DALLAS — Eatery Essentials, a provider of food storage containers and the U.S. subsidiary of Taiwanese supplier Vigour Pak, will relocate its corporate headquarters and primary manufacturing and warehousing operations to a 400,000-square-foot facility in Dallas. The facility will be located at 2425 Danieldale Road on the city’s south side and is expected to be operational by October. Eatery Essentials anticipates that the move will create about 150 new jobs.
ARLINGTON, TEXAS — Lee & Associates has negotiated a 41,830-square-foot industrial lease at 4100 New York Ave. in Arlington. According to LoopNet Inc., the property was built in 2018 and spans 110,468 square feet. Adam Graham and Mark Graybill of Lee & Associates represented the landlord, Boston-based Cabot Properties, in the lease negotiations. David Eseke and Gary Collett of Cushman & Wakefield represented the tenant, Wastequip Manufacturing Co., a Charlotte-based manufacturer of trash containers, compactors and other waste management equipment.
CHICAGO — Conor Commercial Real Estate has negotiated a 316,550-square-foot industrial lease with an e-commerce retailer for the entirety of its Last Mile Logistics Center I-55 in Chicago’s Gage Park. The tenant is Amazon, according to Crain’s Chicago Business. The facility is located at the corner of 51st Street and St. Louis Avenue. The tenant plans to use the building as a last-mile distribution facility, serving residents in Chicago and the surrounding areas. Positioned on 19.5 acres, the project features 55 truck dock positions, four drive-in doors and 74 trailer stalls. Larry Goldwasser, Colin Green, Matthew Cowie and Jason West of Cushman & Wakefield represented Conor in the lease transaction. Last Mile Logistics Center I-55 provides direct access to more than 5.2 million people within a 30-minute drive, according to Conor.
MILWAUKEE — Bell Ambulance Inc. has signed a 10-year, 25,000-square-foot industrial lease at 2842 S. 5th Court in Milwaukee. Bell will primarily use the space as a central location for the servicing of its fleet of vehicles, as well as office and storage use. The company, which began operations in 1973 with three ambulances in one location, has grown to over 65 ambulances in multiple locations. David Ferron of Cushman & Wakefield | Boerke negotiated the lease, which fills the remaining vacancy at the 48,862-square-foot property. ATWU LLC is the landlord. Mercy Hill Church is the other tenant.
FLOWER MOUND, TEXAS — Engineering and logistics firm Communication Test Design Inc. (CTDI) has signed a 185,344-square-foot industrial lease at Lakeside Ranch 1001 in the northern Fort Worth suburb of Flower Mound. The deal brings the 634,564-square-foot building to full occupancy. Ken Wesson of Lee & Associates and John Morrissey of Jackson Cross represented the tenant in the lease negotiations. Matt Hyman handled negotiations internally for the landlord, Duke Realty, with JLL’s Craig Jones, Tom McCarthy and Fred Ragsdale serving as listing agents for the property.
HOUSTON — Ryan LLC, a Dallas-based provider of tax services and software, has signed a lease to relocate its Houston office to a 66,750-square-foot space at Park Towers in Houston’s Uptown/Galleria neighborhood. The property consists of two 18-story buildings totaling 545,242 square feet. Doug Little, David Baker, Kelli Gault and Jack Scharnberg of Transwestern represented the landlord, Regent Properties, in the lease negotiations. The representative of the tenant was not disclosed.
PINELLAS PARK, FLA. — Commercial Partners Realty has negotiated the sale-leaseback of a 94,000-square-foot industrial building in Pinellas Park. Woodhill Real Estate LLC acquired the asset for $6 million. The seller and tenant, Nautical Structures, specializes in manufacturing, designing, distributing and engineering yachting equipment. The property spans five acres and is situated at 7301 114th Ave., 20 miles west of downtown Tampa. Scott Clendening of Commercial Partners Realty represented the seller in the transaction.
HOUSTON — An undisclosed global financial services firm has signed a 250,000-square-foot office lease at 600 Travis Street, a 1.7 million-square-foot building in downtown Houston that is also known as the JPMorgan Chase Building. The 75-story property, which is the tallest building in the city, will soon be renovated to upgrade its lobby, exterior plaza, collaborative workspace and conference center. Michael Anderson, Diana Bridger and Margaret Elkins of Cushman & Wakefield, along with Chanse McLeod of law firm Hunton Andrews Kurth LLP represented the landlord, a partnership between Hines and Cerberus Capital Management, in the lease negotiations.
GRAND PRAIRIE, TEXAS — Locally based investment firm SkyWalker Property Partners has expanded and relocated its metroplex office headquarters to Brookhollow Riverside, a 119,314-square-foot building in Grand Prairie that the company originally purchased in 2006. SkyWalker relocated from Arlington, where it has operated for the past 12 years, and has since added three full-time professionals to its team.
HOUSTON — Poynter Commercial Properties Group has negotiated a 20,270-square-foot office lease expansion at 11700 Katy Freeway in Houston. The 14-story property spans 325,000 square feet. Kevin Poynter and Peyton Poynter of Poynter Commercial represented the landlord, an affiliate of ATCAP Partners, in the lease negotiations. David Bale and Don Foster of JLL represented the tenant, human resource consulting firm Robert Half International.
