NEW YORK CITY — The Federative Republic of Brazil has renewed and expanded its office space at 220 E. 42nd Street, a 37-story building in Midtown Manhattan, by 65,331 square feet. The consulate general has renewed and extended its existing 30,030-square-foot lease. In addition, the Brazilian Mission to the United States will occupy 23,066 square feet, and the Brazilian Financial Office will occupy 12,235 square feet. Harry Blair, Tara Stacom, Barry Zeller and Pierce Hance of Cushman and Wakefield represented the landlord, SL Green, in the lease negotiations. Peter Trivelas and Justin Royce, also with Cushman & Wakefield, represented the tenant.

CHICAGO — The Chicago Department of Aviation (CDA) has signed a 99,421-square-foot office lease at U.S. Cellular Plaza in Chicago. Jonathon Connor, Francis Prock and Jason Simon of Colliers represented the landlord, FCA Partners. The office property totals 637,000 square feet across three buildings. The CDA will occupy floors five through nine in the 8420 building and is relocating from a facility on the O’Hare airport grounds effective immediately. FCA has owned the property debt-free since 2011 and recently completed a $15 million capital improvement campaign. Fred Ishler of Avison Young represented CDA.
OVERLAND PARK, KAN. — Chase Bank and 7 Brew are slated to open at the Oslo Marketplace in South Overland Park, a suburb of Kansas City. The lease signings represent the first announcements in the new development. Mark McConahay and David Block of Block & Co. Inc. Realtors represented the owner, Frey Development, in the negotiations. Oslo Marketplace is the retail component to the redevelopment of the former Frey and Frey Mission Gardens Nursery site, which had been in business since 1972. Also part of the project is Oslo Living, which is nearly complete with 413 luxury apartment units developed by Ryan Cos. Four pad sites remain available.
LANCASTER, PA. — South County Brewing will open a 22,000-square-foot venue in Lancaster, about 80 miles west of Philadelphia. The space at 26 W. King St. in the downtown area formerly housed the Pressroom restaurant. The new brewery will have 17,644 square feet dedicated to a restaurant, bar, dining room, private event space and kitchen, as well as 4,356 square feet for outdoor bar and courtyard space. The opening is slated for early 2025. TRUE Commercial Real Estate represented the brewery in the lease negotiations. Corinn Kerchner of PPM Real Estate represented the landlord, Zamagias Properties.
BENBROOK, TEXAS — TeaBevCo, the exclusive distributor of the Texas Tea and HTeaO beverage brands, has signed a 76,839-square-foot industrial lease in Benbrook, located southwest of Fort Worth. The space is located within Building 1 of Chisholm 20, a four-building, 917,374-square-foot development. Steve Koldyke, Kacy Jones and Brian Gilcrest of CBRE represented the landlord, locally based developer Jackson-Shaw, in the lease negotiations. Todd Hawpe of Transwestern represented the tenant, which is relocating from North Fort Worth.
HOUSTON — Moelis & Co. will open a 30,400-square-foot office in downtown Houston. The space is located on the 22nd floor of the 47-story Texas Tower building, and the global investment bank plans to take occupancy in the fourth quarter of next year. David Guion and Chris Oliver of Cushman & Wakefield represented the tenant in the lease negotiations. Michael Anderson, also with Cushman & Wakefield, represented the landlord, a partnership between Hines, Ivanhoé Cambridge and an affiliate of global investor CDPQ.
MIAMI BEACH, FLA. — Coworking operator Regus has signed a long-term lease for nearly 46,000 square feet in Miami Beach, committing to occupying an entire Class A, boutique office building. Set to move in before the end of the year, Regus will establish its third and largest space in the submarket at 429 Lenox, where the new location will operate under the firm’s Spaces brand. Designed by Miami-based architect Kobi Karp, the property features modern office spaces, a rooftop deck, an onsite parking garage and multiple signage opportunities. Stephen Rutchik and Ana Paula of Colliers’ South Florida office represented the landlord, Azora Exan, in the lease transaction. JLL’s Adam Bernstein represented Regus in the deal.
KANSAS CITY, MO. — OpenStore has selected the Kansas City market for its first-ever fulfillment center. The 113,000-square-foot facility is expected to create 46 new jobs and bring $2 million in new annual payroll to the region in the next five years. OpenStore is the largest operator of businesses on Shopify, distributing goods across a range of beauty, home goods, apparel and electronics. The Kansas City distribution center, located at Executive Park Logistics Center, represents a $5 million capital investment and positions OpenStore to provide faster and more efficient service to its growing portfolio of 40 e-commerce brands. The Miami-based e-commerce company says it selected Kansas City due to its central U.S. access point and its robust labor pool with distribution industry experience. The Kansas City region offers access to 90 percent of the contiguous U.S. in two days or less by truck. The Kansas City Area Development Council promotes the region’s business and lifestyle assets to companies and talent around the world.
YORKTOWN, N.Y. — Sportime Pickleball will open a 30,000-square-foot facility in Yorktown, about 50 miles north of New York City. Set to open next fall, the facility will be located within Yorktown Green Shopping Center and will comprise 12 dedicated indoor courts, two party rooms, a lounge and a fully stocked pro shop. Curtis Nassau of RIPCO Real Estate represented the landlord, Oster Properties, in the lease negotiations. Brian Ripka, also with RIPCO, along with internal agent Daren Hornig, represented the tenant.
FARMERS BRANCH, TEXAS — United Fine Arts Services has signed a 63,858-square-foot industrial lease in the northern Dallas metro of Farmers Branch. According to LoopNet Inc., the building at 4335 N. Beltwood Parkway was originally built in 1976 and renovated in 1981. Sarah Ozanne and Mac Hall of Stream Realty Partners represented the landlord, Boston-based Longpoint, in the lease negotiations. Rich Young of Rich Young Co. represented the tenant.
