HUMBLE, TEXAS — Metro Dallas-based Kratos Building Products has signed a 28,080-square-foot industrial lease at Building 2 at Parc Air 59, a 320,000-square-foot development in the northern Houston suburb of Humble. North Texas-based Jackson-Shaw is the owner and developer of the property, which is 91 percent leased following this transaction.

HANOVER PARK, ILL. — Chicago Electric has signed a 46,559-square-foot industrial lease at Turnberry Lakes Business Center in Hanover Park. The company, which offers products, systems and machine solutions for automation in industries with an emphasis on corrugated containers, plastic processing and building materials, is expanding from a 14,000-square-foot location in Carol Stream. The new building, located at 865 Muirfield Drive, features an office and showroom. Michael Marconi, Joe Karmin and Justin Lerner of Transwestern Real Estate Services represented Chicago Electric.
Investment Management Firm Expands Lease in Miami Beach, Breaking Florida’s Rental Rate Record Per Square Foot

MIAMI BEACH, FLA. — J. Goldman & Co. LLP, an independent investment management firm, has signed an eight-year lease for 3,318 square feet of office space and a 700-square-foot covered terrace at The Yukon Miami. J. Goldman, which already leases 1,223 square feet on the fourth floor of the Class A office building, broke Florida’s per square foot rental rate pricing record with the new lease at $92 per square foot. The 88,148-square-foot Yukon Miami is situated at 119 Washington Ave. in Miami Beach’s South of Fifth enclave. The property features 9,081 square feet of ground-floor retail space and a rooftop development opportunity. The owner, an entity known as Yantra 119 LLC, is listing Yukon Miami for sale at $45 million. The Global Consulting Organization and longtime landlord representative The Company Real Estate are marketing the property on behalf of the ownership.
HOUSTON — Five Below has opened a 9,600-square-foot store at Brookhollow Marketplace, a 200,000-square-foot shopping and dining destination that is a redevelopment of the former ExxonMobil campus in Houston. The store will be Five Below’s 1,000th in the country. Fidelis Realty Partners is leading the redevelopment project, which features other retailers such as Ross Dress for Less, Michaels, Ulta Beauty, Burlington and T.J. Maxx
LEVITTOWN, PA. — Colliers International has negotiated a 17,000-square-foot industrial lease at 61 Runway Road in Levittown, located in Bucks County. The property was built in 2012 and features 17- to 19-foot clear heights and both tailgate and drive-in loading doors. Jim Scott of Colliers represented the landlord in the lease negotiations. The tenant was HIAB Crane, a provider of hydraulic load handling equipment.
MAB American Management Signs Planet Fitness, Petsense at $80M Shopping Center in Monroe, Georgia

MONROE, GA. — MAB American Management has signed retailers Planet Fitness and Petsense to leases at Monroe Pavilion, a 350,000-square-foot shopping center underway in Monroe. Retail Specialists is handling the leasing assignment of the $80 million development. Located in Walton County about 45 miles east of Atlanta, Monroe Pavilion’s tenant roster will include Publix, Ross Dress for Less, Ulta Beauty, Marshalls, Rack Room Shoes and Five Below. Planet Fitness is set to lease 16,120 square feet, and Petsense will occupy 6,000 square feet. MAB plans to deliver the shopping center in summer 2021.
DALLAS — NexBank has signed a 27,733-square-foot office lease extension at Chateau Plaza, an 18-story office building located at 2515 McKinney Ave. in Uptown Dallas. Rhett Miller and Sara Terry of Stream Realty Partners represented the landlord, Chateau Plaza Holdings LP, in the lease negotiations. NexVest Realty Advisors represented the tenant.
AURORA, ILL. — Three new tenants are set to open at Fox Valley Mall in Aurora this fall. Comedy Shrine, Mish Mash Adventures and Virtual Bites will occupy a combined 30,000 square feet. The 14,000-square-foot Comedy Shrine will be located on the second level between Macy’s and JC Penney. Three theaters will focus on stand-up acts, improv events and experimental theater. At the 11,454-square-foot Mish Mash Adventures, teams of two to six players will work to complete rooms and challenges as quickly as possible. Mish Mash staff will sanitize rooms once per hour and complete temperature checks on all guests due to COVID-19. The 4,056-square-foot Virtual Bites will serve as a ghost kitchen for professional food preparation. Customers will peruse various menus and order online before either picking up their food curbside or having it delivered. Ty Brown, owner of Pee Bee & Jay’s Café, is the creator of Virtual Bites.
WASHINGTON, D.C. — CommonGrounds Workplace has opened two new coworking spaces in Washington, D.C., totaling 73,692 square feet. The first office location spans 29,509 square feet and occupies the entire second floor of 1500 K St. NW. The office building is one block north of The White House and less than one block from McPherson Station. The other location spans 44,183 square feet within a newly built, 11-story office building at 99 M St. E. The cabinet supplier will occupy space within Building 2, situated at 365 Spectrum Drive, nine miles east of downtown Raleigh. Other tenants at the 968,000-square-foot park include All American Relocation, CHEP USA, Eby-Brown, Francini Inc. and Trade Venture Stones.
