COMMACK, N.Y. — Planet Fitness has signed a 20,000-square-foot retail lease at Mayfair Shopping Center, a 221,000-square-foot power center located in the Long Island city of Commack. A 60,000-square-foot Best Market grocery store anchors the property, which also houses tenants such as Rite Aid, Capital One Bank, Sherwin-Williams and Verizon Wireless. E.J. Moawad of New Jersey-based Levin Management Corp. represented the undisclosed landlord in the lease negotiations. Jack Chera of Crown Retail Services represented Planet Fitness.

GRAND PRAIRIE, TEXAS — Lee & Associates has negotiated a 164,000-square-foot industrial lease at 927 W. Carrier Parkway in the central metroplex city of Grand Prairie. Mark Graybill and Colton Rhodes of Lee & Associates represented the landlord, LINK Industrial, in the lease negotiations. David Eseke of Cushman & Wakefield represented the tenant, Wizards of the Coast, LLC, a publisher of role-playing games that previously operated retail stores.

CHICAGO — Cheba Hut will open its first Illinois location in Chicago’s Wicker Park on Monday, Oct. 19. The marijuana-themed sandwich shop is located at 1948 W. Division St. The “toasted” sub shop offers over 30 signature sub sandwiches, as well as a variety of treats, salads and munchies and a full-service bar. Drinks like the Dirty Hippie, Hot Box and Cheba Rita are all Cheba Hut signatures. The restaurant will enforce current COVID-19 guidelines, including heightened sanitation protocols, social distancing requirements and requiring all guests and staff to wear face masks. Chicago residents Lance Frericks and Chris Custer are opening the first Illinois location. Cheba Hut was founded in 1998. Its previous Midwest representation consisted of a single shop in Madison, Wis.

MIAMI — Cresa has negotiated a 10,566-square-foot office sublease for Pillsbury Winthrop Shaw Pittman LLP (Pillsbury) in Miami’s Brickell City Centre. Pillsbury, which focuses on the technology and media, energy, financial services, and real estate and construction sectors, has occupied the space at 600 Brickell Ave. since 2017 and will now lease the space until at least 2025. The office space, which is located on the 31st floor, features private restrooms, a conference room, break room with kitchen and a large multipurpose interior with workstations. Bob Orban of Cresa represented the subtenant in the transaction. Nick Wigoda, Clay Sidner and Brandon Shores of Newmark Knight Frank (NKF) represented the tenant, Global Specialty Metals Inc., in the transaction. Brickell City Centre features a 500,000-square-foot, open-air shopping center; a 40,000-square-foot food hall; and five million square feet of office, residential and hotel space in Miami’s Brickell district.

GARLAND, TEXAS — Kids Empire, which provides secure indoor playgrounds for children, has joined the tenant roster at the 1 million-square-foot Firewheel Town Center in the northeastern Dallas suburb of Garland. Kids Empire now occupies 11,703 square feet at the open-air mall, which is owned by Simon Property Group and anchored by Macy’s, Dillard’s, AMC Theatres, Dick’s Sporting Goods and others. Robin Barrow of Weitzman, along with Stephan Ktorza and Shelby Dopps of Kidder Matthews, represented the tenant in the lease negotiations.

BAY CITY AND SOUTHGATE, MICH. — Domino’s plans to open two new locations in Michigan. The Ann Arbor-based pizza chain leased 2,500 square feet at the corner of Washington Avenue and 7th Street in downtown Bay City, about 15 miles north of Saginaw. In addition, Domino’s purchased a 2,000-square-foot building formerly occupied by Radio Shack in Southgate, about 15 miles southwest of Detroit. Michael Murphy and Tjader Gerdom of Gerdom Realty & Investment represented Domino’s in both deals. The pizza chain did not provide any details on when the restaurant openings will occur.

AUSTIN, TEXAS — Heritage Title Co. of Austin Inc., which provides title insurance and settlement services, has preleased 20,459 square feet of office space at Indeed Tower, a 36-story development nearing completion at 200 W. Sixth St. in downtown Austin. The developer, a partnership between Trammell Crow and Principal Real Estate Investors, broke ground on the 673,000-square-foot tower, formerly known as Block 71, in October 2017. The partnership expects to compete construction during the first half of next year. Troy Holme, Casey Ford and Katie Ekstrom of CBRE represented ownership in the lease negotiations, while Derek Lewis and Todd Gilfillan of Lincoln Property Co. represented the tenant.

IRVING, TEXAS — APL Logistics Warehouse Management Services, a third-party logistics firm based in Singapore, has signed a 121,400-square-foot industrial lease at Passport Logistics Center, located near DFW International Airport in Irving. Blake Kendrick, Sarah Ozanne and Charles Brewer of Stream Realty Partners represented the landlord, Brookfield Properties, in the lease negotiations. Mohr Partners represented the tenant.

HOUSTON — Pittsburgh-based Dick’s Sporting Goods will open a new, 45,198-square-foot store at Copperfield Marketplace, located at 16343 FM 259 Road in Houston. The grand opening will take place from Friday, Oct. 23 to Sunday, Oct. 25. Dick’s Sporting Goods will join Burlington and Med Express as the other anchors at the center, which is owned by Fidelis Realty Partners.

RICHARDSON, TEXAS — Newmark Knight Frank (NKF) has negotiated a 40,160-square-foot office lease at 2930 Telecom Parkway in the northeastern Dallas suburb of Richardson. Frank Puskarich and Louis Pascuzzi of NKF represented the tenant, educational products provider Newline Interactive Inc., in the lease negotiations. Holt Lunsford Commercial represented the landlord, Jackson-Shaw/GID PARC Northeast LP.
