MIAMI — Cushman & Wakefield has arranged a 42,000-square-foot office lease at 800 Brickell, an office tower in Miami’s Brickell district. The tenant, IT management software provider Kaseya, is slated to officially move into the top three floors of the 15-story building next year. The 800 Brickell location will be Kaseya’s third office in Brickell. Tony Jones of Cushman & Wakefield represented Kaseya in the lease negotiations. The landlord is Naba Realty LLC.

EL PASO, TEXAS — CBRE has preleased a 169,011-square-foot industrial building located in El Paso’s Far East submarket to an undisclosed logistics user. Mississippi-based EastGroup Properties is developing the speculative property, which sits on 12.6 acres, with completion slated for July. Building features include 32-foot clear heights, 135-foot truck court depths and parking for 163 cars and 50 trailers. Bill Caparis and Andre Rocha of CBRE represented EastGroup Properties in the lease negotiations.
PHILADELPHIA — Puttshack, an entertainment concept that combines mini golf with food and beverages, will open a 26,000-square-foot entertainment venue in Philadelphia. The facility will be located within The Shops at Liberty Place in the Center City district and will house four tech-driven courses, two bars and private event space. The opening is slated for summer 2023. Metropolis Investment Holdings Inc. owns the property. Puttshack currently operates facilities in Atlanta and Chicago and plans to open new venues in Boston and Miami this summer.
MINNEAPOLIS — Fox Rothschild LLP, a national law firm, is relocating its Minneapolis headquarters from Two22 Tower to City Center in November. The firm will occupy 39,081 square feet of Target’s former space. Francis Cauffman Architects will serve as architect and interior designer for Fox Rothschild’s new space, which will span half of floor 36 and the entirety of floor 37. City Center is a 51-story, 1.6 million-square-foot office and retail tower owned by Ryan Cos. US Inc.
MIAMI — JLL has arranged a 75,000-square-foot office lease at Quattro Miami, a four-building office park in the city’s Airport West submarket. The tenant, medical research firm Evolution Research Group (ERG), is relocating its South Florida regional headquarters to Quattro Miami from Hialeah. The move expands ERG’s office footprint by 45,000 square feet, according to JLL. The New Jersey-based firm leased four full floors at Quattro East, located at 700 NW 107th Ave. Doug Okun of JLL represented the landlord, an entity owned by Guy Sharon and Yoav Merary that is doing business as Four 700 LLC, in the lease negotiations. David Herbert, Donna Abood and Joseph Abood of Avison Young represented ERG. Quattro Miami was recently renovated with updated façades, lobbies, common areas and restrooms, a revamped café, new elevator controls and cabs, a renovated fitness center and a new conferencing center. The park’s tenant roster includes Farelogix/Accelya, State’s Title and Alliance for Aging, in addition to other traditional office tenants and medical and research companies.
HOUSTON — Patrinely Group, in a joint venture with USAA Reeal Estate and CDC Houston, has signed three new office tenants to leases at City Place 1, a 149,500-square-foot office building in Houston. Orion Engineered Carbons leased 10,589 square feet on the third floor. Chemicals provider Evonik Industries inked a deal for 9,617 square feet on the fifth floor, an educational design firm Huckabee & Associates committed to 6,503 square feet on the first floor. Brett Blanchard of CBRE represented Orion in the lease negotiations, while William Padon of CBRE represented Evonik Industries. Anya Marmuscak of JLL represented Huckabee & Associates. Chrissy Wilson and Matt Pruitt of JLL, along with Phillip Moore and Dennis Tarro of Patrinely Group, represented the landlord in each deal. All three users expect to move in before the end of the year.
PLANO, TEXAS — J.C. Penney has signed a 318,067-square-foot office headquarters lease at CalWest, a 1.8 million-square-foot office building located within Legacy West in Plano. The 86-acre campus offers a full-service fitness club, conference center, daycare facility and a food court/dining hall. According to The Dallas Morning News, the campus served as J.C. Penney’s headquarters from 1992 until 2020, at which point the company vacated the premises while dealing with bankruptcy proceedings. The retailer expects to take occupancy of its new space this fall. Michael Brigance and Teddy Childers represented the landlord, Capital Commercial Investments, in the lease negotiations on an internal basis.
PISCATAWAY, N.J. — JD.com, a global e-commerce firm based in Beijing, has signed a 216,892-square-foot industrial lease in the Northern New Jersey community of Piscataway. Indianapolis-based REIT Duke Realty (NYSE: DRE) is developing the facility, which will feature a clear height of 40 feet and 38 trailer parking spaces, with a target completion date of this fall. Noah Balanoff and Jacquelyn Severino of Colliers, along with internal agents Ben Rosen and Gregg Bazzani, represented Duke Realty in the lease negotiations. Chuck Fern, Jason Barton and Thomas Tucci of Cushman & Wakefield, along with Andy Ho of Kander Pacific Inc., represented the tenant.
Burlington, T.J. Maxx Sign Anchor Leases at Central Park Marketplace in Fredericksburg, Virginia

FREDERICKSBURG, VA. — Burlington and T.J. Maxx have signed anchor leases at Central Park Marketplace, a 200,000-square-foot regional shopping center located at 1771 Carl D. Silver Parkway in Fredericksburg. Burlington signed a 27,706-square-foot lease to backfill a former Ashley Furniture store, and T.J. Maxx signed a 24,850-square-foot lease at a former A.C. Moore Arts & Crafts store. The retailers, which will be adjacent to one another, plan to open their stores in early 2023. Connie Jordan Nielsen, James Ashby IV and Mark Banach of Cushman & Wakefield | Thalhimer handled the lease negotiations on behalf of the unnamed landlord.
FORT WORTH, TEXAS — Car parts manufacturer Westin Automotive Products has signed 128,400-square-foot industrial lease renewal at Railhead Industrial Park, a 633-acre development in Fort Worth. The rail-served park is located on the city’s north side. Reid Bassinger of Lee & Associates represented the tenant in the lease negotiations. Matt Carthey and George Jennings of Holt Lunsford Commercial represented the landlord, James Campbell Co.
