NEW YORK CITY — Avison Young has debuted its new space for its New York City office on the third and fourth floors of 530 Fifth Avenue, a 26-story building in Midtown Manhattan. Global architecture firm Vocon designed the new office, and Avison Young’s project management team oversaw construction. The industrial-themed space features an open layout, exposed ceiling piping, a green wall in the reception area and both assigned desks and private offices. RXR Realty owns the building, which was originally constructed in 1957.

Earth Fare

ST. JOHNS, FLA. — Earth Fare, an organic and natural grocery chain based in Asheville, N.C., will be reopening a location within Shoppes at St. Johns Parkway in St. Johns. Earth Fare will once again occupy a 24,000-square-foot space as an anchor tenant. Located at 120 Shops Blvd., Earth Fare previously was in this location but had to close, following the company declaring bankruptcy at the beginning of 2020. Sleiman Enterprises, which is the developer and owner of Shoppes of St. Johns Parkway, helped arrange the reopening of Earth Fare. When Earth Fare filed for bankruptcy in February 2020, it caused a nationwide liquidation of its stores. However, Dennis Hulsing of Hulsing Enterprises purchased the company in March 2020. Under the new ownership of Hulsing Enterprises, Earth Fare has since opened 22 locations throughout the East Coast with plans of ongoing expansion. The Shoppes of St. Johns Parkway also includes retailers such as Ember and Iron, Canopy Road Café, Xtreme Wings, Massage Envy, RaceTrac and Engel & Volkers. Space is still available for lease at the center.

DALLAS — Lee & Associates has negotiated a 174,932-square-foot industrial lease renewal at 4100 Platinum Way in South Dallas. Nathan Denton of Lee & Associates and Brett Owens of Transwestern represented the landlord, Platinum Way Holdings, in the lease negotiations. Additional terms of the transaction were not disclosed.

THE WOODLANDS, TEXAS — Fortune 500 energy firm Entergy has signed a 107,614-square-foot office lease expansion at Hughes Landing, a 79-acre development located in The Woodlands, about 30 miles north of Houston.  The company is expanding by 53,604 square feet within the Lake Front North campus at Hughes Landing to provide additional space for its 650-plus employees. Bob Parsely, Norm Munoz, Jillian Fredricks and Connor Duffy with Colliers International represented the landlord, The Howard Hughes Corp., in the lease negotiations. Hugh Herman, Carla Williams and Andy Ghertner with Cushman and Wakefield represented Entergy.

NEW YORK CITY — Law firm Freehill Hogan & Mahar has signed a 17,333-square-foot office lease renewal at 80 Pine Street, a 1.2 million-square-foot building that occupies a full city block in Lower Manhattan. Howard Nottingham and Allyson Bowen of Savills represented the tenant in the negotiations for the 11-year lease. Kevin Daly represented the landlord, The Rudin Family, on an internal basis. The deal coincides with the completion of the first phase of Rudin’s capital improvement program, which included the renovation of the lobby and entrances.

Granite-Park-Seven-Plano

PLANO, TEXAS — Trintech, a locally based provider of financial software products, has signed a 70,000-square-foot office lease for its new headquarters space at Granite Park Seven in Plano. Craig Wilson and Randy Cooper of Stream Realty Partners represented the tenant in the lease negotiations. Union Investment owns the asset, having purchased it from Granite Properties in 2018.

250-Hudson-Street-Manhattan

NEW YORK CITY — TMRW Life Sciences, which provides management systems and solutions for in vitro fertilization, has signed a 38,000-square-foot lease at 250 Hudson Street in Manhattan. The tenant currently occupies a portion (5,500 square feet) of the seventh floor of the 15-story building and will relocate from that space to occupy the entire sixth floor and part of the ground floor. Mitti Liebersohn of Avison Young represented TMRW Life Sciences in the lease negotiations. Brett Greenberg and Adam Rappaport represented the landlord, Jack Resnick & Sons, on an internal basis.

ELK GROVE VILLAGE, ILL. — Colliers International has completed the lease-up of Chancellory Lakes Distribution Center, a two-building industrial development spanning 162,342 square feet in Elk Grove Village near Chicago. At 202 E. Devon Ave., Csafe Global and Panos Foods signed leases for 23,114 and 56,176 square feet, respectively. JAS Forwarding USA took occupancy of the entire 83,052-square-foot building at 222 E. Devon Ave. Jonathan Kohn and Ron Behm of Colliers represented ownership, Seefried Industrial Properties and Nuveen Real Estate. Seefried acquired the eight-acre site in May 2020 and completed development in March 2021. Located within Centex Industrial Park, the property features a clear height of 32 feet, 24 docks and 175 parking spaces.

WHIPPANY, N.J. — Desktop Metal, a provider of 3-D printing services, has signed a 7,571-square-foot industrial lease in Whippany, about 35 miles west of New York City. The company will occupy space at a 57,000-square-foot former manufacturing facility that is situated on a 5.5-acre site at 60 S. Jefferson Road. The landlord, New Jersey-based Tulfra Real Estate, acquired the property in 2014.

VIRGINIA BEACH, VA. — Cushman & Wakefield | Thalhimer has arranged a lease for a 52,638-square-foot space within Pembroke Mall for Decisions LLC. The Pembroke Mall location was formerly a Sears building and is located at 4588 Virginia Beach Blvd. Decisions LLC, a provider of no-code, business process automation software, will use the property as office space. Decisions is relocating from nearby Chesapeake, Va., to this newest location at the corner of Virginia Beach Boulevard and Independence Boulevard. John Duffy and Daniel Rasmussen of Cushman & Wakefield | Thalhimer represented Decisions in the lease negotiations. Located at 4554 Virginia Beach Blvd., Pembroke Mall has over 50 shops including Bath and Body Works, Claire’s, DSW, E&N Jewelry, Foot Locker and J.Crew Factory. The mall also has restaurants such as 757 Poke, Jason’s Deli and Bahama Breeze Island Grille.
