FLOWER MOUND, TEXAS — Lee & Associates has negotiated a 126,100-square-foot industrial lease renewal at 500 Enterprise Drive in the northern Fort Worth suburb of Flower Mound. According to LoopNet Inc., the property was built in 2003 and spans 462,200 square feet. Reed Parker of Lee & Associates represented the tenant, transportation and logistics firm BFS Services Inc., in the lease negotiations. Sarah Ozanne and Jeremy Kelly of Stream Realty Partners represented the landlord, New York-based Clarion Partners.

GARLAND, TEXAS — Texas Wholesale Computers, a supplier and distributor of finished computers, servers and accessories, has signed an 81,263-square-foot industrial lease at Miller Park North in the northeastern Dallas suburb of Garland. Josh Barnes and Ben Wallace of Holt Lunsford Commercial represented the landlord, Boston-based TA Realty, in the lease negotiations. Andy Goldston of Citadel Partners represented the tenant.

ELIZABETH, N.J. — NAI James Hanson has negotiated a 49,300-square-foot industrial sublease for third-party logistics company Z Brothers Express Inc. in Elizabeth, a suburb of New York City. The space is located within a 143,756-square-foot, Class A industrial building at 560-596 Bercik St. The warehousing and distribution facility sits on 6.4 acres and features nine tailgates, one drive-in door and a clear height of 30 feet. PARSIPPANY, N.J. — North Jersey Dermatology Center (NJDC) has signed a 1,343-square-foot medical office lease in Parsippany, approximately 35 miles west of New York City. The space is situated within Parsippany Commons, a three-story, 54,000-square-foot office building located at 3219 Route 46 East. The lease at Parsippany Commons marks NJDC’s fourth office location, joining its Rockaway, Clifton and Newfoundland offices. The company worked closely with Core Enterprises, the landlord’s in-house design and construction team, as well as Cerminara Architects, to design and execute the build-out of its new office space. Stephen Graziano of Colliers International represented the landlord, Larken Associates, in the lease negotiations.

SOUTH WHITEHALL, PA. — Newmark Knight Frank (NKF) has negotiated a 15,499-square-foot retail lease renewal for Grocery Outlet Inc. in South Whitehall, a western suburb of Allentown. Located at 4680 Broadway Road, the property is part of the 248,533-square-foot Tilghman Square shopping center, which offers convenient access to State Routes 22 and 309 and Interstates 78 and 476. Other tenants include New Vision Theaters, Dollar Tree and Staples. Grocery Outlet Inc. had previously leased the space for 14 years. Michael LaRue of NKF represented Grocery Outlet in the lease negotiations. Larken Associates is the landlord.

PHILADELPHIA — Charlie’s Pizza has signed a 2,000-square-foot retail lease at Morrell Plaza, a 103,000-square-foot shopping center that is located at the intersection of Frankford Avenue and State Route 13 in Philadelphia. A 63,000-square-foot ShopRite supermarket anchors the center. Other tenants include Northeast Cycle, Wingstop, Freedom Credit Union, Rite Aid, T-Mobile, Supercuts, Dunkin’ and Yamato Sushi & Hibachi. Sidney Singer of Levin Management Corp., which serves as the property’s exclusive leasing and managing agent, negotiated the lease on behalf of the landlord.

FLOWER MOUND, TEXAS — Lee & Associates has secured a 198,854-square-foot industrial lease at 1901 Lakeside Parkway in the northern Fort Worth suburb of Flower Mound for asset management and logistics firm TelTech Communications. Completed in 2019, the rear-load property features 32-foot clear heights, 180-foot truck courts and 38 trailer parking spaces. Tom Walrich of Lee & Associates represented the tenant in the lease negotiations. John Fulton and Brett Owens of Transwestern represented the landlord, Denver-based Black Creek Group.

LA PORTE, TEXAS — Boyd Commercial has negotiated a 75,000-square-foot industrial lease for Cottondale Wood Products, an Alabama-based supplier of wooden pallets for the petrochemical industry, in the southeastern Houston suburb of La Porte. The property is situated within two miles of Port Houston’s Barbour’s Cut Terminal. William Carpenter, Greg Barra and David Boyd of Boyd Commercial represented the tenant, which plans to take occupancy later this summer, in the lease negotiations. Jeff Everist of CBRE represented the landlord, Hines.

HOUSTON — O’Reilly Auto Parts has signed a 36,823-square-foot retail lease at Mercado 6 Marketplace, a shopping center located at 7355 Highway 6 S. in Houston. Taki Dallis and Joaquin Orozco of RESOLUT Real Estate represented the undisclosed landlord in the lease negotiations. Ford Jones of Independence Commercial Real Estate represented the tenant.

INDIANAPOLIS — Northwestern Mutual has signed a 10-year office lease for 26,000 square feet at Parkwood Crossing in Indianapolis. The eight-building, 1.2 million-square-foot office park includes a 16,000-square-foot amenity center. It is located within the North Meridian/Carmel submarket of Indianapolis. Rubenstein Partners LP and Strategic Capital Partners LLC are the landlords and have owned the campus since 2016. Traci Kapsalis, Adam Broderick and Brittany Shuler of JLL handled the lease transaction on behalf of ownership. John Crisp of Cushman & Wakefield represented Northwestern Mutual, which is consolidating several downtown and suburban offices into its new space at Six Parkwood.
