event space and a full restaurant and bar. The venue will be the third in Texas for BigShots Golf and the concept’s eighth location nationally.

Under the terms of the new lease, which goes into effect in December 2027, the media giant will remain at the 44-story, 2.2 million-square-foot building through 2042, with further extension options available thereafter. Timothy Dempsey, Mary Ann Tighe, Ken Rapp, Christopher Mansfield and Ariel Ball of CBRE represented NewsCorp. in the lease negotiations. Josh Kuriloff, Ethan Silverstein, Mitch Arkin and Heather Thomas of Cushman & Wakefield represented the landlord, Ivanhoe Cambridge, which plans to begin a capital improvement program later this year. The deal coincides with a 670,000-square-foot extension with Fox Corp., which is also part of the Murdoch family media empire, at 1211 Avenue of the Americas.
CARLSTADT, N.J. — Third-party logistics provider AxleHire has signed a 79,076-square-foot industrial lease in the Northern New Jersey community of Carlstadt. The property at 100 Industrial Road totals 142,815 square feet and features a clear height of 21 feet, as well as 110-foot truck court depths and ample onsite parking. Scott Perkins, Chris Todd and William Ericksen of NAI James E. Hanson represented the undisclosed landlord in the lease negotiations. Robin Dodson, Stephen Elman and John McManus of Cushman & Wakefield represented AxleHire.
HUNTINGTON STATION, N.Y. — The Container Store will open a 15,676-square-foot store at Huntington Shopping Center on Long Island. The retailer joins REI and Whole Foods Market as anchor tenants at the center, which is owned by Federal Realty Investment Trust and is currently undergoing a $75 million repositioning. Furniture retailer LoveSac also recently signed a 1,412-square-foot showroom lease at Huntington Shopping Center, which has also received commitments from restaurants Burger Village (2,756 square feet) and Just Salad (2,382 square feet).
HOUSTON — Callon Petroleum has signed a 107,171-square-foot office headquarters lease in Houston’s Memorial City District. The energy firm will occupy five floors at 9753 Katy Freeway, a 190,000-square-foot building, beginning in the second half of 2024. Brad MacDougall and Warren Alexander represented the landlord, MetroNational, in the lease negotiations on an internal basis. Joseph Peddie and Morgan Relyea Colt of Cushman & Wakefield represented the tenant.
