CHICAGO — Global flooring manufacturer Tarkett has signed a lease to move its showroom and offices from Merchandise Mart to the 10th floor of Fulton East, a 12-story, 90,000-square-foot office building in Chicago’s Fulton Market District. Parkside Realty Inc. owns the building, which is located at 215 N. Peoria St. Tarkett will occupy nearly 11,000 square feet. The firm opened its 9,000-square-foot showroom at Merchandise Mart in 2017. Chicago-based Clayco constructed Fulton East and Lamar Johnson Collaborative served as architect. The newly built property includes several health and wellness features. Andy Gooliak of Colliers International and Nate Walczuk of Allegro Real Estate Brokers and Advisors represented Tarkett in the lease transaction. Katie Scott and Camille Julmy of Parkside Realty represented ownership on an internal basis.

1420 Peachtree

ATLANTA — Swift, Currie, McGhee & Hiers LLP, a law firm with offices in Georgia and Alabama, has signed a lease for a 100,000-square-foot office space at 1420 Peachtree St. NE. in Midtown Atlanta. The firm is relocating from The Peachtree Tower at 1355 Peachtree St., where it has operated for more than 30 years. Tim McCarthy and Ryanne Pennington of JLL represented Swift Currie in the deal, and Chip Roach and Stephen Clifton of Transwestern representing the building’s owner, Franklin Street Properties Corp. Swift Currie has more than 160 lawyers total and 324 Atlanta-based employees. As the firm has grown over the years, Swift Currie said the reason for its move is to have a bigger office space. 1420 Peachtree is a 160,000-square-foot, Class-A office building. The eight-story building is currently being renovated in order to modernize common areas, improve amenities and upgrade the tenant spaces. The building features walk-out fourth floor balconies. Located at the intersection of Peachtree and West Peachtree streets, the building is situated a half-mile north of MARTA’s Art Center Station and offers immediate access to the Interstate 75/85 Connector and Ga. Highway 400, as well as Piedmont Park and the Atlanta BeltLine Eastside Trail.

LA-Fitness-Marina-Pacifica-Long-Beach-CA

LONG BEACH, CALIF. — LA Fitness has leased 33,987 square feet of space, which Best Buy formerly occupied at Marina Pacifica Shopping Center in Long Beach. The gym location is scheduled open in early 2022. Other tenants at the 296,954-square-foot shopping center include AMC, Ralphs, Nordstrom Rack, Barnes & Noble, Buffalo Wild Wings, Starbucks Coffee and Ulta Beauty. The landlord, NewMark Merrill Cos., was represented in-house and by Beta Agency, while RealSource Group represented LA Fitness in the deal.

HOUSTON — Pollock Orora, a provider of commercial cleaning and packaging design services, has signed a 255,704-square-foot industrial lease at Seton Lake Logistics Center, located at 14611 Tomball Parkway in Houston. According to the property website, Trammell Crow owns the building, which is situated on 16.8 acres and features 32-foot clear heights. Joel Michael of NAI Partners represented the tenant in the lease negotiations. Faron Wiley of CBRE represented the landlord.

NEW YORK CITY — National law firm Lowenstein Sandler has signed a 125,700-square-foot office lease renewal and expansion at 1251 Avenue of the Americas in Manhattan. The 54-story, 2.3 million-square-foot office tower is situated atop the Rockefeller Center subway hub in the borough’s Midtown area. David Falk, Peter Shimkin, Eric Cagner and Nick Berger of Newmark represented the landlord, Mitsui Fudosan America, in the lease negotiations. Michael Goldman and Philip Weiss of AttentivRE represented Lowenstein Sandler, which is extending its current lease and taking an additional 25,000 square feet on the 19th floor.

Locust Grove

LOCUST GROVE, GA. — CJ Logistics America, a Des Plaines, Ill.-based supply chain company, has signed a 1 million-square-foot lease at Locust Grove Distribution Center in Locust Grove, about 37 miles south of downtown Atlanta. CJ Logistics signed a full-building, 10-year lease at 700 Price Drive with the landlord, Manulife Investment Management. Part of a 311-acre business park, Locust Grove Distribution Center is a recently constructed, Class A industrial facility that features dedicated ingress and egress, 36-foot clear heights, trailer parking and 146 dock doors. Tyler Fann and Adam Richards of Reliant Real Estate Partners oversee industrial leasing at Locust Grove Distribution Center. Lynn Reich, Suzanne Serino, Sean Boswell and Scott Plomgren of Colliers International represented CJ Logistics in the lease transaction.

HOFFMAN ESTATES, ILL. — Headline Solar has signed a 15,690-square-foot office lease at Bell Works Chicagoland, the redevelopment of the former AT&T campus in Hoffman Estates. The solar panel installation company will make the office its national headquarters. Headline Solar currently operates in Texas and Illinois and plans to expand to Virginia, Florida and the Carolinas by 2023. The company expects to take occupancy of its new space in the first quarter of 2022. Headline Solar joins office tenants Platinum Home Mortgage, CPA Advisors Group, Mosquito Hunters and The Next Unicorn at Bell Works Chicagoland. Somerset Development is the owner and developer.

CYPRESS, CALIF. — Romeo Power, an energy technology company delivering electrification solutions for complex commercial vehicle applications, has leased a new headquarters and manufacturing facility in Cypress. The facility will support Romeo Power’s expansion of battery development and testing capabilities adjacent to its production line, allowing for faster innovation and time to market. The 215,000-square-foot facility includes 191,000 square feet of industrial space that will be designed to double critical laboratory and testing capacity. The expanded manufacturing capabilities will enhance throughput, quality and cost effectiveness, while the increased office space will also allow for continued organizational investment in scientific engineering and other support resources. Romeo Power will assume occupancy in the near future, with full occupancy expected to be completed over the next six to nine months.

Lucid Motors

MIAMI — Three retailers have signed leases to join the tenant lineup at Miami Worldcenter, a $4 billion, 27-acre mixed-use development underway in downtown Miami. The three retailers are Sephora, a beauty and make-up retailer; Lucid Motors, an electric car company; and Bowlero, an entertainment retailer that offers bowling, interactive arcades and dining. The retailers, which are taking a combined 60,000 square feet, will open at Miami Worldcenter in 2022. CIM Group and Miami-based The Comras Co. are leading retail leasing on behalf of Miami Worldcenter Associates, the master developer of Miami Worldcenter. Sephora will occupy more than 6,000 square feet at the World Square Plaza, a 20,000-square-foot public plaza and park that will run along Miami Worldcenter’s 7th Street Promenade. Lucid Motors plans on taking about 23,000 square feet and developing a multi-use facility. The retailer will have a Lucid Studio, which will allow customers to experience the brand and its lineup of luxury electric vehicles. The location will also serve as a service facility and a delivery center. The facility will be located along 1st Avenue and 10th Street. NEW YORK CITY — Newrez LLC, a tech-centric mortgage lending platform, has signed a 25,000-square-foot office lease at 799 Broadway, a 182,000-square-foot building in development at the convergence of Manhattan’s Greenwich Village and Union Square neighborhoods. Josh Kuriloff and Drew Braver of Cushman & Wakefield represented the tenant in the lease negotiations. JLL represented the developer, Columbia Property Trust.
