ALLENTOWN, PA. — NAI Summit has negotiated an 8,400-square-foot, long-term industrial lease at 1032-1036 N. Irving St. in Allentown. The property recently received more than $100,000 in capital improvements and now houses an office and a showroom in addition to warehouse space. Jay Haines of NAI Summit represented the tenant, JJC Flooring LLC, and the undisclosed landlord in the lease negotiations.

PURCHASE, N.Y. — Newmark Knight Frank (NKF) has negotiated a 25,000-square-foot office lease for law firm Milber Makris Plousadis & Seiden LLP at 100 Manhattanville Road in Purchase, located north of New York City in Westchester County. The four-story building spans 290,631 square feet, is situated on 23.8 acres and features a full-service cafeteria, fitness center and a concierge desk. Patricia Valenti of NKF represented the tenant in the lease negotiations. Lawrence Ruggieri, also with NKF, represented the landlord, RPW Group Inc.
BASKING RIDGE, N.J. — Mendham Capital Management, an affiliate of Raymond James, has signed a 3,243-square-foot office lease extension in the Northern New Jersey city of Basking Ridge. Rick Genthe and Sean O’Brien of Lincoln Property Co. represented the landlord, CIG Properties, in the lease negotiations. Lee Barnes of Woodman Group represented the tenant.
CHICAGO — NorthPoint Development has selected Cushman & Wakefield to market the three remaining sites at Commerce Park Chicago. The sites offer up to an additional 1.9 million square feet of Class A industrial space. Located at the former Republic Steel site in Chicago’s Hegewisch neighborhood, Commerce Park Chicago is a 2.4 million-square-foot industrial park. Larry Goldwasser, Jason West and Colin Green of Cushman & Wakefield will represent Kansas City-based NorthPoint in both for-lease and build-to-suit opportunities.
GALESBURG, ILL. — Corteva Agriscience has leased 300,000 square feet at a former Maytag facility located at 1801 Monmouth Blvd. in Galesburg, about 45 miles northwest of Peoria. Corteva is an agricultural chemical and seed company. Phoenix Investors owns the building, which has been vacant since Maytag closed the plant over a decade ago. Phoenix purchased the facility in June 2019. Corteva will take occupancy this fall once renovations are completed.
PHOENIX — Empire Metal Products Inc. has leased a 42,000-square-foot industrial building in Phoenix. David Wilson and Carter Wilson of DAUM Commercial Real Estate Services negotiated the 10-year lease on behalf of the tenant and the landlord, a private investor. Empire, a metal production company specializing in sheet metal, stainless steel, aluminum and copper, is relocating and expanding from its current Phoenix headquarters. Empire’s new facility sits on 2.2 acres at 2362 W. Shangri-la Road within the Metro Industrial Center. The fully air-conditioned building features a clear height of 18 feet and 125 car parking spaces.
IRVING, TEXAS — Lee & Associates has negotiated a 375,000-square-foot industrial lease for meal kit provider HelloFresh at 2700 Market St. in Irving. The newly built facility, which is located within Gateway Logistics Center, will function as the company’s largest distribution center. Trey Fricke and Reid Bassinger of Lee & Associates’ DFW office, along with Dennis Smeck and Justin Myers of the firm’s New York City office, represented HelloFresh in the lease negotiations. Mark Hayes of HPI Real Estate Services & Investments represented the landlord. HelloFresh expects to take occupancy of the facility in March 2021.
AUSTIN, TEXAS — Auctane, a subsidiary of stamps.com and a provider of software for the e-commerce industry, has signed a 105,385-square-foot office lease at The Grove at Shoal Creek, a mixed-use development located at 4301 Bull Creek Road in Austin. Developed by a joint venture between MileStone Community Builders and Castletop Capital, The Grove at Shoal Creek is a 76-acre destination with office, retail and residential uses. John Gump and Kelly Woodruff of CBRE represented Auctane in the lease negotiations. Travis Dunaway of Endeavor Real Estate Group represented the landlord.
HOUSTON — Energy firm Momentum Midstream has renewed its 22,575-square-foot office lease renewal at 600 Travis St. in downtown Houston. Mark Russell of Newmark Knight Frank represented the tenant in the lease negotiations. Michael Anderson, Diana Bridger, Margaret Elkins and Brad Beasley of Cushman & Wakefield represented the landlord, a partnership between Hines and Cerberus Capital Management. At 75 stories, 600 Travis is the tallest building in Texas and offers a 7,000-square-foot fitness center, a 280-seat auditorium and 12 floors of parking.
JERSEY CITY, N.J. — Locally based provider Englewood Health will open a 53,222-square-foot medical office at 2 Journal Square, a 325,000-square-foot building in Jersey City. The space will include medical offices for orthopedics, pain medicine, primary care, diabetes, OB/GYN, cancer, cardiology, pulmonology, urology and colorectal surgery. In addition, there will be onsite urgent care, breast screening and imaging, an infusion center and a laboratory. Greg Barkan, Remy deVarenne and Sam Bernhaudt of CBRE represented Englewood Health in the 15-year lease agreement. GAIA Real Estate owns the building and recently completed a multimillion-dollar renovation of it.
