AKRON, OHIO — ASW Supply Chain Services LLC has signed an 80,000-square-foot industrial lease at 3111 Gilchrist Road in Akron. The supply chain management company provides integrated warehousing, distribution, fulfillment, asset management and transportation services. Bill Sadataki of NAI Pleasant Valley represented the landlord, Raith Capital Partners LLC.

CHICAGO — Foxtrot Ventures, a food delivery company, has leased 13,000 square feet at The Glass Factory in Chicago’s East Pilsen. Foxtrot will operate a commissary kitchen at the site in order to serve its eight convenience stores throughout Chicago. Commissary kitchens enable foodservice providers to prepare and store food without having to own and maintain the facilities themselves. Brent Burden of Jameson Commercial represented ownership of The Glass Factory. Andrew Becker and Michael Wexler of Canvas Real Estate Collective represented Foxtrot. Located at 900 W. Cermak Road, The Glass Factory is a former glass manufacturing facility. It is currently undergoing renovations and will ultimately consist of four buildings of office and industrial space.

VIRGINIA BEACH, VA. — Divaris Real Estate has arranged a 60,262-square-foot warehouse lease for Adsync Technologies in Virginia Beach. The property is located at 5909 Thurston Ave., 10 miles west of the Virginia Ports Authority. Other tenants at the facility include Auto Glass Fitters, W&O Supply and Mygrant Glass Co. Krista Costa and Nicole Campbell of Divaris represented the tenant in the lease negotiations. The landlord was not disclosed.

Target-Cross-County-Center

YONKERS, N.Y. — Target plans to open a 130,000-square-foot store at Cross County Center, a 1.1 million-square-foot retail power center in Yonkers, located north of New York City. Target has signed a 40-year lease to backfill a space formerly occupied by Sears. A partnership between Marx Realty and Benenson Capital Partners owns Cross County Center, which features more than 80 retail and restaurant users. An opening date has not yet been determined.

SECAUCUS, N.J. — JLL has negotiated two office leases totaling 95,000 square feet at 500 Plaza Drive in the New York City metro of Secaucus. Hartz Mountain Industries signed a new lease for 54,000 square feet, and AXA Equitable Life Insurance Co. renewed its lease for 41,000 square feet at the Class A building. David Stifelman and Timothy Greiner of JLL represented the landlord, Manulife Investment Management, in both lease negotiations. Geoffrey Schubert of CBRE represented Hartz Mountain Industries, and Matthew Astrachan of JLL represented AXA Equitable Life Insurance. The 11-story, 461,525-square-foot building is located within the 200-acre Harmon Meadow development at the junction of the New Jersey Turnpike and State Route 3.

Legacy-Union-One-Plano

PLANO, TEXAS — Cushman & Wakefield has negotiated a 104,841-square-foot office lease at Legacy Union One, a 318,852-square-foot building in Plano. The tenant, energy exploration firm Denbury Inc., has subleased three floors from Prosperity Bank and one floor from Aimbridge Hospitality to house its new headquarters. About 300 Denbury employees will work in the new office space, which offers direct access to the Shops at Legacy and the Legacy West corporate campuses. Mike Wyatt, Travis Boothe and Maureen Kelly Cooper of Cushman & Wakefield represented Denbury in the lease negotiations.

WESTMONT, ILL. — Whiskey Hill Brewery & Kitchen has leased 3,740 square feet at Quincy Station in Westmont, about 18 miles west of Chicago. The company will operate a restaurant and bar at the new space. Whiskey Hill currently operates a production facility and tap room in Westmont. Restaurant industry veterans Matt Weil and Rob Salerno founded the company in 2018. Michael O’Connor of Holladay Properties negotiated the new lease at Quincy Station, which is a residential and retail project slated for completion in December 2021.

NEW YORK CITY — Getting Out Staying Out (GOSO), a youth and career development and nonprofit organization, has signed an 18,467-square-foot office lease at 2283 Third Ave. in East Harlem. The seven-story, transit-served building was constructed in 2006 and spans 50,908 square feet. Lindsay Ornstein, Stephen Powers, Jake Cinti and Ned Pierrepont of Transwestern represented the landlord, Rockfeld Group, in the negotiations for the 10-year lease. Reeves McCall, Anthony Manginelli and Ryan Alexander of CBRE represented the tenant.

TAMPA, FLA. — Heritage Insurance has signed a 10-year, 88,643-square-foot office lease to move its headquarters to Westshore City Center in Tampa. The company will fully occupy the building, which is situated in the Westshore District at 1401 N. Westshore Blvd., five miles west of downtown Tampa. The tenant expects to move in in the second quarter of 2021. Heritage Insurance is currently headquartered in nearby Clearwater. Heritage Insurance plans to house 350 employees at the property upon move-in, with plans to expand to 700 employees in the next five years. Tampa-based Ally Capital Group acquired Westshore City Center in 2019 and is currently implementing a $10 million renovation program. Matt Alexander and Chad Rupp of Franklin Street represented the landlord in the lease negotiations.

90-Arboretum-Drive-Newington-New-Hampshire

NEWINGTON, N.H. — Cushman & Wakefield has negotiated a 50,000-square-foot office lease at 90 Arboretum Drive in Newington, located in the southeast corner of the state. Designed by Boston-based SGA Architects, the property is the first commercial office building in New England to be constructed with manufactured timber elements. Denis Dancoes, Thomas Farrelly and Sue Ann Johnson of Cushman & Wakefield represented the owner, Farley White Interests, in the transaction. Kent White of The Boulos Company represented the undisclosed tenant.
