EAST PEORIA, ILL. — Slumberland Furniture will open a new store at the former Gordmans space at The Levee District in East Peoria. The regional furniture retailer will occupy 50,221 square feet and will become an anchor tenant at the development. Slumberland offers a large selection of mattresses, bedding, living room furniture, recliners, tables, bedroom furniture, home entertainment and desks. Owned and managed by Cullinan Properties Ltd., The Levee District spans more than 86 acres with 650,000 square feet of retail and restaurant space, as well as office, hotel and civic components.

ALCOM

DELAND, FLA. — Franklin Street has secured a 136,000-square-foot, full-building warehouse lease with trailer manufacturing company ALCOM LLC. The property is located at 2526 W. New York Ave. in Deland. Franklin Street’s industrial team negotiated the lease on behalf of the landlord, Blackmore Family Trust. ALCOM’s new facility is approximately 40 miles north of Orlando and is close to major highways such as State Road 44, Interstate 75, Interstate 95, Florida’s Turnpike and Interstate 4. The facility features 24-foot clear heights, 3,600 square feet of office space, 21 dock doors and upgraded electricity and lighting. Previously occupied by a cabinet manufacturer, the property is currently being renovated to accommodate ALCOM’s manufacturing needs. The firm is expected to take occupancy of the property this month.

320-S-91st-Ave-Tolleson-AZ

TOLLESON, ARIZ. — DAUM Commercial Real Estate has arranged the lease of a newly constructed industrial warehouse located at 320 S. 91st Ave. in Tolleson. Republic National Distribution Co. will occupy the 173,940-square-foot property, which Hopewell Development owns. The total consideration of the lease is $12 million. Chris Rogers, Trevor McKendry, Dan Casey and Parker Houston of DAUM represented the landlord, while Andy Markham, Will Strong, Mike Haenel and Phil Haenel of Cushman & Wakefield represented the tenant. The facility features 28 dock-high loading doors, four grade-level doors, 32-foot clear heights, a fenced and gated concrete court with 130-foot depth, 3,600 amps, an ESFR sprinkler system, R-19 insulation and LED lighting.

ADDISON, TEXAS — ATW Corp., a locally based provider of trailer parts and accessories, has signed a 26,127-square-foot office headquarters lease at Greenhill Towers in the northern Dallas suburb of Addison. The company will be relocating from Richardson. Dan Zeltser of SHOP Cos. represented the tenant in its site selection and lease negotiations. Grant Sumner and Russell Podraza of Avison Young represented the building ownership, Florida-based Codina Partners, which recently implemented an $8 million capital improvement program at Greenhill Towers.

NEW YORK CITY — Los Angeles-based chef Matthew Kenney will open a plant-based restaurant concept at a 7,900-square-foot space at 1245 Broadway in Manhattan. Anthony Stanford and Henry Rossignol of CBRE represented the tenant and the landlord, a partnership between locally based developer GDSNY and Stockholm-based Klovern, in the negotiations.

BRIDGEWATER, N.J. — NAI DiLeo-Bram has negotiated a 5,600-square-foot office lease at Bridgewater Plaza, a two-building office complex in the Northern New Jersey city of Bridgewater. Marc Shein of NAI DiLeo-Bram represented the tenant, the Center for Psychological Treatment & Assessment, which provides services for adults with autism, in the lease negotiations. Shein also represented the landlord.

Target in CentroCity

MIAMI — Target has signed a 77,000-square-foot lease as part of Terra’s CentroCity mixed-use redevelopment located at 3825 NW 7th St. in Miami. Construction is expected to start this summer. Arquitectonica and RSP Architects are designing CentroCity. As part of the CentroCity project, Terra is redeveloping what was previously known as Central Shopping Plaza into a 38-acre mixed-use project. The plans for CentroCity includes up to 1,200 residential apartments, green space for residents, an office building and a shopping center with 300,000 square feet of retail and restaurant space. CentroCity will be located 2.9 miles from Miami International Airport. CentroCity will feature three eight-story multifamily buildings with 460 rental apartments. Future phases with additional multifamily units and a 250,000-square-foot Class A commercial office building are also planned. The project’s plan includes seven new multifamily buildings lining the property behind the Target-anchored shopping center. The residential buildings will feature a series of courtyards, pool decks and landscaped sidewalks. Units will range from one- to three-bedroom apartments measuring between 500 and 1,250 square feet. Community amenities will include multiple pools, poolside cabanas, barbecue grill areas, a children’s playground, a dog park, resident lounges and game rooms.

ST. CHARLES, MO. — Loaded Elevated Nachos is now open at The Streets of St. Charles in suburban St. Louis. The nacho concept occupies 1,400 square feet at 1450 Beale St., which is also home to Narwhal’s Crafted, Yoga Six and Napoli III. The menu boasts 10 different nacho dishes. Loaded is a new concept from the owners of Narwhal’s Crafted, a frozen drink bar. The Streets of St. Charles is a 27-acre development with retail, dining, entertainment, hospitality, multifamily and office components. Cullinan Properties Ltd. is the owner and manager.

LAREDO, TEXAS — Logistics and foreign trade services firm Cargoquin Inc. has signed a 118,842-square-foot industrial sublease at 810 Nafta Blvd. in the South Texas city of Laredo. Matthew Boltz, Trace Elrod, Garrett Gibbons Jr., Chris Mason, John Beach, Reggie Beavan III, Andy Iversen, Jack Brewer and Chris Mathis of Newmark represented the sublandlord, SL Source Logistics Laredo LLC, in the lease negotiations. Forum CRE represented the subtenant.

MISSOURI CITY, TEXAS — NAI Partners has negotiated a 15,000-square-foot industrial lease at 1519 Industrial Drive in Missouri City, a southwestern suburb of Houston. According to LoopNet Inc., the property was built in 2019. Jake Wilkinson and Darren O’Conor of NAI Partners represented the undisclosed landlord in the transaction. The representative of the tenant, logistics firm CW Global, was also not disclosed.
