RIVERHEAD, N.Y. — The Suffolk County Department of Social Services has signed a 38,555-square-foot office lease at East End Commons, a 187,528-square-foot shopping center located in the Long Island community of Riverhead. The tenant will occupy a portion of a 108,720-square-foot building previously occupied by Kmart. Nick Dries and Randall Briskin of The Feil Organization negotiated the 20-year lease. BJ’s Wholesale Club anchors the center.

LEVITTOWN, N.Y. — The Feil Organization has signed a quartet of new leases totaling approximately 12,000 square feet at 3601 Hempstead Turnpike, a, 95,450-square-foot office building in the Long Island hamlet of Levittown. The property was built in 1970 and renovated in 2008-2009. Timothy Parlante of The Feil Organization represented the landlord in the lease negotiations. The new tenants include private equity firm Phoenix Capital Partners, which inked a deal for 1,900 square feet, and Independent Physical Exam Referrals, which agreed to lease 2,892 square feet. In addition, City Property USA NY signed a lease for 5,829 square feet. Move-ins will occur later this year.
CHICAGO — Barstool Sports has opened a new sports bar at 14 W. Hubbard St. in Chicago’s River North. This is the first sports bar for Barstool Sports, which is a brand founded by Dave Portnoy and owned by Penn National Gaming (NASDAQ: PENN). The 8,500-square-foot space was formerly home to Henry’s Swing Club. DynaProp Development Corp. owns the property. Michael Weber and Ian Feinerman of @properties Commercial represented SBH Chi LLC, an entity affiliated with Stanton & Bowery Hospitality, which will operate the bar on behalf of Barstool Sports. Daniel Pedemonte of GDP Group represented DynaProp.
CHICAGO — Meade Inc. and Central States Trucking have signed leases to occupy space at a three-building industrial park located at 2217 S. Loomis St. in Chicago. Dayton Street Partners owns the property, which is now fully leased. Meade will occupy 25,326 square feet while Central States Trucking will lease 4,000 square feet. Kevin Segerson and Philip DeBoer of CBRE and Peter Poulos of Peter J. Real Estate represented the tenants.
NEW YORK CITY — Roku (NASDAQ: ROKU) has signed a 240,000-square-foot office lease to occupy the top eight floors at 5 Times Square in Midtown Manhattan. The California-based streaming services provider will backfill space previously occupied by Ernst & Young as part of its relocation from a 70,000-square-foot space at 114 West 41st Street. The move-in is slated for the fourth quarter. Bob Alexander, Ryan Alexander, Mike Affronti, Alex Benisatto, Taylor Callaghan and Nicole Marshall of CBRE represented the landlord, RXR Realty, in the lease negotiations along with internal agents Dan Birney and Alexandra Budd. Sacha Zarba and Frederick Fackelmayer of CBRE represented Roku.
ATLANTA — Fin & Feathers, an American soul food restaurant owned by Damon Johnson, will open in a new 5,400-square-foot location at 1136 Crescent Ave. in Midtown Atlanta. The new location will be the restaurant’s fourth in metro Atlanta. Bryan Davis of Atlanta-based Ackerman & Co. represented Fin & Feathers in the transaction. Fin & Feathers will open in the space formerly occupied by Tin Lizzy’s Cantina. The restaurant is slated to open in February. The interior of the Midtown Atlanta location will be completely redesigned to fit the Fin & Feathers’ style, which usually has colorful recessed lighting, a welcoming bar, wood tables and chairs and wall artwork. Additionally, the new location will have an outdoor patio for dining. The first Fin & Feathers location opened at 360 Edgewood Ave. in downtown Atlanta. Other locations near Atlanta include 7430 Douglas Blvd. in Douglasville and Ga. Highway 85 in Riverdale.
LAPORTE, TEXAS — Newmark has secured a 206,369-square-foot office lease in LaPorte, located east of Houston. Andy Iversen, Reggie Beavan III, Chris Mason, John Beach, Griffin Rich, John Luck, Joshua Brown, Trace Elrod and Audrey Selber of Newmark represented the tenant, Overland Distribution Inc., in the lease negotiations. Liberty Property Co. owns the building.
NEW YORK CITY — Touro College & University System, a nonprofit higher and professional learning institution, has signed a lease to open a 243,305-square-foot campus within 3 Times Square in Manhattan. Touro will occupy the third through ninth floors and part of the ground and second floors at the 30-story building, which originally opened in 2001 as the North American headquarters of Reuters. Today, The Rudin Family owns the building and is currently in the midst of renovating it. The lease term is 32 years. Designed by Michielli + Wyetzner Architects, the campus will include classrooms, labs, a library, event spaces, student lounges and cafés. Touro plans to move into the building in January 2023. Richard Bernstein, Steve Braun, Troy Elias and Jared Thal of Cushman & Wakefield, along with internal representative Jeffrey Rosengarten, represented Touro College in the lease negotiations. DALLAS — Zuri Furniture, which specializes in outfitting homes and offices, has signed a 270,686-square-foot, full-building industrial lease at 601 Tittle Drive in Dallas. The space is under construction within the 1,700-acre Austin Ranch master-planned development on the city’s north side and is expected to be available for occupancy by March 1. Chad Albert of NAI Robert Lynn represented the tenant in the lease negotiations. George Billingsley represented the landlord, locally based developer Billingsley Co., on an internal basis.
CHICAGO — Spaulding Ridge has signed a 25,779-square-foot office lease at 203 N. LaSalle Drive within Chicago’s Central Loop. The cloud technology firm previously occupied space at 105 W. Madison St. Rising 27 stories, 203 N. LaSalle Drive spans 625,221 square feet. The office tower features a conference center, fitness center and tenant lounge. Jeff Mulder of Colliers represented Spaulding Ridge.
