HOUSTON — JLL has negotiated a 34,510-square-foot office lease for shipping firm Yang Ming Marine Transport Corp. in West Houston. The company is relocating its regional headquarters to a building at 3250 Briarpark Drive, which was built in 1998 and rises four stories, according to LoopNet Inc. Don Foster of JLL represented the tenant in the lease negotiations. Kristen Baker, Jack Scharnberg and David Baker of Transwestern represented the undisclosed landlord.

DALLAS — Locally based architecture and design firm Huitt-Zollars Inc. has leased 32,519 square feet of office space at Three Lincoln Centre, a 1.6 million-square-foot campus located at 5420 LBJ Freeway in the Galleria area of Dallas. Landlord Nuveen Real Estate is currently renovating the property, a project that is expected to be complete in early 2021. Matthew Schendle and Clint Madison of Cushman & Wakefield represented Nuveen in the lease negotiations. J.R. Tomlinson of Newmark represented the tenant.
WALTHAM, MASS. — Translate Bio, an RNA therapeutics company, has signed a 10-year, 138,000-square-foot life sciences lease at 200 West St. in the western Boston suburb of Waltham. Boston Properties (NYSE: BXP) is currently redeveloping the site into a lab property that is slated for completion in 2021 and that is now 100 percent preleased. Building amenities will include a full-service café, fitness center and conferencing facilities. According to the Boston Business Journal, Translate Bio is working with the vaccine unit of pharmaceutical giant Sanofi to use messenger RNA to synthesize antibodies that can fight COVID-19.
NEW YORK CITY — CBRE has negotiated a 14,116-square-foot office lease at Trinity Centre, a 22-story office building located at 111-115 Broadway in Manhattan’s Financial District. Adam Foster, Mike Rizzo, Brad Gerla and Adam Leshowitz of CBRE represented the landlord, Capital Properties, in the lease negotiations. Patrick Dugan, Frank Liantonio and Jason Kroeger of Cushman & Wakefield represented the tenant, New Jersey-based Investors Bank. Capital Properties recently completed a $45 million capital improvement campaign at the complex that included complete façade restoration, new windows and an LED lighting scheme.
DORAL, FLA. — Logistics firm Clover Systems has sold a 113,891-square-foot warehouse in Doral for $16.2 million. The family-owned company signed a short-term lease to remain at 1910 NW 97th Ave., which is situated nine miles east of Miami International Airport and 15 miles east of downtown Miami. The buyer was Los Angeles-based 1910 NW 97th Ave Owner LLC, an institutional investor registered in Delaware. The warehouse was originally built in 1979 and was most recently traded in 1996 for $4.7 million. Jose Sasson-Lerner of Axiom Capital Advisors represented the buyer in the transaction. Stephen DiGiacomo, Roger Zuniga and Patty Marquez of DiGiacomo Group represented the seller.
PEACHTREE CORNERS, GA. — Consulting firm Merlinos & Associates Inc. has signed a full-floor, 25,347-square-foot office lease at Summit at Peachtree Parkway in Peachtree Corners. The landlord, OA Development, renovated the lobby, corridors and elevators, and added a fitness center and conference center in 2019. The six-story, 179,617-square-foot building is located at 5550 Peachtree Parkway, 22 miles northeast of downtown Atlanta. Howard Garrett of KW Commercial represented Merlinos & Associates in the transaction. Chip Roach and Stephen Clifton of Transwestern represented the landlord. Merlinos & Associates specializes in property, casualty, health, disability and life actuarial consulting.
BOSTON — Locally based biotechnology firm Ginkgo Bioworks has signed a 38,759-square-foot life sciences lease at 10 Wilson Road in the Cambridge area of Boston. The new space is located within The Quad, a four-building, 510,000-square-foot campus that is being developed in phases by The Davis Companies. McKenna Teague and Erick Smith of CBRE represented the developer in the lease negotiations. Anne Columbia and Patrick Downey of Columbia Group Realty Advisors Inc. represented the tenant.
HOUSTON — TAXA Outdoors, a provider of mobile camping trailers, has signed a 69,356-square-foot, full-building industrial lease at 7930 Blankenship Drive in northwest Houston. According to LoopNet Inc., the property was built in 1970 and features 22-foot clear heights and more than 10,000 square feet of office space, as well as fenced truck courts and outside storage capacity. Geoff Perrott and Jeff Venghaus of JLL represented the tenant in the lease negotiations. Nick Peterson and John Ferruzzo of Transwestern represented the landlord, Prologis.
STRATFORD, CONN. — Connecticut Distributors Inc., an importer and wholesaler of alcoholic beverages, has signed a 27,156-square-foot industrial lease at 280 Garfield Ave. in the coastal Connecticut city of Stratford. Bruce Wettenstein of Vidal/Wettenstein represented the landlord in the lease negotiations. Sean Cahill of Avison Young represented the tenant.
MESQUITE, TEXAS — Lee & Associates has negotiated a 442,035-square-foot industrial lease in the eastern Dallas suburb of Mesquite for Best Choice Products, an e-commerce firm that provides home furniture and other consumer goods. The company’s new fulfillment and distribution center will be located at 5151 Samuell Blvd., which is located near Interstate 30 and includes 7,600 square feet of office space. Reed Parker of Lee & Associates represented Best Choice Products in the lease negotiations. Nick Thomas represented the landlord, Prologis, on an internal basis. Nathan Orbin, Kurt Griffin and Ann Jaggers of Cushman & Wakefield marketed the property on behalf of Prologis. Best Choice Products has already hired 30 employees as part of the effort to make the facility operational in time for the holiday shopping season. The Tustin, Calif.-based firm expects to hire another 50 workers on a temporary, seasonal basis.
