WEST ISLIP, N.Y. — Piazzetta Italian Kitchen & Bar has signed a lease to open a 3,000-square-foot restaurant at a 19,757-square-foot retail center in the Long Island hamlet of West Islip. The center is under construction at 425 Union Blvd. and will house other tenants such as 7-Eleven and Brownstone Coffee. Christopher Mayor and Lawrence Densen of Island Associates Real Estate brokered the lease negotiations. The restaurant will be the chain’s fifth.

CHICAGO — Healthcare Information and Management Systems Society (HIMSS) has signed a 30,000-square-foot office lease in Chicago. The tenant is moving into sublease space at River Point North, which is located at 350 N. Orleans St. HIMSS is a member-based association offering expertise in health innovation, public policy, workforce development, research and analytics to advise global leaders, stakeholders and influencers on best practices in health information and technology. The association is moving from 33 W. Monroe in Chicago. The new space offers a flexible layout and a rental rate far below the building’s asking rent, according to Avison Young. Chad Bermingham of Avison Young represented HIMSS in the lease transaction. Gartner Research listed the office space for sublease. Christine Bower and Matt Carolan of JLL represented Gartner, which will continue to occupy 44,450 square feet at the building.
GRAND PRAIRIE, TEXAS — Phoenix-based grocer Sprouts Farmers Market will open a 25,000-square-foot store in Grand Prairie, located roughly midway between Dallas and Fort Worth, in the second half of the year. The opening is part of a larger rollout of 20 stores nationwide that feature the grocer’s new format, which is slightly smaller than its prototype. Sprouts currently operates 362 stores across 23 states and is also planning to open a new store in Irving.
LEWISBERRY, PA. — Pet products supplier Chewy Inc. (NYSE: CHWY) has signed a lease to open a 732,000-square-foot distribution center at Goodman Logistics Center Newberry in Lewisberry, located just south of Harrisburg. The opening of the company’s new fulfillment center, which will be its fourth in Pennsylvania, is expected to bring about 400 new jobs to the region. Bart Anderson of CBRE represented the landlord, Goodman Group, in the lease negotiations. A tentative opening date was not released.
MESQUITE, TEXAS — Stream Realty Partners has negotiated a 91,200-square-foot industrial lease at 1851 Big Town Blvd. in Mesquite, an eastern suburb of Dallas. According to LoopNet Inc., the property was built on 8.4 acres in 2001 and features 24-foot clear heights. Ryan Wolcott and Adam Jones with Stream Realty Partners represented the landlord, Link Logistics, in the lease negotiations. Sam Devorris, Mike McElwee and Pride Snow of Avison Young represented the tenant, medical equipment manufacturer Strukmyer.
FAIRFIELD, N.J. — Ingram Micro, a California-based provider of IT products and services, has signed a 107,107-square-foot industrial lease at 116 Lehigh Drive in the Northern New Jersey community of Fairfield. Venture One Real Estate owns the single-tenant building, which was constructed on 8.2 acres in 1986. Thomas Mallaney, Nicholas Nitti, Denise Kokulak and David Remington of CBRE represented the tenant, which plans to take occupancy of the space in September, in its site selection and lease negotiations.
SAN ANTONIO — McLane Foodservice Distribution Inc., a subsidiary of Berkshire Hathaway-owned logistics firm McLane Co., has signed a 248,500-square-foot industrial lease at Foster Ridge Industrial Park in San Antonio. Fred Deal, Bob Luttrell, Michael Quint and Adam Faulk of Newmark represented the tenant, which is based in Temple, Texas, in the lease negotiations. Cavender & Hill represented the landlord, Foster Ridge M Owner LLC.
MACEDONIA, OHIO — Gullco International Inc. has signed a 12,000-square-foot industrial lease at 8157 Bavaria Road in Macedonia, about 23 miles southeast of Cleveland. David Hexter and Jeffrey Calig of NAI Pleasant Valley represented the undisclosed landlord in the lease transaction. Gullco manufactures and distributes welding and cutting automation tools to assist industries involved in ship building, power generation and infrastructure.
PATERSON AND WEST ORANGE, N.J. — R.J. Brunelli & Co. Inc. has negotiated two retail leases for Family Dollar totaling 20,082 square feet in Northern New Jersey. In the first deal, the discount retailer leased a 10,382-square-foot space formerly occupied by Rite Aid in Paterson for a store that is expected to open in the third quarter. In the second transaction, Family Dollar signed a lease for 9,700 square feet at an inline space in West Orange. That store is scheduled to open in October. Danielle Brunelli and Pete Nicholson of R.J. Brunelli represented Family Dollar in both sets of lease negotiations. Patrick Varelas of Remax represented the landlord in the Paterson deal.
COLUMBUS, OHIO — Northwest Bank has leased the top floor at 3 Easton Oval in Columbus and will have building signage. The owner of the office building, Alterra Real Estate Advisors, recently completed a renovation with new common areas, LED lighting, HVAC units with improved air quality, a new roof and solar panels. Northwest Bank joins accounting firm Brady Ware, which has leased half of a floor in the building. Alterra acquired the asset in December 2019.
