MCKINNEY, TEXAS — Lee & Associates has negotiated two industrial leases totaling 91,992 square feet at McKinney Trade Center, an industrial development by ML Realty that is located on 24 acres in the northern Dallas suburb of McKinney. Blount Fine Foods Corp. preleased 28,212 square feet, and L&S Plumbing Partnership Ltd. preleased 63,780 square feet. Adam Graham and Ken Wesson of Lee & Associates represented ML Realty in both sets of lease negotiations. Brett Lewis of Lee & Associates represented Blount Fine Foods, and Kent Smith and Stephen Cooper of NAI Robert Lynn represented L&S Plumbing.

FORT LAUDERDALE, FLA. — GreenWise Market has opened a new location in Fort Lauderdale. The grocer occupies the ground floor of The Main Las Olas building on Southeast Third Avenue. The 27,758-square-foot store is the first GreenWise Market to be located in a multiuse high-rise. The owner of the tower is a joint venture between Fort Lauderdale-based Stiles Corp. and San Francisco-based Shorenstein Properties, according to South Florida Business Journal. GreenWise Market is a grocery concept owned and operated by Publix Super Markets. The new store is the eighth location in the United States and features health-conscious and gourmet foods, as well as vitamins, nutritional supplements, natural soaps and shampoos, meats, seafood, made-to-order meals and grab-and-go foods like sandwiches and pizza. The Fort Lauderdale GreenWise Market also features a mural by Steven Teller depicting a variety of tropical plants common to South Florida.

THE WOODLANDS, TEXAS — NAI Partners has negotiated a 16,000-square-foot office headquarters sublease for exploration firm Ring Energy at 1725 Hughes Landing Blvd. in The Woodlands, about 30 miles north of Houston. Charlie Neuhaus and Harry Holmes of NAI Partners represented the tenant, which is relocating from Midland, in the lease negotiations. Jerrod McQuain of JLL represented the sublandlord.

BENSENVILLE AND WOOD DALE, ILL. — Lee & Associates has negotiated four industrial leases totaling 178,978 square feet in suburban Chicago. Chris Nelson, Jeff Janda and Michael Plumb of the brokerage represented owner Prologis on a lease of 92,000 square feet at 491 Supreme Drive in Bensenville. David Haigh of NAI Hiffman represented the tenant, Expo Lanka USA LLC. Next, Nelson and Calvin Gunn of Lee & Associates represented tenant Hoson Logistics on its lease of 47,379 square feet at 472 Thomas Drive in Bensenville. Sam Durkin of JLL represented the owner, Link Logistics Real Estate. In the third deal, American Distributors leased 30,226 square feet at 1049 Industrial Drive in Bensenville. Brad Simousek and Michael Plumb of Lee & Associates represented the undisclosed landlord. Last, Simousek represented Dental Health Products in its lease of 9,373 square feet at 1371 N. Wood Dale Road in Wood Dale. Hamilton Partners owns the building.

CHICAGO — Workbox Coworking Co. has signed a 15,295-square-foot, full-floor lease at 306 West Erie in Chicago. Workbox expects to occupy its space in mid-2021. North Wells Capital and Urban Innovations recently completed the expansion and redevelopment of the office and retail property. Additionally, the developers have commenced construction on the street-level buildout for Fairgrounds Coffee & Tea, which is slated to open in mid-2021. The location will be the brand’s sixth in the Chicagoland area. The building is part of Verso, a three-building collection in Chicago’s River North. JLL is the leasing agent for 306 West Erie and the entire Verso portfolio.

HOUSTON — Colliers International has negotiated a 157,805-square-foot industrial lease at Cypress Preserve Logistics Center in North Houston. The property consists of two multi-tenant buildings totaling 516,000 square feet and two smaller freestanding buildings. Walker Barnett and Ryan Byrd of Colliers represented the landlord, Davis Commercial Development, in the lease negotiations. Trace Elrod of Newmark represented the tenant, Source Logistics Houston.

BOSTON — Global investment management firm Loomis, Sayles & Co. has signed a 232,000-square-foot office lease extension and restructuring at One Financial Center in downtown Boston. Ron Perry, Larry Epstein and Matt Perry of Avison Young represented the tenant in the lease negotiations. Bill Anderson, Dave Martel and Allison Cavanaugh of Newmark represented the landlord, a joint venture between MetLife Investment Management and Norges Bank Investment Management. The deal, which keeps the tenant on the premises with a reduced footprint through 2037, marks the largest office lease transaction in Boston since mid-2019, according to the brokerage team.

DALLAS — Locally based brokerage firm Holt Lunsford Commercial has negotiated a 167,405-square-foot industrial lease at 8801 Autobahn Drive in Dallas. According to LoopNet Inc., the property was built in 1997 and totals 270,490 square feet. John Gorman and Canon Shoults with Holt Lunsford represented the landlord, Boston-based TA Realty, in the lease negotiations. Michael Chiocca and Baron Aldrine of CBRE represented the tenant, cabinetmaker Sunrise Wood Designs LLC.

LAWRENCE, MASS. — Unitex, a provider of commercial laundry services, has opened a 90,000-square-foot industrial facility, located north of Boston, in a move that is expected to add about 200 new jobs to the local economy. The facility is located at the site of the former plant of can manufacturer Crown Holdings and will be used to service the metro Boston life sciences and healthcare industries. Seyon Group, a Boston-based investment firm, owns the building in which the facility is situated.

SPARTANBURG, S.C. — CNC Cabinetry, a manufacturer and distributor of kitchen and bathroom cabinetry and countertops in the Northeast, has leased 109,000 square feet of newly built speculative industrial space in Spartanburg. The landlord, Atlanta-based Rooker, has developed 559,000 square feet of Class A industrial space within Spartan Ridge Logistics Center since 2018. Following the CNC Cabinetry lease, only 176,800 square feet remains available for lease within the development. The speculative industrial space is located at 2000 Nazareth Church Road near Exit 66 of Interstate 85. Dillon Swayngim of Colliers International represented CNC Cabinetry in the lease transaction. Travis Hicks and Chase Clancy of Colliers’ Austin office referred the tenant. Trey Pennington and Jeff Benedict of CBRE represented the landlord. CNC Cabinetry will bring approximately 30 jobs to the Upstate South Carolina area, with warehouse and distribution operations beginning at the new facility this spring. More jobs may need to be filled as manufacturing and assembly are added at this location in the future.
