DETROIT — Domino’s Pizza has leased 1,904 square feet of retail space at the Studio One mixed-use development in Midtown Detroit. The property includes multiple stories of luxury apartments as well as national retailers such as Walgreens, Poke Poke and The UPS Store. Michael Murphy and Tjader Gerdom of Gerdom Realty & Investment represented the tenant, while Greg Newman of Keystone Commercial Real Estate represented the undisclosed landlord.

NEW YORK CITY — Spectrum Reach has signed an 11-year, 55,848-square-foot office lease in Midtown Manhattan. The advertising sales business of Charter Communications will relocate from 1633 Broadway to the 26th and 27th floors of 3 Times Square, a 30-story building that was originally constructed in 2001 as the headquarters for Reuters, this fall. Robert Stillman, Cara Chayet and Liz Lash of CBRE represented Spectrum Reach in the lease negotiations. Ron Lo Russo, John Cefaly, Paige Engeldrum, Lou D’Avanzo, Mike Burgio and Dan Organ of Cushman & Wakefield, along with internal agent Thomas Keating, represented the landlord, Rudin.

SUGAR LAND, TEXAS — Edloe Health Network has opened a 16,100-square-foot medical office building in Sugar Land, a southwestern suburb of Houston. The provider occupies 5,600 square feet of the building, and 8,000 square feet is leased to the Texas Advanced Surgery Center. Houston-based Identity Architects and Identity Built served as the architect and design-build firm for the project. JLL spearheaded leasing efforts at the property.

JOLIET, ILL. — RJW Logistics Group has signed a full-building, 976,954-square-foot industrial lease at 2903 Schweitzer Road in Joliet. CenterPoint Properties owns the distribution center, which is adjacent to the newly built Houbolt Road Extension bridge over the Des Plaines River. The facility was built in 2023. Dan Leahy and Adam Roth of NAI Hiffman represented CenterPoint in the lease. RJW, a third-party logistics company servicing consumer packaged goods retailers, employs more than 1,600 people in the Chicago and Dallas areas.

NEW YORK CITY —Gardiner & Theobald, an independent construction and property consulting firm, has signed a 27,500-square-foot office lease renewal at 535-545 Fifth Avenue in Midtown Manhattan. The lease term is five years. Omar Sozkesen of The Moinian Group represented the landlord in the lease negotiations on an internal basis. Evan Fiddle of CBRE represented the tenant.

CALHOUN, GA. — Halpern Enterprises has signed Ulta Beauty to an 8,514-square-foot lease at Indian Hills, a 128,730-square-foot shopping center located at 429 Highway 53 E in Calhoun, about 65 miles northwest of Atlanta. Shelley Jordan Bell of Atlantic Realty represented Ulta Beauty in the lease transaction. Dan Gagne of Halpern represented the landlord internally. The Atlanta-based landlord also recently executed a 23,000-square-foot lease with Marshalls to anchor the center. Situated within a half-mile of I-75, Indian Hills was 98 percent leased to tenants including Tractor Supply Co., Ross Dress for Less, Five Below, Mattress Firm, Hibbett Sports, GNC, PT Solutions, Cato and The UPS Store. The shopping center also features separately owned parcels occupied by Taco Bell, Chick-fil-A and Captain D’s.

HOFFMAN ESTATES, ILL. — Recent additions at Bell Works Chicagoland in Hoffman Estates include global medical device and solutions provider Arjo, indoor golf facility Swing Loose, interactive gaming and entertainment experience Game Night Out, Indonesian specialty retailer LeGenda, video installation gallery Cameos of Street Life, local media company Love Local Media Agency and French-inspired gluten-free bakery Musing Baker. The new and expanded office and retail leases represent an additional 73,500 square feet at the property. In addition to the new tenants, Convergint, an existing tenant specializing in technology solutions, has expanded its footprint by an additional 17,400 square feet of office space and 10,000 square feet of warehouse space. Convergint’s space now totals 92,400 square feet. Inspired by Somerset Development is the developer behind Bell Works Chicagoland, the redevelopment of the former AT&T corporate campus.

PARAMUS, N.J. — German discount grocer Lidl has opened a 25,000-square-foot grocery store in the Northern New Jersey community of Paramus. The store is housed within a freestanding building at 651 U.S. Route 17 and offers Lidl’s traditional selections of cured meats and cheeses, as well as a bakery. Lidl expects the store opening to create about 25 new jobs within the community.

RESTON, VA. — Comstock Holding Cos. Inc. has signed FM Global, an international commercial property insurance and loss prevention firm, to a 32,000-square-foot office lease in Northern Virginia. The tenant will occupy space at 1906 Reston Metro Plaza, an office building within the 90-acre Reston Station mixed-use development. FM Global is joining other Reston Station tenants including Google, ICF International and Spotify. Last month, Comstock signed CARFAX to lease 87,000 square feet at 1906 Reston Metro Plaza, which will serve as the automobile history reporting platform’s corporate headquarters.

FORT WORTH, TEXAS — Fonroche Lighting, a French provider of solar-powered streetlights, has opened a 20,088-square-foot headquarters facility in Fort Worth. Fort Worth-based Empire Holdings designed and built the facility, which is located within Campus Industrial Park on the city’s southeast side. The space features customized elements for engineering, sales and production departments, as well as floor-to-ceiling glass windows, exposed ceilings, private and communal office spaces, purpose-built cargo docks, oversized automatic overhead doors and storage and freight handling areas.
