ATLANTA — KBS, on behalf of PRIME US REIT, has signed a four-floor lease extension with business law firm Arnall Golden Gregory LLP for headquarters office space in Atlanta. The 510,268-square-foot, Class A office building is situated at 171 17th St. within Atlantic Station, a mixed-use village in Atlanta’s West Midtown district. Built in 2004, the office property is a 21-story building that includes an onsite café, EV car-charging stations, onsite carwash/detail, conference center and shuttle service, valet and outdoor tenant patio amenity space. KBS recently completed several improvements to 171 17th Street, including transforming the café, changing the patio into an outdoor tenant lounge and completing an upgrade to the conference room. The property is also the first LEED Silver Core & Shell-certified building constructed in the world, according to KBS. The property is part of Singapore-based PRIME US REIT’s portfolio. Newport Beach, Calif.-based KBS serves as the U.S.-based asset manager for the portfolio. Glenn Kolker and Sonia Winfield of Cushman & Wakefield represented KBS in the lease transaction. MAPLE GROVE, MINN. — Pelican BioThermal has leased 117,242 square feet of distribution and production space at 10100 89th Ave. in Maple Grove, a suburb of Minneapolis. The company manufactures temperature-controlled packaging solutions for the transport of pharmaceuticals, vaccines, ventilators and blood supplies. Pelican BioThermal is expanding and relocating its headquarters from 70,000 square feet in Plymouth, Minn. Jared Scaringe, Ryan Foley and Mike Bowen of CBRE represented the tenant in the lease negotiations. The landlord was not disclosed.
ROSEMONT, ILL. — Colliers Chicago has renewed its 34,012-square-foot office lease at 6250 N. River Road in Rosemont. Colliers, which has been a tenant in the building since 2004, plans to embark on a multi-million dollar renovation of its existing floor. The property, One O’Hare Centre, spans 380,000 square feet. Amenities include a conference center, café, tenant lounge and fitness center. Darryl Silverman and David Florent of Colliers represented the tenant, while Francis Prock and Jon Connor of Colliers represented ownership, MDC Property Services and Nicola Crosby Real Estate. In addition to being a tenant, Colliers serves as the leasing agent for the property.
PITTSBORO, N.C. — Developer ECO Group has signed leases for 18 new tenants at MOSAIC at Chatham Park, a 44-acre, $180 million entertainment and lifestyle destination underway at Highway 501 and Russet Run Road in Pittsboro, about 34 miles from Raleigh. With the addition of the new tenants, 96 percent of MOSAIC’s retail space completed or under construction is now leased. New restaurant tenants joining the project include Hops and Berry, a 5,000-square-foot self-serve tap house and restaurant; O’Ya Cantina, a 1,500-square-foot Latin eatery that has a sister location in Chapel Hill; Jersey Mike’s Subs in a 2,385-square-foot space; and Greek Kouzina in a 1,675-square-foot space. Several new office tenants have committed to move into MOSAIC’s two-story mixed-use building, including CE Group, Finley Design, Lee-Moore Capital, Sanford Contractors Inc. and MOSAIC’s property management office staffed by Kane Realty Corp. With the new office tenants, 45 percent of the 88,000-square-foot office, technical and creative space is now leased. New service providers joining MOSAIC include a 2,500-square-foot Lux Nail Salon; a 1,050-square-foot Harris & Co. Insurance; and a 1,550-square-foot CMG Financial Mortgage. SUGAR LAND, TEXAS— PG Golf, a supplier of recycled and refinished golf balls, has signed an 87,214-square-foot industrial lease at 12520 W. Airport Blvd. in the southwestern Houston suburb of Sugar Land. Darryl Noon and Nick Peterson of Transwestern represented the undisclosed landlord in the lease negotiations. CHICAGO — Law firm Cooley has signed a 30,000-square-foot office lease at Bank of America Tower in Chicago. Cooley is slated to relocate from its current coworking space to the new property in the second quarter of 2022. Developed by Howard Hughes Corp. and Riverside Investment & Development Co., Bank of America Tower is located at 110 N. Wacker St. It rises 55 stories and spans 1.5 million square feet. Other tenants at the building include HPS Capital Partners, Longshore Capital Partners, Chartwell Financial Advisory and SE Capital. Cooley launched its Chicago office in May of this year.
HOUSTON — National Property Holdings is nearing completion of Republic Business Center, a 157-acre industrial project located at 11333 N. Gessner Road in northwest Houston. The locally based developer has signed two Forbes 100 tenants to occupy the entirety of the property: The Home Depot has committed to 657,600 square feet, and Amazon has committed to 141,360 square feet. The opening of these two new facilities is expected to bring about 1,000 new jobs to the region. Robert Alinger of Colliers International represented the landlord in both sets of lease negotiations.
KALAMAZOO, MICH. — Burlington Stores has signed a lease to open a 26,928-square-foot store at Maple Hill Pavilion in Kalamazoo. The retailer will occupy space adjacent to Hobby Lobby. ShopOne Centers REIT Inc. owns Maple Hill Pavilion, which is home to tenants such as Marshalls, Old Navy, Five Below and Ulta. Burlington plans to open this fall and will offer men’s, women’s, children’s and baby apparel, along with footwear, home décor and pet supplies.
FAIRFIELD, N.J. — Questar, a provider of packaging products and services to the waste industry, has signed a 37,000-square-foot industrial lease in the Northern New Jersey community of Fairfield. Torsten Thaler, John Wilkinson, Chuck Fern, Jason Barton, Thomas Tucci and Stephen Shoemaker of Cushman & Wakefield represented Questar in the lease negotiations. AUSTIN, TEXAS — Arrive Logistics, a locally based freight brokerage firm, has signed a lease extension and expansion at MetCenter Business Park in Austin. The privately held company renewed its 78,000 square feet of space within Buildings 14 and 15 at MetCenter and also leased an additional 38,000 square feet within Building 15. Other tenants at MetCenter, which is owned by Dallas-based Mohr Capital, include Amazon, Ascension Seton, Texas Health & Human Services Commission and Power Home Remodeling.
