GRAND PRAIRIE, TEXAS — McWane Inc., an Alabama-based manufacturer of iron water works and plumbing products, has signed a 66,961-square-foot industrial lease at 1201 Avenue S in the central metroplex city of Grand Prairie. According to LoopNet Inc., the property was built on 5.4 acres in 1997, totals approximately 116,000 square feet and features 24-foot clear heights. Art Leichner and Andrew Crites of Newmark represented the tenant in the lease negotiations. CBRE represented the landlord, an entity doing business as TAF Dallas Industrial Portfolio LP.

HUMBLE AND SPRING, TEXAS — EDGE Realty Partners has negotiated two restaurant leases totaling 4,913 square feet on the northern outskirts of Houston. Dave’s Hot Chicken signed a lease to open a 2,995-square-foot restaurant at Spring Town Center in Spring, and Teriyaki Madness inked a deal for a 1,918-square-foot space at West Lake Crossing in Humble. In the first transaction, Debbie Adams of EDGE Realty represented Dave’s Hot Chicken, and Kevin Sims of NewQuest Properties represented the unnamed landlord. In the second deal, Kathy King of EDGE represented Teriyaki Madness, and Brett Strake of NewQuest Properties represented the undisclosed landlord.
NEW YORK CITY — Tishman Speyer has opened two new spaces for Studio, the locally based landlord’s coworking concept, at 11 W. 42nd St. and 175 Varick St. in Manhattan. The first location spans approximately 40,000 square feet, and the second one comprises three floors with the potential to grow to 80,000 square feet. The spaces feature private offices of various sizes, and members have access to an on-demand and onsite suite of amenities created by Tishman Speyer. Those amenities include in-person and virtual wellness and fitness programs, backup childcare, food delivery and onsite medical services.
SAVANNAH, GA. — CBRE has secured a 499,200-square-foot industrial lease with East Coast Warehouse at 521 Morgan Lakes Blvd. in Savannah. Bill Waxman, Chris Dempsey and Blaine Kelley of CBRE represented the tenant in the lease transaction. CBRE’s Bill Sparks represented the landlord, Principal Financial. There are currently no other tenants in the building. New Jersey-based East Coast Warehouse provides temperature-controlled logistics services to the food and beverage industry. East Coast Warehouse has also expanded in other port markets along the East Coast, such as the Ports of New York/New Jersey, Philadelphia and Baltimore. The industrial facility totals nearly 1 million square feet and features 36-foot clear heights, LED lighting and 220 dock doors. It is located close to Interstates 95 and 16 and the Port of Savannah.
DALLAS — Careismatic Brands Inc., a California-based apparel and textile provider, has signed a 152,225-square-foot industrial lease at Turnpike Distribution Center 4, located at 2130 French Settlement Road in Dallas. According to LoopNet Inc., the property sits on 11.5 acres and totals 312,188 square feet. Gary Lindsey of Newmark represented the tenant in the lease negotiations. Younger Partners represented the landlord, BCO Turnpike Ltd.
ROSEMONT, ILL. — Goosehead Insurance has tripled its office footprint in Rosemont, expanding its space to 17,887 square feet at 6300 N. River Road. The 130,000-square-foot, seven-story office building features a fitness center, onsite café, lounge, conference center, Zen garden and golf simulator. Jonathon Connor and Jason Simon of Colliers International Chicago represented ownership, a joint venture between Farpoint Development and Greco/DeRosa Investment Group. Andrew Kaplan and Ryan Buchanan of CBRE represented Goosehead, which is a Dallas-based personal lines insurance agency.
WACO, TEXAS — ABC Supply Co., a Wisconsin-based provider of roofing products, windows and gutters, has signed a 44,200-square-foot industrial lease at 1212 LaSalle Ave. in Waco. The building features 14- to 18-foot clear heights, nine grade-level overhead doors and office space. Josh Carter of Coldwell Banker Commercial represented the landlord, California-based Mission Linen Supply, in the lease negotiations. Dan Spika of Henry S. Miller Brokerage represented the tenant.
SAN ANTONIO — Colorado-based coworking concept Office Evolution has opened a 7,064-square-foot space at Plaza Las Campanas, a shopping center located at 1846 N Loop 1604 W. in San Antonio. The space includes both common workspaces and private offices. The space is Office Evolution’s first in San Antonio. Following the opening of its San Antonio space, Office Evolution announced that it would open its first coworking concept in Austin in mid-May. That space will be located at 8911 N. Capital Texas Highway and will span 7,845 square feet.
MATAMORAS, PA. — ShopRite will open a 73,000-square-foot grocery store within the former Kmart building at Westfall Town Center in Matamoras, located along the New Jersey-Pennsylvania border. The opening is slated for this fall. Metro Chicago-based CenterPoint Properties owns Westfall Town Center. Derek Zerfass and Scott Horner of Colliers International brokered the deal. An undisclosed user is also set to occupy 25,000 square feet within the former Kmart store beginning this fall.
HOUSTON — PopStroke Entertainment Group, a Florida-based golf concept, will open a new venue at Katy Grand, a Cinemark-anchored retail power center in Houston that is owned by NewQuest Properties. The venue will feature two 18-hole mini-golf courses conceived by TGR Design, an architecture firm backed by golf legend Tiger Woods. The concept includes a full-service restaurant and bar, ice cream parlor, outdoor games and a playground. Heather Nguyen and Rebecca Le internally represented NewQuest in the lease negotiations. PopStroke currently has two facilities in Port Saint Lucie and Fort Myers and recently announced four new locations in the Sunshine State. The company is also expanding into Arizona. The opening at Katy Grand is scheduled for summer 2022.
