PISCATAWAY, N.J. — General Plumbing Supply Inc. (GPS) has signed a 300,000-square-foot industrial lease at Piscataway Logistics Center in Northern New Jersey. The property, which is situated on a 16-acre site and features a clear height of 36 feet and ample car and trailer parking, will serve as GPS’ headquarters, showroom and distribution center. Tim Cadigan, Matthew Turse and Grant Otto of Avison Young represented the landlord, a partnership between Transwestern Development Co. and QuadReal Property Group, in the lease negotiations. FORT WORTH, TEXAS — Bighorn Construction & Reclamation has signed a 36,331-square-foot office lease extension at 777 Main in Fort Worth. The 40-story building was originally constructed in 1983. Transwestern’s Whit Kelly and Dallas Margeson represented the landlord, Brookdale Group, in the lease negotiations. The representative of the tenant was not disclosed.
CHICAGO — Calamos Investments, a global asset manager, has signed a multi-year lease for the top floors of Fulton East, a new office building located at 215 N. Peoria St. in Chicago’s Fulton Market. The new office will be in addition to the firm’s headquarters campus in Naperville. Parkside Realty Inc. developed Fulton East, which rises 12 stories and spans 90,000 square feet. The building was designed to address employee health, wellness and safety in light of COVID-19 and includes features such as a hands-free elevator system.
LENEXA, KAN. — Made in KC has leased 8,166 square feet at The District at Lenexa City Center in Kansas. Launched in 2015, Made in KC provides local Kansas City artists a platform to reach customers across the metro area. The store features work from more than 300 local artists, designers and makers, including apparel, artwork, home and goods, accessories and culinary products. The new store, located on the first floor of Penn I, will be similar to the retailer’s Kansas City location. Erin Johnston of Copaken Brooks represented the landlord on an internal basis. CARROLLTON, TEXAS — Midwest Hose & Specialty Inc., an Oklahoma City-based firm that services the energy, agriculture, mining and construction industries, has signed a 52,800-square-foot industrial lease renewal at 1132 Valwood Parkway in the northern Dallas suburb of Carrollton. Transwestern’s Brett Owens and Clayton Johnson represented the tenant in the lease negotiations. Mitch Pruitt handled negotiations internally on behalf of the landlord, Prologis.
MIAMI — Thoma Bravo, a private equity firm focused on the software sector, has signed a long-term lease at 830 Brickell, a 55-story, Class A office building in Miami’s Brickell district. The founder of Thoma Bravo, Orlando Bravo, relocated to Miami late last year, and partner Chip Virnig and other existing members of the Thoma Bravo team have already moved to the Miami region. OKO Group and Cain International are co-developing 830 Brickell, which is currently under construction and expected to be delivered in 2022. Thoma Bravo will occupy roughly 36,500 square feet on the two top floors and establish a flexible workspace to accommodate the firm’s growing employee base. Thoma Bravo expects to open its office at 830 Brickell in the fourth quarter of 2022. Thoma Bravo’s Miami-based employees have already begun working from a temporary office space. Cushman & Wakefield represented the developers in the lease negotiations, and CBRE represented Thoma Bravo.
CHICAGO — IRI, a data analytics and market research firm, has signed an 80,594-square-foot office lease at 203 N. LaSalle in Chicago’s Central Loop submarket. IRI has relocated to the property after 30 years at 150 N. Clinton St. in the West Loop. Rising 27 stories and spanning 624,724 square feet, 203 N. LaSalle is a Class A office tower. Eric Myers and Jeff Dowdell of Transwestern represented the landlord, Sumitomo Corp. of Americas, in the transaction. Meredith O’Connor, Jake Ehrenberg and Matt Carolan of JLL represented the tenant.
CHANNAHON, ILL. — Global Logistical Connections LLC has signed a 100,000-square-foot industrial lease at Route 6 Business Center, which is located at 23647 W. Eames St. in Channahon, about 50 miles southwest of Chicago. The company is relocating and expanding from its current 17,000-square-foot space at 60 Rawls Road in Des Plaines. The new lease commences in June. Route 6 Business Center is a 442,000-square-foot building that features a clear height of 36 feet, 75 exterior docks, 88 trailer spots, 60-foot loading bays and two drive-in doors. FORT WORTH, TEXAS — Lee & Associates has negotiated a 308,777-square-foot industrial lease renewal at 1000 Terminal Road in Fort Worth. According to commercialcafé.com, the Class B property was built on 25.9 acres in 1991, totals 600,000 square feet and offers 366 parking spaces. Becky Thompson of Lee & Associates represented the tenant, Marco Co., a locally based manufacturer of retail fixtures and displays, in the lease negotiations. George Curry of JLL represented the landlord, Blackstone.
GRAND PRAIRIE, TEXAS — Austin-based logistics firm Lykes Cartage Co. Inc. has signed a 68,818-square-foot industrial lease at 2880 113th St. in the central metroplex city of Grand Prairie. Joe Santaularia of Bradford Commercial Real Estate Services and Russell Todd of Centric Commercial represented the tenant in its negotiations for the new space and the subsequent sublease of its existing 28,000-square-foot warehouse in Grapevine.
