PASADENA, TEXAS — Third-party logistics firm Dunavant Distribution Group has signed a 784,000-square-foot industrial lease at Bay Area Business Park in the eastern Houston metro of Pasadena. John Nicholson of Colliers represented the tenant in the lease negotiations. Justin Robinson and Jeff Pate of Stream Realty Partners represented the landlord, PEPF Red Bluff. The three-building property is located near Port Houston and recently underwent an expansion to become the largest single-owner industrial business park in Houston, according to the brokerage team.

MOUNT LAUREL, N.J. — NAI Mertz has brokered the sale of a 112,000-square-foot industrial building located at 103 Central Ave. in Mount Laurel, a suburb of Philadelphia. The property features 17-foot clear heights and proximity to State Routes 38 and 73, as well as the New Jersey Turnpike. Scott Mertz and Jonathan Klear of NAI Mertz represented the seller, CoreOne Industrial LLC, in the transaction. The duo also procured the buyer, Boston-based Stag Industrial Holdings LLC.
PENNSAUKEN, N.J. — Colliers International has negotiated a 140,800-square-foot industrial sublease at 500 Griffith Morgan Lane in Pennsauken, located outside Philadelphia in Southern New Jersey. Food subscription service Misfits Market, which recently relocated to a new build-to-suit facility in Delanco, New Jersey, is subleasing the space to California-based Maxon Auto Corp. The space features a clear height of 24 feet, 29 loading doors and three drive-in doors. Ian Richman and Marc Isdaner of Colliers represented Misfits Market in the transaction.
NORTH BERGEN, N.J. — NAI James Hanson has secured a 110,000-square-foot industrial lease at 7300 West Side Ave. in North Bergen, located across the Hudson River from Upper Manhattan. The property currently spans 130,000 square feet, but the landlord plans to remove 20,000 square feet of mezzanine-level office space in order to create more 24-foot clear heights throughout the building. Scott Perkins, Tom Vetter, Jeff DeMagistris and Chris Todd of NAI James Hanson represented the landlord, Link Logistics Real Estate, in the lease negotiations. FORT WORTH, TEXAS — Aerospace manufacturer Bell Textron Inc. (NYSE: TXT) has signed a 109,187-square-foot office lease at 4151 Amon Carter Blvd. in Fort Worth. The four-story building is part of the 40-acre former American Airlines campus that was purchased by Capital Commercial Investments (CCI) earlier this year. Duane Henley and Nathan Durham of Transwestern represented CCI in the lease negotiations. Todd Burnette and Matt Montague of JLL represented Bell Textron, which also recently opened a 140,000-square-foot manufacturing technology center in Fort Worth.
THE COLONY, TEXAS — Electric Gamebox, a British entertainment concept centered on interactive gaming, will open a 4,000-square-foot venue at Grandscape, the 433-acre mixed-use destination in the northern Dallas suburb of The Colony. The venue, which is expected to open this month, will be Electric Gamebox’s first in the United States. Nebraska Furniture Mart is leading the development of the retail components of Grandscape.
PHILADELPHIA — TJX, the parent company of T.J. Maxx, Marshalls and HomeGoods, has signed a 282,800-square-foot build-to-suit industrial lease at 9801 Blue Grass Road in northeast Philadelphia. The site originally housed a commercial bakery that was built in the 1950s. DH Property Holdings owns the site, and Bridge Development is developing the new facility, which will feature 53-foot clear heights and ample trailer parking. Demolition of the existing facility is expected to begin in the first quarter of 2021, and construction is expected to last 12 to 18 months. Richard Gorodesky of Colliers represented TJX in the deal.
GRAPEVINE, TEXAS — Local automotive dealer Sewell BMW of Grapevine has signed a 252,400-square-foot industrial lease at 1717 W. Airfield Drive in the Fort Worth suburb of Grapevine. According to LoopNet Inc., the property was built in 1989 and totals approximately 500,000 square feet. Blake Kendrick, Jeremy Kelly and Sarah Ozanne with Stream Realty Partners represented the landlord, Clarion Partners, in the lease negotiations. Ben Sumner with Centurion Real Estate Partners represented the tenant.
PLANO, TEXAS — Mooyah Burgers, Fries & Shakes, a Plano-based fast casual concept, will open 10 new restaurants throughout the metroplex, an expansion that is expected to create about 250 new jobs. All 10 of these locations will feature the brand’s new prototype with new dining zones, digital menus, a grab-and-go bottled beverage fridge and to-go shelving. Mooyah currently operates about 75 restaurants across 23 states.
SAN ANTONIO — Keller Williams Realty has signed a 30,000-square-foot, full-building lease at The Park at Vance Jackson for its new San Antonio office. The property consists of two 30,000-square-foot buildings that were completed in February 2020. Russell Noll of Transwestern and Deborah Bauer of Drake Commercial represented the landlord, The Park at Vance Jackson LLC, in the lease negotiations.
