WESTLAKE, TEXAS — Goosehead Insurance, an independent personal lines insurance agency, has expanded and extended its corporate headquarters lease at The Terraces at Solana office campus in Westlake. The firm added 42,308 square feet to its existing lease at 1500 Solana Blvd., bringing its overall footprint to 150,454 square feet. This is the second lease expansion for Goosehead in the past two years. Goosehead will occupy the entirety of Building 4 along with the full fifth floor in Building 1 at The Terraces at Solana. The 1.1 million-square-foot office campus comprises eight Class A buildings and multiple parking garages. Founded in 2003, Goosehead (Nasdaq: GSHD) completed its initial public offering in early 2018 and has expanded to more than 1,000 operating and contracted franchise locations across the country. The firm recently expanded its office footprint in markets such as Charlotte, N.C.; Houston; and Henderson, Nev. The company reported in its first quarter 2020 results that its corporate sales headcount increased 31 percent year-over-year. AUSTIN, TEXAS — NAI Partners Austin has arranged a 65,415-square-foot industrial lease renewal for Picrow Streaming Inc. in southeast Austin. The property is situated at 3910 S. Industrial Blvd. Troy Martin of NAI Partners represented the tenant in the lease transaction. Leigh Ellis of Aquila Commercial represented the unnamed landlord. Picrow is a New York-based film production and development company that creates content such as commercial, digital media, movies and TV.

MORENO VALLEY, CALIF. — Toolots, a California-based online marketplace and distribution channel for factory-direct industrial tools, machinery and technology, has inked a deal to occupy a warehouse and distribution facility located at 17783 Indian St. in Moreno Valley. KKR Alpha Industries owns and operates the 436,350-square-foot facility. Robert Feathers and Brian Bennett of Kidder Mathews represented Toolots in the lease transaction.

LEWISVILLE, TEXAS — Bright Realty has added three new office tenants to join the tenant roster at Offices at The Realm, a 251,000-square-foot office building in Lewisville. The new leases total 79,000 square feet and bring the property to 80 percent occupancy. Global Medical Response, a medical transport company that sent more than 1,500 employees to New York and New Jersey to aid in the COVID-19 pandemic, is leasing two full floors at Offices at the Realm. The company’s offices will consolidate existing regional offices in the metroplex and also feature a 24/7 disaster relief call center. Worthey Wiles, Jake Young and Dalton Stogner of Lincoln Property Co. (LPC) represented Bright Realty in the 60,000-square-foot lease transaction. Kevin Mechelke, John Ruskin, Greg Biggs and Jeremy McGown of JLL represented Global Medical Response. The other two leases include tax software firm CSC Corptax leasing 15,000 square feet and Texas VA Mortgage leasing 4,000 square feet. LPC represented Bright Realty in both lease deals. WASHINGTON, D.C. — Law firm Wiley Rein LLP has signed a 166,000-square-foot office lease for its new headquarters at 2050 M St. in Washington, D.C. The law firm will occupy the third through seventh floors of the 11-story, 340,000-square-foot building, which is now 81 percent leased. The owner of the property, Tishman Speyer, delivered the asset earlier this year. The office space is part of the larger CBS Washington, D.C. bureau. As part of the development process, new CBS studios were constructed with a separate entrance. The building is located less than one mile from downtown D.C. and Dupont Circle. Lou Christopher, Jordan Brainard, Tim Dempsey and Greg Maurer-Hollaender of CBRE represented the tenant in the negotiation.

ROYAL PALM BEACH, FLA. — Cushman & Wakefield has arranged a 152,390-square-foot industrial lease renewal for Millwork Sales in Royal Palm Beach. The property spans 24 acres and is located at 700 103rd Ave., 13 miles west of downtown West Palm Beach. The building features 40-foot-by-48-foot column spacing, a 60-foot-by-48-foot loading bay, energy-efficient lighting and hurricane impact-resistant windows. Christopher Thomson, Rick Etner Jr., Chris Metzger and Matthew McAllister of Cushman & Wakefield represented the tenant in the transaction. Millwork Sales is a producer of doors, millwork and other interior housing products. The landlord was not disclosed.

HOUSTON — Poynter Commercial Properties Corp. has been appointed as the leasing agent for Energy Tower, a 14-story, 325,797-square-foot office building located at 11700 Katy Freeway in Houston’s Energy Corridor. Built in 1999, the property features a freestanding fitness center, 200-person conference facility, a new Peppercini’s restaurant, indoor and outdoor dining and an outdoor putting green. Kevin Poynter, principal of Poynter Commercial, was part of the original ownership that developed Energy Tower. Atlas Energy Tower LLC, an entity associated with Dallas-based ATCAP Partners LLC, owns Energy Tower and appointed Poynter Commercial. The firm also hired Cedar Ridge Services to manage the office tower.

NEW YORK CITY — KZA Realty Group has negotiated a 1,730-square-foot medical office lease for Compassionate Medical Practice in The Bronx. Located at 1776 Boston Road, the space is on the ground floor of the eight-story, 72-unit High Hawk apartment building, which features a total of 6,800 square feet of retail space. The lease term is 10 years. The property is located within walking distance of Crotona Park and offers convenient access to interstates 95 and 278.

MIAMI — Hong Kong-based Swire Properties, along with co-developers Whitman Family Development and Simon Property Group, has announced that five retailers are joining the tenant lineup at Brickell City Centre in Miami. Marabu, which recently opened its doors, is a Cuban-inspired restaurant headed by Cuban-American chef Alberto Cabrera. Opening in July are Indochino, a digitally native menswear suit retailer, and Est.33 Craft Brewery & Kitchen. Los Chinos, a Latino-Chinese fusion restaurant, will open later this summer. The restaurant will feature an after-hours speakeasy and outdoor patio space. Lastly, Lucid Motors, producer of electric cars, will open at the development this holiday season. Due to the COVID-19 pandemic, Brickell City Centre closed in March and reopened its doors May 22. The center includes a 500,000-square-foot, open-air shopping center; and five million square feet of office, residential and hotel space in Miami’s Brickell district.

ATLANTA — Marketing firm Nebo has relocated its office headquarters to a 16,000-square-foot space within The MET Atlanta. The MET is a 1.1 million-square-foot space that features more than 150 tenants and is located at 680 Murphy Ave. in the city’s Adair Park neighborhood, two miles south of downtown Atlanta. Nebo, which was founded in 2004, moved into the new space June 1 on a 10-year lease. Nebo relocated from 1000 Marietta St., where it employed 100 workers. In the new space, Nebo expects to hire an additional 150 employees. The landlord, Atlanta-based Carter, acquired The MET in June 2018.
