HOUSTON — Patrinely Group, in a joint venture with USAA Reeal Estate and CDC Houston, has signed three new office tenants to leases at City Place 1, a 149,500-square-foot office building in Houston. Orion Engineered Carbons leased 10,589 square feet on the third floor. Chemicals provider Evonik Industries inked a deal for 9,617 square feet on the fifth floor, an educational design firm Huckabee & Associates committed to 6,503 square feet on the first floor. Brett Blanchard of CBRE represented Orion in the lease negotiations, while William Padon of CBRE represented Evonik Industries. Anya Marmuscak of JLL represented Huckabee & Associates. Chrissy Wilson and Matt Pruitt of JLL, along with Phillip Moore and Dennis Tarro of Patrinely Group, represented the landlord in each deal. All three users expect to move in before the end of the year.

PLANO, TEXAS — J.C. Penney has signed a 318,067-square-foot office headquarters lease at CalWest, a 1.8 million-square-foot office building located within Legacy West in Plano. The 86-acre campus offers a full-service fitness club, conference center, daycare facility and a food court/dining hall. According to The Dallas Morning News, the campus served as J.C. Penney’s headquarters from 1992 until 2020, at which point the company vacated the premises while dealing with bankruptcy proceedings. The retailer expects to take occupancy of its new space this fall. Michael Brigance and Teddy Childers represented the landlord, Capital Commercial Investments, in the lease negotiations on an internal basis.

Duke-Realty-Piscataway-New-Jersey

PISCATAWAY, N.J. — JD.com, a global e-commerce firm based in Beijing, has signed a 216,892-square-foot industrial lease in the Northern New Jersey community of Piscataway. Indianapolis-based REIT Duke Realty (NYSE: DRE) is developing the facility, which will feature a clear height of 40 feet and 38 trailer parking spaces, with a target completion date of this fall. Noah Balanoff and Jacquelyn Severino of Colliers, along with internal agents Ben Rosen and Gregg Bazzani, represented Duke Realty in the lease negotiations. Chuck Fern, Jason Barton and Thomas Tucci of Cushman & Wakefield, along with Andy Ho of Kander Pacific Inc., represented the tenant.

FREDERICKSBURG, VA. — Burlington and T.J. Maxx have signed anchor leases at Central Park Marketplace, a 200,000-square-foot regional shopping center located at 1771 Carl D. Silver Parkway in Fredericksburg. Burlington signed a 27,706-square-foot lease to backfill a former Ashley Furniture store, and T.J. Maxx signed a 24,850-square-foot lease at a former A.C. Moore Arts & Crafts store. The retailers, which will be adjacent to one another, plan to open their stores in early 2023. Connie Jordan Nielsen, James Ashby IV and Mark Banach of Cushman & Wakefield | Thalhimer handled the lease negotiations on behalf of the unnamed landlord.

FORT WORTH, TEXAS — Car parts manufacturer Westin Automotive Products has signed 128,400-square-foot industrial lease renewal at Railhead Industrial Park, a 633-acre development in Fort Worth. The rail-served park is located on the city’s north side. Reid Bassinger of Lee & Associates represented the tenant in the lease negotiations. Matt Carthey and George Jennings of Holt Lunsford Commercial represented the landlord, James Campbell Co.

NEW YORK CITY — SVB Securities, an investment bank specializing in the healthcare and technology sectors, has signed a 68,183-square-foot office lease expansion at 1301 Avenue of the Americas in Midtown Manhattan. The tenant now occupies 139,176 square feet at the 1.7 million-square-foot building, which is owned by locally based investment firm Paramount Group Inc. (NYSE: PGRE).

HOFFMAN ESTATES, ILL. — Heritage-Crystal Clean Inc. (HCC) has signed an 11-year office lease for 39,000 square feet at Bell Works Chicagoland in Hoffman Estates. The company is the property’s largest tenant to date. HCC plans to move its team of 180 workers from its longtime home in Elgin to Bell Works Chicagoland in August. The publicly traded environmental products and services company will occupy space on the third floor. NELSON Worldwide will design the office. Sven Sykes of Colliers represented HCC in the lease, while Steve Kling of Colliers represented ownership. Bell Works Chicagoland is the redevelopment of the former AT&T campus being undertaken by New Jersey-based Somerset Development.

SPRINGFIELD, ILL. — With a new 11,377-square-foot lease signed by Boot Barn, Sherwood Plaza shopping center in Springfield is now fully leased. Joe Parrott, Sean McCourt and Riley McCarron of CBRE represented Boot Barn, which will take occupancy in the coming months. Seritage Growth Properties redeveloped the 130,000-square-foot shopping center, which was nearly vacant at the start of the redevelopment project. CBRE negotiated leases with 10 new tenants, including Burlington, Marshalls, Binny’s Beverage Depot, Orange Theory Fitness and Outback Steakhouse.

DALLAS — Newmark has signed a 46,338-square-foot office lease at The Link at Uptown. The move will consolidate three of the commercial real estate services firm’s regional offices into a single location at 2601 Olive St. in Dallas. John Wolf represented Newmark in the lease negotiations on an internal basis. Sarah Kennington and Bryce Jackson at Thirty-Four Commercial, along with Blake Shipley at JLL, represented the landlord, Kaizen Development Partners. Newmark plans to take occupancy in the fourth quarter. The company will continue to operate its office at Legacy Business Park.

BYRON CENTER, MICH. — Nonprofit World Renew has opened a new headquarters at 8970 Byron Commerce Drive in Byron Center, about 13 miles south of Grand Rapids. World Renew works to end global poverty through food security, economic livelihoods, peace building and health. The organization also repairs homes after natural disasters and provides shelter, food and water to those who have lost their homes. The new headquarters is situated within a 31,000-square-foot building constructed by Pinnacle Construction. World Renew previously worked out of two separate spaces. Kristen Moore of Colliers West Michigan assisted the organization in securing its new space.
