HOUSTON — Aspen Technology Inc., a metro Boston-based software developer, has signed a 79,867-square-foot office lease renewal at 2500 CityWest Blvd. in Houston. Win Haggard Jr. and Vince Strake of Cushman & Wakefield, along with internal agent Dennis Tarro of Patrinely Group, which owns the property in partnership with USAA Real Estate, represented the landlord in the lease negotiations. The representative of the tenant was not disclosed.

GLENDALE, ARIZ. — MLILY, a global mattress manufacturer, has signed a lease to occupy 1.3 million square feet at Glendale 303 (G303) in Glendale. The lease fills a just-completed, 569,520-square-foot industrial building and initiates an expansion of G303 to fulfill the tenant’s larger, single-building lease requirement. Hines, with funds managed by Oaktree Capital Management, developed the Class A industrial facility. At full buildout, G303 will be the largest single-building Hines development to date in the United States. The newly completed building features 40-foot clear heights, 60-foot speed bays, abundant dock-high loading doors and highly functional footprints, as well as the ability to accommodate more than 550 cars. Additionally, the project features a basketball court amenity for employees. Construction on the G303 building expansion will begin during fourth-quarter 2021 and reach completion by fourth-quarter 2022. Graycor Construction Co. is serving as the project’s general contractor. Bill Honsaker and John Lydon of JLL’s Phoenix office represented Hines, while Payson MacWilliam and Yang Chen of Colliers International represented the tenant in the lease transaction.
NEW YORK CITY — Regional grocer Wegmans will open an 82,000-square-foot store at 770 Broadway in the Greenwich Village neighborhood of Manhattan. RIPCO Real Estate LLC represented Wegmans in the negotiations for the 30-year lease. Vornado Realty Trust (NYSE: VNO) owns the 1.2 million-square-foot building, which occupies a full city block. The opening, which will be the first for Wegmans in New York City since the debut of the Brooklyn Navy Yard store in October 2019, is scheduled for the second half of 2023.
HOLMDEL, N.J. — Somerset Development will open Campus, a 72,000-square-foot coworking space, at its Bell Works mixed-use development in Holmdel, located in the eastern coastal part of the state. G3 Architects and NPZ Style & Décor designed the space, which will offer a variety of workspaces, from breakout rooms to private suites to conference facilities. Members will also have access to the property’s retail and restaurant offerings. The opening is slated for the fourth quarter. Bell Works is a redevelopment of the former Bell Labs research and development facility.
NEW YORK CITY — The Carlyle Group, a global private equity and asset management firm, has signed a 33,924-square-foot office lease expansion at One Vanderbilt, SL Green’s 1.7 million-square-foot tower in Midtown Manhattan. The tenant is expanding from 160,778 square feet to 194,702 square feet and will now occupy six of the building’s 77 floors. Joe Messina, Steven Rotter, Jessica Berkey, Andrew Lutzer, Gregory Lubar and Steve Spartin Jr. of JLL represented the tenant in the lease negotiations.
DETROIT — DT Midstream Inc. (NYSE: DTM), a natural gas pipeline, storage and gathering provider, will open a new corporate headquarters within Bedrock’s Ally Detroit Center downtown. DTM is slated to occupy 26,000 square feet on the 29th floor beginning in November. The office space will accommodate up to 84 employees and will be home to the company’s executive leadership team. The Detroit headquarters will oversee assets in Pennsylvania, West Virginia, Ohio, New York, Louisiana and Texas. DTM completed its spinoff from DTE Energy on July 1.
MCALLEN, TEXAS — NAI Partners has negotiated two industrial leases totaling 130,903 square feet at 5700 S. International Parkway in the Rio Grande Valley city of McAllen. Marmon Foodservice Technologies, a manufacturer of restaurant equipment and supplies, leased 100,783 square feet, and pet products manufacturer Worldwise leased 30,120 square feet. Carlos Marquez of NAI Partners represented the landlord, Killam Development Ltd., in both sets of lease negotiations.
CHARLOTTE, N.C. — KBS has signed two leases at Crossroads Distribution Center, a 496,723-square-foot business park located in Charlotte. The leases exceeded 100,000 square feet and brought the property to full occupancy. The transactions include a long-term, 73,300-square-foot lease with Service Metal, a pipe fitting distributor, and a long-term, 26,933-square-foot lease with Caesarstone US, a quartz countertop manufacturer. Located at 11401 Granite St., Crossroads Distribution Center features Interstate 77 frontage with warehouse, distribution and office/showroom space. Completed in 2007, the property includes four warehouses with clear heights ranging from 24 to 30 feet. Each building features 50-foot concrete aprons, loading docks and truck courts ranging from 110 to 140 feet. The property also has an onsite car wash/detail. MODESTO, CALIF. — JCH Senior Housing Investment has arranged the triple-net lease of a 68-unit, 120-bed assisted living and memory care community in Modesto, approximately 80 miles south of Sacramento. The team at JCH led a marketing campaign for the landlords, a family-owned owner-operator that is seeking retirement. Throughout the pandemic, the facility struggled to maintain census and keep up with new requirements from licensing, ultimately leading to a licensing revocation hearing. A local operator seeking to convert the building to an adult residential facility was the successful bidder. The lease rate is $200,000 per bed. HOUSTON — Puttshack, an entertainment concept that combines tech-infused minigolf with food and beverage offerings, will open a new, 26,000-square-foot venue at The Shops at Houston Center in the city’s downtown area. Puttshack recently opened its first venue in Atlanta and has plans to open additional facilities in Chicago, Miami, Boston and Nashville. The opening of the Houston facility is slated for late 2022. Brookfield Properties owns The Shops at Houston Center in partnership with Spear Street Capital.
