RICHARDSON, TEXAS — Topaz Labs, a provider of AI-powered photo and video enhancement technology, has signed an approximately 19,000-square-foot office lease expansion in the northeastern Dallas suburb of Richardson. The deal effectively triples the company’s footprint at its headquarters facility, which is located at 5100 Belt Line Road, to about 28,000 square feet across the top two floors of the three-story building. Nick Lee and Walker Hume of NAI Robert Lynn represented Topaz Labs in the lease negotiations. Kristi Waddell, Addie Ludwig and Jeremy Duggins of Cawley Partners represented the landlord.

PRINCETON, N.J. — Blackrock has signed a 10-year, 176,000-square-foot office lease extension in Princeton. The global private equity firm will continue to occupy the entire third and fourth floors, as well as part of the fifth floor and a street-level space, at the 330,000-square-foot building at 1 University Square Drive. Tim Greiner, Tom Romano, Vinny DiMeglio, Mike Pietrowicz and Jonathan Ortiz of JLL represented the landlord, Argent Ventures, in the lease negotiations. Peter Riguardi, Matt Astrachan, Nicole Tiger, George Gemelos and Hannah Bernstein, also with JLL, represented Blackrock.
JERSEY CITY, N.J. — IAVI has opened a 29,782-square-foot life sciences facility in Jersey City. The nonprofit scientific research organization relocated its vaccine design and development operations from the Brooklyn Army Terminal to the 350,000-square-foot building at 95 Greene St., which was originally built as a manufacturing facility for Colgate Palmolive. CBRE represented IAVI in its site selection and lease negotiations.
LAKE ELMO, MINN. — Bibliotheca, a library technology service company, has signed a long-term lease for 32,000 square feet at I-94 Logistics Center, a new development at 11190 Hudson Blvd. in Lake Elmo near St. Paul. Bibliotheca is the first tenant to move into the 150,000-square-foot property. The lease enables the company to consolidate its shipping and operations into one location. Bibliotheca’s space comprises 10,000 square feet of office space and 22,000 square feet of industrial space. Kevin Salmen and Danny Callahan of Transwestern Real Estate Services represented the tenant. Colliers represented the landlord, Launch Properties.
EVANSTON, ILL. — Cyclopure Inc. has leased 17,527 square feet of lab-ready space on the third floor of Evanston Labs in Evanston. Trammell Crow Co. (TCC) owns the property. Cyclopure will operate its headquarters and water treatment business out of the building as it expands DEXSORB commercial operations to deliver PFAS-free water to customers worldwide. Cyclopure is a materials science and environmental engineering firm founded in Chicago in 2016. Located at 710 Clark St., Evanston Labs rises 10 stories and totals 178,000 square feet. Now that all lab-ready graduation suites have been leased, TCC plans to develop more at Evanston Labs. With Cyclopure’s new lease, the development is approximately 40 percent leased. HOUSTON — Renewable energy provider CleanSky Energy has signed a 20,196-square-foot office lease renewal in the Greenway/Upper Kirby area of Houston. The space spans an entire floor within the 12-story, 236,932-square-foot building at 3355 W. Alabama St. Chris Nash and Rob Johnson of Hughes Marino represented the tenant in the lease negotiations. Jon Dutton and Andrew Elliott represented the landlord, Granite Properties, on an internal basis.
NEW YORK CITY — Jay Suites, a provider of flexible workspace solutions, has signed a 12-year, 60,000-square-foot lease extension in Midtown Manhattan. The space spans three full floors at 515 Madison Avenue, a 42-story, 370,000-square-foot structure that is known locally as the Dumont Building, with the 10th floor dedicated to the company’s conference brand. Jeffrey Gural of GFP Real Estate, which owns the building, represented both the tenant and landlord in the lease negotiations.
DALLAS — Jackson Walker LLP has signed a 26,016-square-foot office lease expansion and extension at KPMG Plaza in the Dallas Arts District. The deal brings the law firm’s footprint within the property, where it has been an anchor tenant since 2015, to 147,915 square feet across six floors. Matt Wieser, J.J. Leonard and Marissa Parkin of Stream Realty Partners represented the undisclosed landlord in the lease negotiations. Phil Puckett and Jeff Ellerman (who now works at Stream Realty) of CBRE represented Jackson Walker.
FORT WORTH, TEXAS — Holt Lunsford Commercial has negotiated a 25,400-square-foot industrial lease renewal in Fort Worth. The tenant, The Rios Group, which provides utilities engineering and consulting services, will remain a tenant at the 32-building, 1.4 million-square-foot Riverbend Business Park. Grayson Fleitz and George Jennings of Holt Lunsford represented the landlord, Riverbend Properties, in the lease negotiations. The tenant was self-represented.
BREWSTER, N.Y. — Lesser Evil, a Connecticut-based provider of healthy snacks, has signed a 303,100-square-foot industrial lease in Brewster, about 60 miles northeast of New York City. The space is located within Lincoln Logistics 84×684 Crossings, a 921,000-square-foot development that features a clear height of 40 feet, 56 dock doors and parking for 252 cars and 19 trailers. Adam Petrillo, Art Ross, Bradley Soules and Jack Chatwin of Newmark represented the landlord, Lincoln Equities Group, in the lease negotiations.
