NEW YORK CITY — Locally based developer The Georgetown Co. has signed leases with two tenants to its 200,000-square-foot life sciences project at 787 11th Ave. on Manhattan’s Far West Side. The property is now fully preleased. Healthcare provider Mount Sinai signed a long-term lease for 165,000 square feet, and scientist and designer Neri Oxman inked a deal to operate a 36,000-square-foot space. The property houses space for lab, office, research and biomedical uses.

Lakeside-Ranch-Flower-Mound

FLOWER MOUND, TEXAS — An undisclosed global provider of wireless telecommunications services has signed a 274,994-square-foot industrial lease at Lakeside Ranch Business Park in the Fort Worth suburb of Flower Mound. The tenant will occupy the entirety of Lakeside Ranch 350, a building that was developed speculatively by Indianapolis-based Duke Realty. Mark Miller, Rick Medinis and Randy Wood of NAI Robert Lynn, along with internal agent Matt Hyman, represented Duke Realty in the lease negotiations. Mitchell Wolf of Newmark represented the tenant.

SCHAUMBURG, ILL. — Costco Wholesale Corp. and Costco Innovel Solutions have leased 30,000 square feet at Woodfield Preserve Office Center in Schaumburg. The property is located at 10 N. Martingale Road. Costco expects to begin occupying the space in April. The two-building Woodfield Preserve recently underwent renovations such as lobby remodeling and elevator cab modernization. Amenities include fitness centers, conference centers, tenant lounges, game rooms, delis and an outdoor courtyard. William Elwood and Robert Graham of CBRE represented ownership, Zeller, in the lease transaction. David Stefancic and Lexis Livengood of Cushman & Wakefield represented Costco. Other tenants at the property include Assurance, Byline Bank, Hitachi, New York Life and Progressive.

LogistiCenter-Park-Meridian-Riverside-CA

RIVERSIDE, CALIF. — Global One Logistics has inked a deal to lease LogistiCenter at Park Meridian in Riverside. The third-party warehousing and distribution specialist serving the home fashion and apparel industry will occupy the Class A building located at 21822 Opportunity Way in the Inland Empire East submarket. The property totals 262,260 square feet. Phil Lombardo, Chuck Belden, Andrew Starnes and Cruise Adams of Cushman & Wakefield represented the landlord, Dermody Partners, in the lease.

LODI, N.J. — CBRE has negotiated a 130,000-square-foot industrial lease at the former National Wholesale Liquidators building in the Northern New Jersey community of Lodi. Bill Waxman and Kevin Dudley of CBRE represented the tenant, AAA Wholesale, a supplier of household items, in the lease negotiations. The name and representative of the landlord were not disclosed.

Harps Food Stores

SPRINGDALE, ARK. — CBRE has arranged a $30.1 million sale-leaseback of 13 freestanding grocery stores leased to Harps Foods Stores Inc. totaling 459,525 square feet in Arkansas and Missouri. Harps sold the portfolio to New Jersey-based Essential Properties Realty Trust Inc. Will Lightfoot, Jason Little, David Erstine and Hunter Groce of CBRE represented the seller in the transaction. Since 2015, CBRE assisted Harps in sale-leaseback transactions totaling $110 million. All 13 properties were sold subject to new, long-term net leases with Harps and will continue to operate under Harps-operated brands, including Harps Food Stores and 10Box. The sale will not affect store operations in any way. Harp’s Food Stores Inc., based in Springdale, is a chain of 113 supermarkets located across Arkansas, Oklahoma, Missouri and Kansas. In 2001, the company did a leveraged buy-out with the Employee Stock Ownership Plan (ESOP) purchasing outstanding stock from the family and management. Harps is the largest employee-owned company headquartered in Arkansas and the 20th largest in the United States.

Sugarland Crossing

STERLING, VA. — Combined Properties has signed three new tenants, including two anchor leases, at Sugarland Crossing shopping center in Sterling. The three tenants are JOANN Fabrics and Crafts, Lidl and Tropical Smoothie Café. Sugarland Crossing is located at the intersection of Route 7 and Community Plaza in Sterling, about 30 miles west of Washington, D.C. JOANN Fabrics and Crafts, a Hudson, Ohio-based fabric and crafts retailer, will open in a 35,000-square-foot space previously occupied by Home Vivant Furniture. Lidl, the Germany-based discount grocery chain, is signed on to replace the former Shoppers Food Warehouse as the grocery anchor in a 26,114-square-foot store this spring. Tropical Smoothie Café, a quick-service chain offering sandwiches, wraps, salads and flatbreads, is also scheduled to open in the spring. Sugarland Crossing is a 256,500-square-foot center in Loudoun County. Other tenants include Party City, Patient First, Club Pilates, FedEx Office, Firehouse Subs, Chipotle Mexican Grill, PHOrever, Chick-fil-A and Dunkin’. Combined Properties is a Washington, D.C.-based private real estate company specializing in retail, multifamily and mixed-use.

NEW YORK CITY — Mass media publisher Gannett Co. has signed a 24,195-square-foot office sublease at 1675 Broadway in Manhattan. Gregg Rothkin, John Maher, Paul Myers, Mike Wellen, Alex Bennisato and Cara Chayet of CBRE represented the sublandlord in the 10-year deal. Gordon Ogden and Nick Gilman of Byrnam Wood represented Gannett, which plans to take occupancy of the space this month. Rudin Management owns the 800,000-square-foot building.

Perimeter Marketplace

DUNWOODY, GA. — Branch Properties has signed several new restaurants and healthcare tenants at Perimeter Marketplace in Dunwoody. The upcoming Publix-anchored development, located on Ashford-Dunwoody Road, is expected to open this October. The new tenants at Perimeter Marketplace will include burger chain BurgerFi, salad restaurant chain Chop’t, Panda Express, Aspen Dental, One Medical and First Watch, a daytime café. Perimeter Marketplace will also include a QuikTrip gas station. Upon completion, Perimeter Marketplace will feature 68,077 square feet of retail and restaurant space. In the summer of 2020, Publix signed on to occupy a 25,147-square-foot space. Following these recent lease deals, the center is currently 77 percent preleased. Atlanta-based Branch Properties LLC is a private real estate investment firm.

COPPELL, TEXAS — Rediform, a supplier of office products, has extended its 100,808-square-foot industrial lease at 555 Airline Drive in the Fort Worth suburb of Coppell. According to LoopNet Inc., the cross-dock property was built in 1990 and features 24-foot clear heights and 18,646 square feet of office space. Sean Smith, Evan Hammer and Jade Scott of Whitebox Real Estate represented Rediform in the lease negotiations. Rebel Blackwell represented the landlord, Link Industrial Properties, on an internal basis.
