ARLINGTON, TEXAS — QFC Industries, a Texas-based hardware supplier, has signed a 26,250-square-foot industrial lease at Forum 303 Crossing in Arlington. The company will occupy space at Building A, which spans 172,632 square feet, according to LoopNet Inc. Michael Stanzel of NAI Robert Lynn represented the tenant in the lease negotiations. Steve Koldyke of CBRE represented the undisclosed landlord.

IRVING, TEXAS — Stream Realty Partners has negotiated an 18,898-square-foot industrial lease at Jetstar Service Center, a 98,000-square-foot building located at 8181 Jetstar Drive in Irving. Ryan Boozer and Mac Hall of Stream Realty Partners represented the tenant, e-commerce firm Fulfillment by Eagle LLC, in the lease negotiations. Transwestern represented the landlord, Denver Third Creek LLC.

CHICAGO — Boutique fitness concept Studio Three has signed a 10,000-square-foot lease at 333 N. Green, a new office building in Chicago’s Fulton Market. Studio Three, which offers cycling, yoga and interval classes, is slated to open in the first quarter of 2021. The Chicago-based business currently operates two studios in Lincoln Park and River North. Sterling Bay owns the 555,000-square-foot 333 N. Green, which opened in December and is now 87 percent leased. Sterling Bay plans to move its corporate headquarters to the 19-story building this summer.

CRANFORD, N.J. — Newmark Knight Frank (NKF) has negotiated a 35,000-square-foot office lease for the new headquarters of law firm Lerner David in Cranford, a western suburb of New York City. Located at 20 Commerce Drive, the building features a cafeteria, conference centers and direct access to the Garden State Parkway. Lerner David moved its operations from Westfield, New Jersey, where it had operated for nearly all of its 50-year history. Architecture firm Kimmerle Group designed the office build-out for Lerner David. David Simpson of Newmark Knight Frank represented the firm in the lease negotiations. Signature Acquisitions is the owner of 20 Commerce Drive.

NEW YORK CITY — PhotoShelter, a photography and videography support service, has signed a 23,300-square-foot office lease for its new headquarters in Manhattan’s Financial District. The space is located on the 19th floor of 111 Broadway, a 22-story, Class A office building constructed in 1905. Amenities include a fitness center, indoor swimming pool and outdoor lounge. The 484,901-square-foot building and its neighboring tower at 115 Broadway are collectively known as Trinity Centre. Montroy DeMarco Architecture LLP designed PhotoShelter’s office build-out. Capital Properties own the building. CBRE is the building’s leasing agent.

CARROLLTON, TEXAS — Image Micro Spare Parts, a California-based provider of computer and printer parts, has signed a 42,415-square-foot industrial lease at Luna Distribution Center in the northern Dallas suburb of Carrollton. The property was built in 1998 and spans approximately 250,000 square feet. Eric Crutchfield and Mac Hall of Stream Realty Partners represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.

KANSAS CITY, MO. — Superior Moving & Storage has signed an 86,363-square-foot industrial lease at Copaken Brook’s Downtown Business Park in Kansas City. The property is located at 3177 Mercier St. A local moving company founded in 1914, Superior began leasing 35,000 square feet at the building in 2014 for storage purposes. The company sold a separate facility and consolidated all operations at the Mercier Street property.

DAVISON, MICH. — Domino’s Pizza has leased 3,000 square feet at Davison Village Shopping Center in Davison, about 10 miles east of Flint. Domino’s will occupy space that was formerly home to YaYa’s Chicken. The property, which is anchored by The Salvation Army, is located on State Road. Michael Murphy and Tjader Gerdom of Gerdom Realty & Investment represented Domino’s in the lease transaction.

NEW YORK CITY — Hickory Lane Capital Management has signed a 2,100-square-foot office lease for its new headquarters in Manhattan’s Garment District. The firm signed a three-year lease for space on the seventh floor of an office building located at 530 Seventh Ave. The building features a 30,000-square-foot co-working space, which serves as an amenity to all tenants and offers additional office spaces and conference rooms. Brian Neugeboren, Nicole Goetz and Alicia Parente of Savitt Partners represented the undisclosed landlord. Christina Combias of Voro Real Estate represented Hickory Lane.

RICHARDSON, TEXAS — Newline Interactive Inc., a manufacturer of corporate interactive displays, has signed a 48,160-square-foot industrial lease at Parc Northeast, a 434,640-square-foot industrial development located in the northeastern Dallas suburb of Richardson. Josh Barnes of Holt Lunsford Commercial represented the landlord, Jackson-Shaw, in the lease negotiations. Parc Northeast, a newly built speculative property, is now 50 percent leased.
