ANDOVER, MASS. — Red Thread has signed a 96,000-square-foot industrial lease in Andover, located north of Boston. The workplace design and integration firm is taking space at 4 Executive Place, a 168,000-square-foot building. Locally based investment and development firm Marcus Partners owns the building. Both parties were self-represented in the lease negotiations.

SOUTHFIELD, MICH. — Angstrom NA LLC has unveiled plans to relocate its global headquarters to the newly renamed Angstrom Office Center in the Detroit suburb of Southfield. Located on Telegraph Road, the office property totals 233,400 square feet across six stories. Angstrom will occupy the sixth floor. Rick Ax and Brad Margolis of NAI Farbman negotiated the lease. Over the past five years, the building has undergone more than $20 million in upgrades, including a newly built cafeteria, coffee bars, lounge spaces, game rooms and conference rooms. Angstrom is a tier 1 full-service supplier for automotive and industrial original equipment manufacturers. The company’s current headquarters are at 2000 Town Center in Southfield.
LITTLE ELM, TEXAS — Chipotle Mexican Grill has opened a 2,325-square-foot restaurant in Little Elm, located north of the metroplex in Denton County. The restaurant is located within Little Elm Marketplace, a 180,000-square-foot, Kroger-anchored development by Dallas-based Rosebriar Holdings. Preston Pierce Construction spearheaded the build-out of the space in conjunction with Rosebriar.
WESTFIELD TOWNSHIP, OHIO — Stonemont Financial Group has completed the lease-up of Westfield Commerce Park in Westfield Township near Akron following a full-building lease with B’Laster Holdings. The tenant, a specialty chemical manufacturer headquartered in Valley View, Ohio, has extended its lease to occupy the entire 450,112-square-foot speculative facility. Completed in June 2023, Westfield Commerce Park features a clear height of 36 feet, cross-dock configuration, 500 car parking spaces and 130 trailer stalls. Stonemont served as the developer and owner of the project, with Pinnacle Bank and PCCP serving as debt and capital partners. Joe Messina and David Stecker of JLL handled leasing and represented Stonemont, which has developed more than 3.5 million square feet of industrial space across Ohio.
NEW YORK CITY — Plaza College has signed a 21,068-square-foot lease expansion and extension at Forest Hills Tower, a 375,000-square-foot office building in Queens. Plaza College first joined the tenant roster in 2013 and currently occupies floors one through three. The new deal also encompasses the entire sixth floor and brings the private college’s total footprint at the building to about 80,000 square feet. Roy Chipkin of CBRE represented Plaza College in the lease negotiations. Muss Development owns Forest Hills Tower.
WESTBURY, N.Y. — Two new entertainment operators — Gatsby’s Board Game Café and I.FLY Trapeze — will open venues at Samanea New York, a 750,000-square-foot entertainment destination on Long Island. Gatsby’s is an interactive experience with a library of more than 400 games that are available to buy and/or play onsite. I.FLY Trapeze offers open-fly sessions, workshops, parties and corporate team-building events. Opening dates were not announced. Lesso Mall Development owns Samanea New York.
WILLIAMSTON, S.C. — Farpoint has executed a new 10-year lease with BMarko Structures, a manufacturer of modular buildings, at 134 Long Road in Williamston. Farpoint recently delivered the 560,240-square-foot facility in Anderson County, a submarket in the Upstate South Carolina region. BMarko’s new corporate headquarters is expected to create 225 full-time jobs and tap into the skilled workforce and advanced manufacturing presence in the I-85 corridor, according to Farpoint. BMarko’s past projects include the popular Bal Harbour Shops pop-up in Miami, as well as prefabricated data centers.
Foundry Commercial Arranges Office Headquarters Lease at Interlock in Atlanta for AMX Logistics

ATLANTA — Foundry Commercial has arranged a 20,299-square-foot office lease at Interlock, a mixed-use development in Atlanta’s West Midtown district, for AMX Logistics, an asset trucking and third-party logistics firm. The new corporate headquarters lease is expected to create 200 net new jobs for AMX by the end of 2026. Phil Costabile and Lawrence Gellerstedt IV of Foundry represented the tenant in the lease transaction. Aileen Almassy and Will Porter of Partners Real Estate represented the landlord, SJC Ventures.
STRONGSVILLE, OHIO — Dick’s House of Sport has opened at SouthPark Mall in Strongsville, marking the first location of the retailer’s experiential concept in greater Cleveland. The two-level, 100,000-square-foot store transforms the former Sears anchor space into a destination for sports enthusiasts. Dick’s House of Sport offers customers the opportunity to try, practice and play in-store. The location features a rock-climbing wall, outdoor field, batting cages and golf simulators. Attached to the store is a field that will be used for open play, clinics, league space and as an ice rink in winter months. Dick’s Sporting Goods relocated from its former 55,000-square-foot location within the center. Owner Spinoso Real Estate Group acquired SouthPark Mall in 2021.
ST. CHARLES, ILL. — Perfection Servo Hydraulics, an automation machinery manufacturing and repair company, has signed a full-building industrial lease for 15,840 square feet at 3940 Swenson Ave. in St. Charles. Luke Dummitt of Brown Commercial Group represented the tenant, which is part of SunSource, a North American equipment manufacturing, repair and fabrication business that maintains its primary Illinois facility in Addison. Eric Schneider and Joel Friedland of Brit Properties represented the undisclosed landlord. Perfection’s previous storage location in Batavia was sold. Additionally, the company sought more space for its equipment storage needs.
