ATLANTA — CP Group has executed more than 47,000 square feet of leases at Cumberland Center II, a 421,000-square-foot, 17-story office building in Atlanta’s Cumberland-Galleria office submarket. Jeff Bellamy and Brooke Dewey of JLL represented the Boca Raton, Fla.-based landlord in each transaction. The deals included a 17,300-square-foot lease with C.H. Robinson, a logistics operations firm represented by Tim Wright of Cushman & Wakefield; a 13,200-square-foot lease with Mikart, a pharmaceutical manufacturing company represented by Ryan Hudson of CBRE; a nearly 5,000-square-foot spec suite deal with Young Management and Consulting, a professional services provider represented by Austin Donaldson and Corey Ferguson of T. Dallas Smith; a 3,200-square-foot spec suite deal with Applied Economics, a financial services firm represented by Henry Kreimer and Dan Granot of Savills; a 2,300-square-foot lease for a spec suite with Setty, an engineering consulting firm represented by Jody Selvey and Meredith Selvey of Colliers; and a 6,200-square-foot expansion for spec suite space with JM Huber, a national producer of consumer and industrial products. CP Group recently completed a major capital improvements program at Cumberland Center II that included a lobby renovation, new tenant lounge and a 100-seat conference facility.

WILMINGTON, DEL. — Herbein + Co. Inc. has opened a 14,000-square-foot office in Wilmington. The accounting firm relocated and expanded from a 6,000-square-foot space to Wells Fargo Tower, which according to LoopNet Inc. is a 15-story building that was originally constructed in 1980 and renovated in 2002. The new office is open as of July 21. No third-party brokers were named as being involved in the lease negotiations.
SAN DIEGO — Rexford Industrial has inked a lease with an undisclosed tenant to fully occupy 8888 Balboa Avenue in San Diego’s Kearny Mesa submarket. The Class A distribution facility offers 111,706 square feet of warehouse space, 11,786 square feet of two-story office space, 20 dock-high loading positions, a clear height of 36 feet, ESFR sprinklers, concrete paving throughout the loading and yard area, and multiple access points with gated entry/exit and fencing. Evan McDonald, Mark Lewkowicz and Tucker Hohenstein of Colliers represented Rexford, while Wills Allen and Mike McQuaid of Newmark represented the tenant in the transaction.
FLAT ROCK, MICH. — Okika Hawaiian BBQ has signed a 1,420-square-foot retail lease to open in Flat Rock, a southern suburb of Detroit. The Dunkin’-anchored property is located at the southwest corner of Telegraph and Vreeland roads. Michael Murphy of Gerdom Realty & Investment represented the landlord, Shango Properties. Norman Abro of Keystone Commercial Real Estate represented the tenant.
SUGAR LAND, TEXAS — Texas Logistic & Fulfillment Services has signed a 299,731-square-foot industrial lease in Sugar Land, a southwestern suburb of Houston. The third-party logistics company will occupy the entirety of the building at 12900 W. Airport Blvd., which according to LoopNet Inc. was constructed in 1998. The facility also features a cross-dock configuration and 11,600 square feet of office space. Joseph Smith and Pearce Martens of CBRE represented the tenant in the lease negotiations. Denver-based Sagard Real Estate owns the property.
SAN ANTONIO — Barnes & Noble will open an approximately 18,000-square-foot store at Alamo Ranch, a 900,000-square-foot retail power center located on the west side of San Antonio. The book retailer is backfilling a space previously occupied by Office Max with one of its smaller-format stores. Charlotte-based Big V Property Group owns Alamo Ranch, which is also home to tenants such as Best Buy, Dick’s Sporting Goods, Ross Dress for Less and Marshalls. A tentative opening date was not disclosed.
NEW YORK CITY — The Conference Board Inc. has signed a 30,171-square-foot office lease in Midtown Manhattan. The global think tank and nonprofit organization is relocating to the entire ninth floor of 875 Third Avenue, a 29-story building, via a 20-year lease. Erik Schmall and Scott Weiss of Savills represented the tenant in the lease negotiations. Paul Glickman, Diana Biascotti, Kristen Morgan and Harris Potter of JLL, along with internal agents Craig Panzirer and Alex Radmin, represented the landlord, Global Holdings.
SRS Arranges $4.8M Sale of Medical Office Property in Daytona Beach Leased to Florida Health Care Plan

DAYTONA BEACH, FLA. — SRS Real Estate Partners has arranged the $4.8 million ground lease (land ownership) sale of a newly constructed, single-tenant medical office property located at 2655 LGPA Blvd. in Daytona Beach. Health insurance provider Florida Health Care Plan occupies the 7,500-square-foot building on a 20-year, corporate guaranteed, absolute triple-net lease. Patrick Nutt and William Wamble of SRS Capital Markets represented the seller, a Florida-based developer, as well as the 1031 buyer, a private investor, in the transaction.
CBRE Negotiates 120,000 SF Office Headquarters Lease in Gaithersburg, Maryland for X-Energy

GAITHERSBURG, MD. — CBRE has negotiated a 120,000-square-foot office lease in Gaithersburg for American nuclear reactor and fuel design engineering company X-Energy. The new office will span the top five floors of Waterfront at Washingtonian, a 325,455-square-foot office property located at 9801 Washingtonian Blvd., about 20 miles northwest of Washington, D.C. Waterfront at Washingtonian is a 14-story, LEED-certified office building situated within The Washingtonian Center, a 1 million-square-foot retail complex. The property was the former North American headquarters for Sodexo, which vacated in late 2023 to occupy Pike & Rose in Bethesda, Md. At the time, the ownership completed several renovations to the building, including a new lobby and lounge, conference center, fitness center and a grab-and-go market on the ground floor. Brian McCarthy, Niel Beggy and Tim Connolly of CBRE represented the landlord, Prime US REIT, in the lease negotiations. Additional terms of the lease were not disclosed.
HOUSTON — Fashion Wheels Inc. has signed a 33,376-square-foot industrial lease renewal in northwest Houston. The apparel wholesaler will remain a tenant at the building at 7108 Old Katy Road, which according to LoopNet Inc. was originally constructed in 1999 and totals 192,960 square feet. Chase McAteer of local brokerage firm Oxford Partners represented the tenant in the lease negotiations. Faron Wiley of CBRE represented the landlord, PGIM Real Estate.
