The COVID-19 pandemic has forced commercial real estate owners to explore every possible avenue to raise funds, and one of the more popular transactional methods to secure capital in recent months has proven to be sale-leasebacks. Jeff Berryhill, principal of Stonemont Financial Group, says that companies that have traditionally owned their real estate are turning to sale-leasebacks because it mimics many aspects of ownership, such as long-term control of the asset. “During recessionary times or periods of extreme capital markets volatility, a sale-leaseback can appear more attractive to companies that historically owned real estate,” says Berryhill. “However, leasing real estate has always been appealing to both large and small companies, and strong and weak credit profiles.” According to research from Real Capital Analytics (RCA), sale-leaseback deals accounted for 5 percent of all investment sales in the U.S. industrial, office and retail transactions in the second quarter. For the previous three quarters, sale-leasebacks accounted for 2 percent of investment sales in those sectors for deals $2.5 million and greater. Pegasus-Park-Dallas

DALLAS — BioLabs, a Cambridge, Mass.-based biotechnology firm, has signed a 37,000-square-foot life sciences lease at Pegasus Park, a new 23-acre mixed-use development in Dallas. BioLabs expects to take occupancy of the new facility, which will feature both lab and coworking office space, in 2021. The lab will be equipped with an array of scientific equipment and will offer additional services and amenities for tenants. Pegasus Park is a redevelopment of the former campus of jewelry retailer Zale Corp. in the city’s Design District. The developer is a partnership between J. Small Investments and Lyda Hill Philanthropies.

Riverworks-at-Aetna-Mills-Watertown

WATERTOWN, MASS. — Newmark Knight Frank (NKF) has negotiated two commercial leases totaling 46,966 square feet at Riverworks at Aetna Mills in Watertown, a western suburb of Boston. In the first deal, industrial 3-D printer manufacturer Markforged signed a 36,291-square-foot renewal. In the second transaction, pharmaceutical intelligence provider InCrowd signed a 10,675-square-foot renewal. Mark Roth, Brianna Piacitelli, Brendan Daly and Matthew Malatesta represented the landlord, Paradigm Properties, in the lease negotiations. Chris Lawrence of JLL represented Markforged, and Brooke Blue of T3 Advisors represented InCrowd.

DALLAS — Navistar (NYSE: NAV), an Illinois-based truck and bus manufacturer, has signed a 360,000-square-foot industrial lease renewal at 4038 Rock Quarry Road in Dallas. According to LoopNet Inc., the property spans 27.2 acres and is located on the city’s west side. John Gorman and Jim Brice of Holt Lunsford Commercial represented the landlord, Gateway Clark, in the lease negotiations. Dan McGillicuddy, Tom McCarthy and Elizabeth Jones of JLL represented the tenant.

LEWISVILLE, TEXAS — Hills Café will open a 2,810-square-foot breakfast and lunch restaurant at Castle Hills Village Shops in the northern Dallas suburb of Lewisville. The opening is slated for December. Dan Looney and Nick Miller internally represented the landlord, locally based developer Bright Realty, in the negotiations for the 10-year lease. Hunt Kim and James Lee of JLB R&I represented the tenant.

CHERRY HILL, N.J. — JLL has secured two office leases totaling 63,089 square feet at Woodcrest Corporate Center in Cherry Hill, a suburb of Philadelphia. Digital platform provider Conduent Business Services LLC renewed its 30,887-square-foot lease, and Penn Interactive Ventures, an operator of mobile gambling apps, signed a lease for 32,212 square feet. Dan Close and Rick Widerman represented the landlord, Crown Properties, in both sets of negotiations.

NEW YORK CITY — Venture Capital Properties has negotiated a 24,000-square-foot lease at a vacant parcel that formerly housed a warehouse at 5200 1st Ave. in Brooklyn. The tenant, valet parking service Park Pro Systems, will use the property to store its vehicles but will not develop any portion of the site. Jacob Stavsky of Venture Capital Properties represented both Park Pro Systems and landlord John Luhrs in the off-market deal.

COLUMBUS, OHIO — LemonShark Poké & Makai Grill is opening its first Ohio restaurant at Easton Town Center in Columbus. The Hawaiian-themed establishment, which offers sushi, hibachi-style grilled meats and seafood, is scheduled to open in late fall. A staple of Hawaiian cuisine, Poké incorporates variations of marinated seafood typically over sticky rice with vegetables and sauces. Guests at the restaurant will also enjoy a bar and island-themed drinks. Developed by The Georgetown Co., L Brands and Steiner + Associates, Easton Town Center is a component of the larger Easton, a 1,300-acre mixed-use destination.

SAVANNAH, GA. — TSCG has negotiated a 33,191-square-foot lease for Planet Fitness at the former site of a Bi-Lo grocery store in Savannah. The property is situated within Crossroads Shopping Center at 2132 E. Victory Drive, four miles southeast of downtown Savannah. Current tenants include Starbucks, T-Mobile and The UPS Store. Michael Silverman of TSCG represented Sunshine Fitness, one of the largest Planet Fitness franchisees in the country, in the lease transaction. Kelly Pulignano of TSCG represented the landlord,  Crossroads Shopping Center LLC.

NEW YORK CITY — Real estate private equity firm Madison International Realty has signed a 25,000-square-foot office lease at 300 Park Avenue in Manhattan. The company will relocate from a 14,000-square-foot space at 410 Park Avenue in mid-2021. Tishman Speyer owns the 26-story building, which spans 773,056 square feet and was originally built in 1955. Howard Fiddle and Evan Fiddle of CBRE represented the tenant in the lease negotiations. Gregory Conen and Samantha Augarten represented Tishman Speyer internally.
