NEW YORK CITY — Apparel retailer GMA Accessories has signed a 23,698-square-foot office lease extension in Midtown Manhattan. The lease term is approximately 12 years, and the space spans the seventh and 10th floors at 389 Fifth Avenue, a 12-story building that was originally constructed in 1922. Max Koeppel of Koeppel Rosen LLC represented the landlord, the Rosen Family, in the lease negotiations on an internal basis. Michael Joseph of Colliers represented the tenant.

ROYAL OAK, MICH. — Alloy Personal Training has signed a 1,500-square-foot retail lease at The Griffin, an apartment complex built in 2021 in the Detroit suburb of Royal Oak. The property is located at the northeast corner of I-696 and Woodward Avenue. Owen Kelly and Michael Murphy of Gerdom Realty & Investment represented the landlord, Singh Development.
HOUSTON — Stream Realty Partners has negotiated a 25,938-square-foot office lease renewal at Kirkwood Tower in West Houston. The 15-story, 286,000-square-foot building is located in the Energy Corridor and was recently purchased by affiliates of Apollo Global Management. Adam Ross and Danielle Rothchild of Stream represented the landlord in the lease negotiations. Jim Bailey of CBRE represented the tenant, Texon, a provider of liquids marketing and patented technology blending services.
KATY, TEXAS — Locally based brokerage and development company NewQuest has signed leases with four food-and-beverage tenants at Texas Heritage Marketplace, the firm’s $400 million mixed-use development in the western Houston suburb of Katy. The tenants are Tex-Mex restaurant Escalante’s (5,005 square feet), pizzeria Tony C’s (4,900 square feet), Japanese food concept Aji Izakaya (2,800 square feet) and confectionary Kilwin’s (1,400 square feet). Bob Conwell led the lease negotiations for NewQuest.

NEW YORK CITY — Steptoe LLP has signed a 57,988-square-foot office lease in Midtown Manhattan. The international law firm will occupy three full floors at 1133 Avenue of the Americas, a 45-story, 1.1 million-square-foot building. Timothy Dempsey and Greg Maurer-Hollaender of CBRE represented Steptoe in the lease negotiations. Rocco Romeo and Nora Caliban represented the landlord, The Durst Organization, on an internal basis.
DAYTON, MINN. — Daedex, a national custom data center cooling equipment manufacturer and subsidiary of MAS HVAC, has signed a long-term lease for the remaining 503,440 square feet at The Cubes at French Lake, a 1 million-square-foot development in Dayton. Located at 11500 Lawndale Ave., The Cubes at French Lake is the largest speculative industrial project ever developed in Minnesota, according to owner CRG. The project is now fully leased. Daedex joins States Manufacturing Corp., which previously leased the other half of the building. Completed in 2024, the property features a clear height of 40 feet, 169 dock doors, four drive-in doors, 60-foot speed bays and ample parking. The two leases at The Cubes at French Lake are the largest signed in metro Twin Cities in the past three years, according to CBRE. Dan Swartz, James DePietro and Austin Lovin of CBRE represented CRG in the lease, while Brent Masica and Danny McNamara of Cushman & Wakefield represented the tenant. CRG integrated partner Lamar Johnson Collaborative designed The Cubes at French Lake, while parent company Clayco served as general contractor.
FORT WORTH, TEXAS — USA Beauty Superstore will open a 29,128-square-foot store in Fort Worth. The cosmetics retailer will backfill a former Big Lots store at Woodmont Plaza, a 65,241-square-foot shopping center located on the city’s south side. Bryan Dyer of local brokerage firm The Woodmont Co, represented the undisclosed landlord in the lease negotiations. John Lee of Landmark Realty Group represented USA Beauty Superstore. The opening is scheduled for December.
CAMBRIDGE, MASS. — Terrain Biosciences will open a new, 14,000-square-foot headquarters facility in Cambridge, located across the Charles River from Boston. The RNA therapeutics company will relocate from the nearby building at 400 Technology Way to Genesis 640 Memorial Drive, a 248,000-square-foot office and lab facility. CBRE represented the landlord, Phase 3 Real Estate Partners, in the lease negotiations. Colliers represented Terrain Bio. A timeline for occupancy was not announced.
MINNEAPOLIS — Tenants have signed leases totaling nearly 60,000 square feet at LaSalle Plaza, an office tower in downtown Minneapolis. Owner Hempel Real Estate has completed $10 million of improvements and upgrades in the last 18 months. The largest new lease is with Greiner Construction, which will move from Deluxe Plaza into 20,000 square feet on the second floor of LaSalle Plaza. In addition, Interstate Parking is moving into 6,300 square feet from Canadian Pacific. Relx, a data and information consulting company, leased 5,100 square feet; and Gems, a Target vendor, is moving into a 1,700-square-foot spec suite. Additionally, four existing tenants renewed their leases. These include Centerspace (7,000 square feet), Hershey (10,000 square feet), Henkel (6,000 square feet) and PACE Loan Group. PACE moved into LaSalle Plaza in 2024 and expanded its lease by nearly 3,000 square feet, now occupying 6,500 square feet. Totaling 650,000 square feet, LaSalle Plaza offers an amenity package called The LaSalle Club, which includes an exclusive tenant lounge on the fourth floor and a fitness center with a sauna, cold plunge, fitness studio and pickleball court.
