RINCON, GA. — Chesterfield and development partner Stonemont Financial have signed Pacific Cycle Inc. to a 1.1 million-square-foot industrial lease within Georgia International Trade Center in Rincon. Pacific Cycle is the parent company of bicycle brands including Schwinn, Mongoose and Kid Trax. The tenant fully occupies Building 2B of the property, which is situated at 2004 Trade Center Parkway, 16 miles from the Port of Savannah. Chesterfield and Stonemont recently delivered Phase I of Georgia International Trade Center, which comprises four buildings totaling 2.4 million square feet. Building 2B is the largest facility in Phase I. The developers are underway on Phase II, which will comprise three buildings spanning nearly 2 million square feet.

CASSVILLE, MO. — Westco Home Furnishings Co. has signed a 10-year, 13,325-square-foot retail lease at Cassville Plaza in Southwest Missouri’s Cassville. The furniture retailer maintains 12 locations across Missouri, Kansas and Oklahoma. Midwest Retail Properties (MRP) owns Cassville Plaza, which is a Walmart-anchored shopping center. Other tenants at the property include Tractor Supply and Dollar Tree. Westco is relocating from its current space on 8th Street. Tom Heintz of MRP is working with Westco to manage the buildout of the space. Westco anticipates opening for business at the new location in February.

ST. PETERS, MO. — Pappy’s Smokehouse is the latest business to join the tenant roster at The Shoppes at Mid Rivers in the suburban St. Louis community of St. Peters. The 2,800-square-foot restaurant is expected to open by the end of this month. This is the second location for Pappy’s, which serves signature dry-rubbed baby back ribs. GBT Realty Corp. owns The Shoppes at Mid Rivers, which opened in 2018 and is home to a mix of retailers such as Academy Sports, HomeGoods, Ulta, Marshalls and Outback Steakhouse.

KATY, TEXAS — LJA Engineering Inc. has signed a 38,357-square-foot office lease extension at 1904 W. Grand Parkway N. in the western Houston suburb of Katy. The employee-owned civil engineering firm is taking an additional 4,893 square feet to accommodate its growth. Anthony Squillante and Dustin Devine of Avison Young represented the tenant in the lease negotiations. Parker Burkett and Eric Anderson of Transwestern represented the landlord, a joint venture between Insite Realty Partners LP and The Urban Companies.

HOUSTON — NAI Partners has negotiated an 8,600-square-foot industrial lease at 4500 N. Sam Houston Parkway W. in northwest Houston. According to LoopNet Inc., the property was built in 2008 and spans, 44,500 square feet. Jorge Martinez and Clare Flesher of NAI Partners represented the tenant, Healthline Medical Equipment, in the lease negotiations. The name and representative of the landlord were not disclosed.

NEW YORK CITY — Global coworking firm Regus has signed a 36,600-square-foot lease extension at 136 Madison Avenue, a 300,000-square-foot office building in Manhattan. Regus occupies the entire 15th and 16th floors of the building, and this transaction extends the tenant’s term through 2031. Michael Cohen and Andrew Roos of Colliers International represented the tenant and the landlord, Williams Equities, in the lease negotiations.

NEW YORK CITY — Kreindler & Kreindler LLP, a law firm specializing in aviation accident cases, has signed a 14,078-square-foot office lease at 485 Lexington Avenue, a 32-story building located near Grand Central Station in Midtown Manhattan. Brian Goldman and Cooper Weisman of Newmark represented the tenant in the lease negotiations. SL Green Corp. owns the building, which was most recently renovated in 2007.

GRESHAM, ORE. — Hawthorne Hydroponics has signed a long-term lease to occupy a newly constructed 378,000-square-foot industrial building at Blue Lake Corporate Park in Gresham. A supplier of horticulture, organics, hydroponics and lighting supplies, the tenant is expanding its operations within the region and will retain a presence in Vancouver, Washington. The building is part of Airport Way’s newest industrial development, which consists of two buildings totaling 463,500 square feet on a 41-acre site. Built on a speculative basis, the project was substantially completed in May. Hawthorne Hydroponics leased all of Building B and will serve as the project’s anchor tenant. Brad Carnese, Aaron Watt and Keegan Clay of Cushman & Wakefield’s Portland office represented the owner, while Stuart Skaug of CBRE Portland represented the tenant in the lease negotiations.

STREETSBORO, OHIO — Slim Chickens, a fast-casual restaurant, has opened its newest location in Streetsboro, about 30 miles southeast of Cleveland. David Giesen is the franchisee behind the Streetsboro restaurant. He has opened 16 restaurant franchises with the Arby’s and Freddy’s brands. The Streetsboro Slim Chickens is expected to create 75 new jobs in the community. Since its founding in 2003, Slim Chickens has grown to more than 100 restaurants in 17 states with a goal of opening 600 restaurants by 2025. This is the brand’s second location in Ohio. Fayetteville, Ark.-based Slim Chickens is known for its fried chicken and Southern-inspired sides.

GRAND PRAIRIE, TEXAS — Lee & Associates has negotiated a 103,658-square-foot industrial lease at 2895 113th St. in the central metroplex city of Grand Prairie. According to LoopNet Inc., the property was built in 1988 and features 28-foot clear heights. Mark Graybill and Colton Rhodes of Lee & Associates represented the landlord, The Wilkerson Group, in the lease negotiations. Krista Raymond of CBRE represented the tenant, Rent-A-Tire.
