LADSON, S.C. — Robinson Weeks Partners has signed Daye North America to a 310,128-square-foot industrial lease within Ladson Industrial Park in Ladson. Daye North America, which specializes in outdoor power equipment, is a subsidiary of Ningbo Daye Garden Machinery Co. Daye North America will occupy roughly 75 percent of Building 1, which was recently delivered. At full buildout, Ladson Industrial Park will span 102 acres and total 1.2 million square feet. The park is situated less than two miles from Interstate 26 and 20 miles northwest of the Port of Charleston. Peter Finley and Simons Johnson of Bridge Corporate Solutions represented the tenant in the lease negotiations. Lee Allen and Kevin Coats of JLL represented the Atlanta-based landlord.

MERRILLVILLE, IND. — Midwest Truck and Auto Parts has leased 125,000 square feet of industrial space at AmeriPlex at the Crossroads in Merrillville within Northwest Indiana. The 279,000-square-foot building is located at 9401 Georgia St. Crow Holdings Industrial is developing the speculative project, which is slated for completion in summer 2021. The building features a clear height of 32 feet, 30 exterior dock doors, 47 trailer stalls and 166 car parking stalls. The tenant, a truck and auto parts distributor with locations in five states, anticipates creating up to 150 new jobs at the Merrillville location by the end of 2024. Adam Haefner, Zeke Rowan and Marty Mikaitis of Avison Young represented the tenant in the lease transaction. Avison Young is the leasing agent for the remaining space at the building.
NEW YORK CITY —Prime Clerk, a division of financial consulting firm Duff & Phelps, has signed a 52,000-square-foot office lease expansion at Liberty Bklyn, a 1.3 million-square-foot industrial and office waterfront redevelopment in Brooklyn. The tenant is expanding from its current 18,940-square-foot space on the fourth floor to an additional and adjacent 11,761-square-foot unit on the same floor and 21,000 square feet on the third floor. Madison Capital and Salmar Properties are the owners of Liberty Bklyn, which is located in Sunset Park and was formerly known as Liberty View Industrial Plaza.
CARROLLTON, TEXAS — Stream Realty Partners has negotiated a 252,187-square-foot industrial lease renewal at 2051 McKenzie Drive in Carrollton. According to LoopNet Inc., the property was built in 1985 and renovated in 2008. Blake Kendrick and Eric Crutchfield of Stream Realty Partners represented the landlord, Link Industrial Properties, in the lease negotiations. Ross Longo with Longo Commercial Advisors represented the tenant, Lennox Industries, a locally based provider of HVAC systems.
HOUSTON — Vari, a Dallas-based provider of innovative office furniture like sit-stand desks, has opened a sales office and product showroom in Houston’s Memorial City District. Locally based developer Radom Capital LLC has also hired Vari to outfit 18,000 square feet of workspace in a historic 1930s landmark, the Star Engraving Building, located near River Oaks. Vari has also opened showrooms in Austin, Baltimore, Denver, Phoenix and Washington D.C., in the past year.
DALLAS — Prism Health North Texas, which supports patients living with HIV/AIDS, has signed a 12,835-square-foot healthcare lease at 4004 Worth St. in Dallas. The space is located on the Baylor Scott & White campus in the downtown area. Eliza Solender of Solender/Hall represented the tenant in the lease negotiations. Chris Lipscomb, Laney Underwood and Brooke Sutherland of Transwestern represented the landlord, Healthcare Realty Trust Inc.
WOOD DALE, ILL. — Bestway Transport Inc. has signed a 67,932-square-foot industrial lease at 888 Central Ave. in Wood Dale. The property is situated near Chicago O’Hare International Airport as well as I-290. Chris Nelson of Lee & Associates represented Bestway Transport, which is a Chicagoland freight shipping and trucking company. Tom Rodeno, Matthew Stauber and Pat Turner of Colliers International represented the landlord, ML Realty Partners.
NEW YORK CITY — Centric Brands Inc., which sources, markets and sells apparel for men, women and children, has signed a 212,154-square-foot office lease at the Empire State Building. The space was previously leased to Global Brands Group and occupied by Centric Brands under a sublease. Peter Riguardi, Joseph Messina and Cynthia Wasserberger of JLL represented Centric Brands in the lease negotiations. Anthony Malkin, Ryan Kass and Shanae Ursini represented the landlord, Empire State Realty Trust, on an internal basis.
VISALIA, CALIF. — The City of Visalia and the Visalia Economic Development Corp. have announced two new tenants at the Visalia Industrial Park currently under construction in Visalia. A 425,000-square-foot UPS hub is now complete and construction has begun on a 1.3 million-square-foot distribution center for Amazon. YS Industrial is also developing two 300,000-square-foot speculative facilities adjacent to Millipore Sigma and near VWR (Avantor). Additionally, current tenants — SORMA, California Dairies and Hydrite Chemical Co. — are expanding their footprints at the industrial park.
DALLAS — DXP Enterprises, a distributor of repair and maintenance products for several industries, has signed a 104,902-square-foot industrial lease renewal at Building A of Pinnacle Industrial Center in Dallas. Jason Moser of Stream Realty Partners represented the tenant in the lease negotiations. NAI Robert Lynn represented the landlord, Pinnacle A LLC.
