RINCON, GA. — Serena & Lily, a Sausalito, Calif.-based home goods and furnishings retailer, has signed a 1.1 million-square-foot industrial lease at Georgia International Trade Center in Rincon, about 14.5 miles from Savannah. Stephen Ezelle of Cushman & Wakefield represented the landlord, Atlanta-based Stonemont Financial Group in the leasing transaction. Brett Chambliss and Craig Hagglund from Lee & Associates represented Serena & Lily in the lease transaction. The retailer will occupy the entirety of Building 2C when construction is completed at the end of this month. The company will use the building as its distribution hub to improve its logistical capabilities. Other tenants at Georgia International Trade Center include Pacific Cycle, Shaw Industries, Lowe’s, Sunland Logistics Solutions and Dukal Corp. Two additional buildings at the Georgia International Trade Center, 3A and 3B, are fully preleased and are currently under construction. These two buildings feature 2.7 million square feet in total. The final building, 4A, features 773,200 square feet and is scheduled to deliver in early 2023. CHICAGO — Applied Systems has signed a 10,000-square-foot office lease at 320 North Sangamon, a newly completed office building in Chicago’s Fulton Market district. Headquartered in University Park, Applied is a global provider of insurance technology and software. Applied will occupy space on the seventh floor starting in July. Chicago-based Charlie Greene Studios designed the tenant’s new space. Tishman Speyer co-developed the 13-story building with Chicago-based Mark Goodman & Associates. Chicago-based Solomon Cordwell Buenz served as the architect. Steve Bauer, Adrian Boone and Chad Koenig of Cushman & Wakefield represented Applied in the lease transaction. Adam Mitchell, Ellen May and Olivia Parker represented Tishman Speyer on an internal basis.

MONTROSE, OHIO — Phantom Fireworks has leased a former Laser Quest facility at 80 Brookmont Road in Montrose, about 10 miles northwest of Akron. The 12,750-square-foot building has sat vacant for six months. Nichole Booker of SVN Summit Commercial Real Estate Advisors negotiated the lease. The opening date of the store will be determined shortly, according to a news release from SVN. Phantom Fireworks operates retail stores across 15 states. Its primary warehouse and corporate office is located in Youngstown, Ohio.

AKRON, OHIO — Driverge Vehicle Innovations has inked a 150,000-square-foot industrial lease at Chapel Hill Business Park, a redevelopment of the former Chapel Hill Mall in Akron. Owner Industrial Commercial Properties has redeveloped and leased 58 percent of the former regional mall. Driverge, a wholly owned subsidiary of MobilityWorks, is an upfitter for Ford, Mercedes-Benz and Dodge vehicles. CHICAGO — VTS, a leasing, marketing and asset management platform for the commercial real estate industry, has signed a 35,914-square-foot office lease at 320 N. Sangamon in Chicago’s Fulton Market district. Tishman Speyer owns the 13-story building, which was completed last year. Robert Sevim, Jim Wenk, Cullen Hurley and Allison Buck of Savills represented VTS. Since its acquisition of Chicago-based Rise Buildings in March 2021, VTS has been growing its employee count and customer base within the Chicago area and outgrew its previous space at 312 N. May. In addition to its corporate headquarters in New York, VTS maintains offices in San Francisco, Los Angeles, Austin, London and Toronto.

FORT WAYNE, IND. — Caliber Collision and Starbucks have signed leases to open at Southtown Centre in Fort Wayne. Caliber Collision will open a store at 7851 Southtown Crossing, marking its second location in Fort Wayne. Starbucks will lease a 2,225-square-foot building set to be constructed later this year at 7800 S. Anthony Blvd. Barry Sturges, Neal Bowman and Phil Hagee of Sturges Property Group represented Caliber Collision. Sturges worked with the Fort Wayne Redevelopment Commission and the developer, The Elia Group, on the Starbucks deal.

HOMESTEAD, FLA. — Sprouts Farmers Market, a Phoenix-based grocery chain, is opening a 20,000-square-foot store in Homestead on April 1. Located at 2631 NE. 10th Court, the store will be situated near other retailers and restaurants including T.J. Maxx, Planet Fitness, Menchie’s Frozen Yogurt, Ross Dress for Less, Olive Garden Italian and LongHorn Steakhouse. The store location is also about 31 miles south of Miami. Sprouts plans to hire 100 full and part-time employees at the Homestead store. Employment opportunities include department managers, assistant department managers, clerks, cashiers, courtesy clerks, backup receivers, administrative coordinators and scan coordinators. Sprouts offers competitive pay, team member discounts and career advancement opportunities. The grocer employs approximately 31,000 team members and operates more than 370 stores in 23 states nationwide.

SPOKANE VALLEY, WASH. — Marcus & Millichap has arranged the sale-leaseback of a retail property located at 13708 E. Indiana Ave. in Spokane Valley. A limited liability company sold the asset to a California-based 1031 exchange buyer for $8 million. Great Floors occupies the 46,000-square-foot property on a net-leased basis. This is the fourth Great Floors property to close in a series of five sale-leaseback transactions in Washington and Idaho. Clayton Brown, Christopher Edwards and Ruthanne Romero of Brown Retail Group in Marcus & Millichap’s Seattle office represented the seller in the deal.

3100 Breckinridge

DULUTH, GA. — Trenton Systems has signed a 50,000-square-foot office lease at 3100 Breckinridge Building 1200 in Duluth. David Shockley of Progressive Realty LLC represented Trenton Systems, which is a computer hardware manufacturer providing secure computing solutions for the aerospace and defense industries. With the new tenant, the property is now fully occupied. Hunter Henritze, Matt Fergus and Seabie Hickson of Dallas-based Lincoln Property Co. Southeast represented the landlord, TerraCap Management, in the lease deal. 3100 Breckinridge is a 30-acre office park featuring seven buildings totaling 253,307 square feet. Located between Pleasant Hill and Old Norcross roads, the complex offers direct access to Interstate 85 and resides within the Gwinnett Opportunity Zone. The building amenities include ample surface parking, floor-to-ceiling windows and a landscaped campus.

LENEXA, KAN. — Martin City Pizza and Taproom will open at the Hampton Building within Lenexa City Center in Kansas. The brewery and restaurant, which is slated to open in late spring or early summer, will span more than 6,000 square feet and feature an outdoor patio. Martin City has three other locations in Martin City, Lee’s Summit and Mission Farms. Copaken Brooks owns Lenexa City Center, which will consist of office, retail and residential space upon full buildout. Erin Johnston of Copaken Brooks represented ownership on an internal basis.
