BENSENVILLE, ILL. — H. Betti Industries Inc. (HBI) has signed a 41,168-square-foot industrial lease at 350 N. York Road in Bensenville near O’Hare International Airport. HBI distributes amusement, vending and audio-visual equipment, including parts and services for video games, pinball machines, jukeboxes, pool tables and currency changers. Beginning in August, the company will consolidate two of its existing operations — a 25,000-square-foot distribution center in Bensenville and a smaller satellite location in Wood Dale — at the new location. Owned by Prologis, 350 N. York Road features a clear height of 32 feet, 10 loading docks and office and showroom space. John D’Orazio of Colliers International represented HBI in the lease.

DALLAS — Tricon Precast, a provider of concrete products, has signed a 98,259-square-foot industrial lease at 5200 E. Grand Ave., a few miles east of downtown Dallas. According to LoopNet Inc., the property features 19-foot clear heights and 200 parking spaces. Josh Barnes and Canon Shoults of Holt Lunsford Commercial represented the landlord, HLC Investments, in the lease negotiations. Matthew Perry-Miller of Laughlin Commercial Realty Group represented the tenant.

SAN ANTONIO — NAI Partners has negotiated an 11,380-square-foot industrial lease at Isom Business Center, a 175,000-square-foot development in north central San Antonio. The property consists of three buildings that offer 18-foot clear heights and both grade-level and dock-high loading doors. Carlos Marquez and Colten Courtney of NAI Partners represented the tenant, solar products distributor Solwel, in the lease negotiations.

PORT CHESTER, N.Y. — Target has signed an 89,781-square-foot retail lease to occupy a two-story space at Gateway Port Chester, a 494,000-square-foot, open-air retail center located near the New York-Connecticut border. An opening date has not yet been determined. Jessica Curtis of CBRE represented the landlord, a partnership between M&J Wilkow and MetLife Investment Management, in the lease negotiations. Jeff Howard of Ripco represented Target. Other tenants at the center include HomeGoods, Ulta Beauty and Old Navy.

BALTIMORE — Armada Hoffler Properties and WeWork have mutually agreed to terminate WeWork’s 69,000-square-foot office lease at Wills Wharf in Baltimore’s Harbor Point neighborhood. The New York City-based coworking company was slated to occupy the top two stories of the office portion of Wills Wharf. A Canopy by Hilton hotel will be situated on the top four floors of the 12-story, 325,000-square-foot building. Armada Hoffler has begun marketing the space again to join other office tenants, which include EY, Jellyfish and Bright Horizons. WeWork also terminated its lease with landlord Columbia Property Trust at 189 Madison Ave. in New York City.

ALLEN, TEXAS — Perdure Petroleum, an energy company that specializes in using carbon dioxide systems to boost production, has signed a 17,212-square-foot office lease in the northeastern Dallas suburb of Allen. Perdure will relocate to 1101 Central Expressway S. in the fourth quarter, a move that expands the company’s office footprint by about 10,000 square feet. Jared Laake and Susan Singer of Bradford Commercial Real Estate Services represented the landlord, 1101 SCE LLC, in the lease negotiations. Jan Elwell of JE Commercial Realty LLC represented the tenant.

ELIZABETH, N.J. — Major Kitchen Cabinet Inc. has signed a 75,000-square-foot industrial lease at 502 York St. in Elizabeth, located just south of Newark. The wholesale cabinet provider will be expanding from a 40,000-square-foot space in Brooklyn when the full-building lease commences later this year. The new space features 22-foot clear heights and six loading docks. Locally based investment firm Elberon Development Group owns the property, having acquired it in 2015 at full occupancy.

MELROSE PARK, ILL. — SignCo, a local print, design and sign manufacturing company, has leased 19,800 square feet of industrial space at 1975 Cornell Ave. in Melrose Park, a western suburb of Chicago. The multi-tenant building spans 45,000 square feet. Michael Plumb and Brad Simousek of Lee & Associates represented the undisclosed landlord in the lease transaction. Ryan Kehoe of Lee & Associates represented the tenant. In May, Kehoe also represented SignCo when it sold its 6,900-square-foot building at 1327 N. 31st St. in Melrose Park. Keller Williams represented the buyer, Midwest AutoBody, in the sales transaction that occurred in May.

JOHNSON CITY, TENN. — Washington Prime Group (WPG) has signed Chipotle Mexican Grill and Chicken Salad Chick to the tenant roster of The Mall at Johnson City, a mall in Johnson City that is currently being redeveloped. The two eateries are expected to open in spring 2021. Other new and committed tenants include HomeGoods, which will replace the former Sears department store; Palmetto Moon, a Southern apparel retailer that opened in June; and Rose & Remington and Curve & Cloth, which are set to open next spring. WPG is renovating the interior common areas and exterior entrances, which will include aesthetic upgrades such as new seating, lighting, flooring and finishes. Existing tenants at the mall include Belk, Build-A-Bear Workshop, Champs Sports, Chick-fil-A, Dick’s Sporting Goods, Forever 21, GameStop, Hot Topic, JC Penney, Ulta Beauty and Victoria’s Secret. WPG reopened the mall in early May following a temporary shut down due to the COVID-19 outbreak.

STAFFORD, TEXAS — NAI Partners has negotiated a 20,000-square-foot industrial lease renewal at 10101 Stafford Centre Drive in the southwestern Houston suburb of Stafford. Chris Caudill of NAI Partners represented the undisclosed landlord in the lease negotiations. Jarret Venghaus of JLL represented the tenant, educational software provider Intelliworks LLC.
