MILWAUKEE — MPI Corporate Holdings Inc. has renewed its office lease on the second floor of 1123 N. Water St. in Milwaukee. Additionally, the firm has expanded its space from 6,500 to 7,635 square feet to allow for proper social distancing while employees are in the office. Founded in 1996 in Grafton, MPI opened its Milwaukee office in 2017. The downtown office is home to MPI’s sales and marketing division, which provides integrated sales strategies to a variety of business-to-business clients. MASON, OHIO — Deerfield Towne Center, a shopping center in Mason near Cincinnati, is set to welcome three new tenants. COhatch is a coworking, meeting and social space with locations in Ohio and Indiana. AKT is a fitness studio that combines interval, strength and conditioning training with dance. Condado Tacos is a Mexican restaurant with a build-your-own taco concept and an extensive selection of tequilas and margaritas. The Columbus-based restaurant has expanded throughout the Midwest and Pennsylvania. Other recent tenant openings at Deerfield Towne Center include StretchLab, a wellness concept offering customized stretch sessions, and Japanese restaurant Genki Ramen. Built in 2004, Deerfield Towne Center is home to Whole Foods Market, Ashley Furniture, Dick’s Sporting Goods, Bed Bath & Beyond and Crunch Fitness.

DELAFIELD, WIS. — Prescient Capital Management, a boutique private equity firm, has moved its office to a new location in Delafield, about 27 miles west of Milwaukee. The street-level, 3,000-square-foot space better accommodates a growing team, according to Prescient. The office is located at 524 Milwaukee St. Prescient, which specializes in bridge loans ranging from $2 million to $15 million, formerly occupied space at 440 Wells St. in Delafield.

PARSIPPANY, N.J. — Commercial Furniture Transport has signed a 119,366-square-foot industrial lease at 75 Lackawanna Place in Parsippany, about 30 miles west of New York City. The site is located in between Interstate 80 and State Route 46. Scott Perkins of NAI James Hanson represented the landlord, Bee DIC Realty, in the lease negotiations. Howard Weinberg of JLL represented the tenant.

BLOOMINGTON, MINN. — Avtex, a full-service customer experience consulting firm, has renewed its 26,000-square-foot office lease at Northland Center in Bloomington within metro Minneapolis. Northland Center is a two-building, 492,514-square-foot office property. Amenities include a fitness center, hair salon, farmer’s market, café, outdoor lounge area, laundry service, covered parking, bike storage and conference rooms. Bill Rothstein of Cushman & Wakefield provides leasing services for the property. KBS is the landlord. “There has been a lot of discussion as to whether or not companies will continue to lease space as a result of COVID-19 and the shift to remote working models,” says Rod Richerson, regional president with KBS. “This is not something we are seeing across our portfolio. In fact, we are continuing to see companies renew and sign new leases at several of our assets across our portfolio of more than 23 million square feet.”

NEW YORK CITY — Sour Patch Kids has opened a 3,300-square-foot flagship store for children at the corner of Bond Street and Broadway near the SoHo shopping district in New York City. IT’SUGAR, a retailer specializing in candy and similar confections and subsidiary of BBX Sweet Holdings LLC, will operate the store. In addition to offering a range of merchandise, the store will also feature entertainment activities for children, including the making of candy mix, posing for photos with Sour Patch Kids characters and enjoying reimagined sweets such as smoothies, cookies and ice cream.

IRVING, TEXAS — Uline, a provider of packaging and shipping materials for warehouse workers, has signed a 1.1 million-square-foot industrial lease at 2600 Rental Car Drive in Irving. The Wisconsin-based company will lease the entirety of Building 1 within Passport Industrial Park, a 2 million-square-foot development by Trammell Crow Co. and its joint venture partner CBRE Global Investors. Uline plans to take occupancy of the cross-dock distribution center in May 2021. Development of the park, which comprises four buildings situated on 130 acres, began in December 2018.

HOUSTON — Locally based brokerage firm Finial Group has negotiated a 19,800-square-foot lease at 1646 Rankin Road in Houston. The space is located within Central Green Business Park, a 331,000-square-foot development near George Bush International Airport. Doc Perrier and Jason Gibbons of Finial Group represented the tenant, Rubicon Ventures LLC, in the lease negotiations. Jeremy Lumbreras of Stream Realty Partners represented the landlord.

SECAUCUS, N.J. — Burlington will open a store at Mill Creek at Harmon Meadow, a 306,000-square-foot retail power center in the New York City suburb of Secaucus. The center, which houses tenants such as Kohl’s, T.J. Maxx and Bob’s Discount Furniture, is part of the 200-acre Harmon Meadow mixed-use development. Burlington will occupy a space formerly leased to Sports Authority and has not yet established an opening date. Sidney Singer of Levin Management Corp. represented the landlord, New York Life Real Estate Investors, in the lease negotiations.

RENTON, WASH. — Denver-based EverWest Real Estate Partners has completed the $29.5 million acquisition and partial sale-leaseback of an industrial building located at 851 SW 34th St. in Renton, about 14 miles south of downtown Seattle. Alliance Packaging sold the property and executed a leaseback for a portion of the asset. Totaling 164,332 square feet, the property features 26-foot clear heights, dock-high and grade-level doors in a cross-dock configuration and 5,000 amps of heavy power. Alliance Packaging will continue to occupy 82,019 square feet of the property under a long-term lease agreement. The remaining 82,313 square feet, including 13,440 square feet of office space, is available for immediate lease. Ryan Madson provided in-house representation for EverWest, while Arie Salomon and Jeff Forsberg of NAI Puget Sound Properties represented Alliance Packaging in the transaction.
