NEW YORK CITY — Global private equity firm Clayton, Dubilier & Rice has signed an office lease renewal and expansion at The Seagram Building, a 38-story tower located at 375 Park Ave. in Manhattan. The company now occupies 70,000 square feet across four floors. Andrew Sachs and Ben Shapiro of Newmark represented the tenant, which has been headquartered at the building for nearly three decades, in the lease negotiations. A.J. Camhi and Paul Milunec internally represented the landlord, locally based investment firm RFR.

LOCKPORT, ELK GROVE VILLAGE AND BOLINGBROOK, ILL. — ML Realty Partners has negotiated three industrial lease renewals totaling 199,054 square feet at three of its properties in Chicagoland. Illinois Tool Works, a global manufacturer of engineered fasteners and components, renewed its 102,390-square-foot lease at 15901 W. 147th St. in Lockport. Consolidated Electrical Distributors, an electrical supply distributor, renewed its 79,528-square-foot lease at 2801 Busse Road in Elk Grove Village. Esmer Tile, a glazed ceramic and porcelain tile, metal and natural stone producer, will continue to occupy its 17,136-square-foot space at 100 E. Crossroads Parkway in Bolingbrook.
MINNEAPOLIS — The local Minneapolis firm of Northwestern Mutual will relocate within Capella Tower in downtown Minneapolis. The firm will swap its space on the 29th and 30th floors for newly designed space on the 44th and 45th floors spanning 34,000 square feet. Larissa Bodine and Ann Rinde of CBRE represented ownership, Shorenstein Properties, while Emily Nicoll and Erin Hoeg of CBRE represented the tenant. Shorenstein recently upgraded the 53-story Capella Tower to include a 5,500-square-foot sky deck, first-floor lounge, Mother Dough coffee, wine bar, health club, conference facilities and updates to both security and indoor air quality. More improvements are scheduled in the near future, but no details were provided regarding specific plans. Northwestern Mutual has occupied space at Capella Tower for the past 12 years.
CHICAGO — ScalpTrade, a proprietary trading firm, has signed a 13,000-square-foot office lease at 425 S. Financial Place in Chicago’s Central Loop. The company will occupy space on the 36th floor for its corporate headquarters. CIM Group owns the 40-story, 1 million-square-foot office property, which underwent renovations in 2015 and is certified LEED Gold. In addition to a cafeteria, conference centers, concierge services, tenant lounge and outdoor terrace, the property also houses the Buckingham.AC, a private social and athletic club, and the 21-room Buckingham Hotel.
DALLAS — Alcoholic beverage distributor Dynasty Spirts has signed a build-to-suit industrial lease at PROTO Park, a 250,000-square-foot development in the Brookhollow submarket of Dallas. The square footage was not disclosed. The owner of PROTO Park, Fort Worth-based M2G Ventures, is underway on construction of the facility. Scott Hobbs and Kim Lyon of Newmark represented Dynasty Spirits in the lease negotiations. Jason Moser and Hanes Chatham of Stream Realty Partners represented M2G Ventures.
LANSING, MICH. — Detroit Wing Co. has leased a 1,900-square-foot space at 6527 S. Cedar St. in Lansing for a new restaurant location. Based in Eastpointe, Detroit Wing Co. opened in 2015 and offers homemade wings and 19 signature sauces. Jack Brown, Troy Yensen and Brandon Hess are franchising the new restaurant. Jeff Ridenour and Shawn O’Brien of Colliers Lansing represented the landlord, Wolverine Development Corp., which redeveloped the property about five years ago. Detroit Wing Co. will be situated next to a Tropical Smoothie Café location and is expected to open in late July.
HOUSTON — JD Fields & Co., a locally based supplier of steel products, has signed a 133,25-square-foot lease at Greens Port Industrial Park, a 735-acre development located near Port Houston. The multimodal park encompasses more than 3 million square feet of warehouse space and four railyards. Steve Pastor of NAI James E. Hanson and Gray Gilbert, Chris Haro and Jack Gilbert of NAI Partners represented the landlord, Kansas-based Watco, in the lease negotiations. The representative of the tenant was not disclosed.
NEW YORK CITY — Financial services firm Wellington Management has signed a 71,000-square-foot office lease at 799 Broadway, a 182,000-square-foot building located at the convergence of Manhattan’s Greenwich Village and Union Square areas. The lease term is 16.5 years. Steven Rotter, Randy Abend, Gabrielle Harvey, Brendan Callahan and Lauren Calandriello of JLL represented Wellington in the lease negotiations. Mitchell Konsker, Ben Bass and Sam Seiler, also with JLL, represented the landlord, Columbia Property Trust. The building is now 70 percent leased.
NEW YORK CITY — Whole Foods Market will open a 54,000-square-foot store at 63 Madison Ave. in Manhattan’s NoMad neighborhood on Wednesday, June 1. The store will offer produce sourced from 20 local farms, full-service meat and seafood counters, a bakery, prepared foods section, wellness and beauty section and a selection of more than 180 craft beers.
WASHINGTON, D.C. — Wegmans, an upscale supermarket chain based in Rochester, N.Y., is expanding in metropolitan Washington, D.C. In early May, the grocer opened an 81,300-square-foot store at 150 Stovall St. in Alexandria, Va., a store that anchors Stonebridge’s Carlyle Crossing mixed-use development. The Alexandria store opened earlier this month and is the 14th Wegmans in Virginia and 107th nationwide. The grocer also plans to open an 85,000-square-foot store within the Halley Rise development in Reston, Va., and an 84,000-square-foot store at the $640 million City Ridge development in northwest Washington, D.C. The City Ridge store will open in July and the Reston store is set to open in early 2023. Wegmans is also opening an 84,000-square-foot store in Wilmington, Del., this fall.
