LENEXA, KAN. — The One Bridal will open at City Center Lenexa in Kansas beginning late this summer. The boutique will occupy 5,012 square feet on the ground floor of Penn III at The District. The One will offer one of the largest selections of bridal designers in metro Kansas City, as well as in-house alterations, complimentary dress storage and steaming, custom dress design, private bridal suites and a separate area for bridesmaid, mother of the bride and flower girl dresses. Prior to opening, the boutique will offer virtual bridal appointments. Ashley Jones is the owner of The One. Erin Johnston of Copaken Brooks represented the landlord, Copaken Brooks, in the lease transaction. When fully developed, City Center Lenexa will consist of more than 2 million square feet, including nearly 1 million square feet of office and retail space.

MIAMI — Colliers International has negotiated ECU Worldwide’s 164,432-square-foot industrial lease renewal in Miami. The space at 2401 NW 69th St. has been ECU’s long-term home. The new lease is for a period of a little more than eight years and is valued at more than $10 million. ECU specializes in global multi-modal transport and warehousing services. The property is situated eight miles northwest of PortMiami and nine miles north of downtown Miami. Jonathan Kingsley and Ryan Goggins of Colliers represented the tenant in the transaction. Stephen Panos of Annapolis, Md.-based Realterm internally represented the landlord.
FirstBank Signs 52,000 SF Office Lease to Anchor One22One Broadway in Downtown Nashville

NASHVILLE, TENN. — FirstBank has signed a 52,000-square-foot office lease to move its headquarters to One22One Broadway in downtown Nashville. FirstBank will occupy the 13th and 14th floors of the planned 24-story tower. FirstBank has the right to expand its footprint within the building to more than 100,000 square feet. The developer, GBT Realty, expects to deliver the 365,000-square-foot building in 2022. Frank Thomasson, Taylor Hillenmeyer, Janelle Gallagher and Byran Fort of CBRE represented the landlord in the lease transaction. FirstBank is currently headquartered at 211 Commerce St., less than a mile from One22One Broadway.
ARLINGTON, TEXAS — Stream Realty Partners has negotiated a 52,032-square-foot industrial lease at 2910-2920 E. Avenue F in Arlington. According to LoopNet Inc., the property was built in 1968 and totals roughly 226,000 square feet. Luke Davis, Sarah Ozanne and James Mantzuranis of Stream Realty represented the landlord, Alpha Trinity LLC, in the lease negotiations. Wells Commercial Real Estate represented the tenant, logistics firm JMV Transport LLC.
CHICAGO — Focal Point LLC has leased a 60,000-square-foot industrial building located at 4400 W. 45th St. in Chicago. The company manufactures architectural lighting products. Jeff Locascio and Chris Wilbur of Entre Commercial Realty represented the tenant in the lease transaction. Colin Green and Larry Goldwasser of Cushman & Wakefield represented the landlord, Talos Capital.
HOUSTON — Law firm Weycer, Kaplan, Pulaski & Zuber PC has signed a 16,768-square-foot office lease at Weslayan Tower, a 20-story building located at 24 Greenway Plaza in West Houston. Granite Properties owns the 509,077-square-foot, Class A building, which features a recently upgraded lobby, fitness center and outdoor workspace. Kevin Kushner of CBRE represented the tenant in the lease negotiations. Jon Dutton and Steve West represented Granite Properties internally.
Colliers Arranges 54,312 SF Industrial Lease for Electronics Company in West Columbia, South Carolina

WEST COLUMBIA, S.C. — Colliers International has arranged a 54,312-square-foot industrial lease for Shiyu Electronics USA in West Columbia. The property is located at 128 McQueen St., seven miles southwest of downtown Columbia. China-based Shiyu Electronics supplies parts for washing machines that are produced in Samsung’s plant in Newberry, S.C., about 50 miles from 128 McQueen St. The building at 128 McQueen spans 170,195 square feet and is now fully leased to Shiyu Electronics, Morrisette Paper Co. and plastic fabrication company Carolina Container. Chuck Salley, Dave Mathews, Thomas Beard and John Peebles of Colliers represented the tenant in the transaction. The landlord was not disclosed.
Logistics Firm Cryoport Signs 20,000 SF Industrial Lease in Morris Plains, New Jersey

MORRIS PLAINS, N.J. — Third-party logistics provider Cryoport, which provides climate-controlled distribution services for biopharmaceutical and animal health organizations, has signed a 20,000-square-foot industrial lease in Morris Plains, approximately 35 miles west of New York City. Cryoport is relocating from Livingston, New Jersey, to a space that is located inside a 55,000-square-foot distribution facility at 900 American Road. Robert Donnelly Jr. of Cushman & Wakefield represented Cryoport in the lease negotiations. Gregory Sabato and Scott Peck of Resource Realty represented the landlord, Commercial Realty Group of Parsippany.
BURLINGTON, N.J. — Wolf Commercial Real Estate (WCRE) has negotiated a 2,918-square-foot office lease for Vitality Hospice Care in Burlington, a southern suburb of Trenton. The space is located within a 63,400-square-foot office building at 460 Veterans Drive. The Class B office property was constructed in 1984 and offers convenient access to the New Jersey Turnpike, the New Jersey Transit River Line station and Interstate 295. Kevin Coleman and Victor DeJesus of WCRE represented Vitality Hospice Care in the lease negotiations. The team also represented the landlord, H & W Holding Group LLC.
HOUSTON — Google has leased office space at 3663 Washington Ave. in the Buffalo Heights mixed-use development in Houston, according to reports from several local media outlets, including The Houston Chronicle, which first reported the news. The office will be Google’s first in Houston and will serve the California-based tech giant’s cloud technology sales division. CultureMap Houston, a publication covering the city’s lifestyle and restaurant scene, reports that the office will open in early 2021. Buffalo Heights is a mixed-use development by BKR Memorial and Midway that features office and multifamily uses, as well as a retail component anchored by an H-E-B grocery store.
