Bridge Point Commerce Center

MIAMI GARDENS, FLA. — Bridge Development Partners has signed City Furniture to a 286,991-square-foot lease at Bridge Point Commerce Center in Miami Gardens. The Fort Lauderdale-based home furnishing retailer signed a long-term lease to fully occupy Building C and will utilize the space as a new distribution center. Located on a 185-acre site at 4310 NW 215th St., Bridge Point Commerce Center offers Florida Turnpike frontage. The park is located 21 miles from Miami International Airport and 19 miles from Fort Lauderdale. Phase I of the Class A industrial park, which includes three buildings totaling 1.1 million square feet, was delivered in January 2021 and is now more than 80 percent leased. HapCor, a grocery distributor and retailer to the Caribbean and Latin America, is another tenant in the project’s first phase. Site work is underway for Phase II, which encompasses two buildings totaling 1.5 million square feet. Bridge Development expects to complete the second phase in early 2023. Divisible to 40,000 square feet, the first two buildings in Phase I total 286,991 square feet and feature 32-foot clear heights, and the third building is a 534,816-square-foot, cross-dock facility with 36-foot clear heights. FORT WORTH, TEXAS — Dallas-based Holt Lunsford Commercial has negotiated a 40,625-square-foot industrial lease within Suffolk Business Park in Fort Worth. George Jennings and Thomas Grafton with Holt Lunsford represented the landlord, DFW SD Industrial. Gibson Duwe of Transwestern represented the tenant, Jess Hall’s Serendipity, a provider of food seasonings and sauces.

AUSTIN, TEXAS — Furniture and appliance retailer Conn’s HomePlus has signed a 40,000-square-foot retail lease at Capital Plaza, a shopping center located at the junction of IH-35 and Cameron Road in Austin. Matt Epple and Britt Morrison of Weitzman represented the undisclosed landlord in the lease negotiations. Sean Murphy of CLD Realty represented Conn’s HomePlus. Other tenants at the center include Target, Ross Dress for Less, Boot Barn, Foot Locker and Walgreens.

OKLAHOMA CITY — Plano-based home furnishings retailer At Home (NYSE: HOME) has opened a 117,552-square-foot store at Plaza at Quail Springs, a shopping center in Oklahoma City. Locally based investment and management firm JAH Realty owns the center, which is located at 2201 NW 138th St. near Quail Springs Mall on the city’s north side. At Home is backfilling a space formerly occupied by three separate tenants. The company’s total store count now stands at 225.

ALVARADO, TEXAS — Dallas-based Holt Lunsford Commercial has negotiated a 69,828-square-foot industrial lease in Alvarado, located about 35 miles south of Fort Worth. George Jennings and Thomas Grafton with Holt Lunsford Commercial represented the landlord, Hearthstone Properties, in the lease negotiations. The representative of the tenant, waste management firm Clean Earth, was not disclosed.

SOUTHLAKE, TEXAS — Chicago-based American Bear Logistics Corp. has signed a 19,451-square-foot industrial lease at 419 Bank St. in Southlake. The global logistics firm will occupy space within Southlake Business Park, a three-building, 12.6-acre development located less than five miles from Dallas-Fort Worth International Airport. Noah Dodge and Joe Santaularia of Bradford Commercial Real Estate Services, along with Nick Krejci of Darwin Realty, represented the tenant in the lease negotiations. Hogan Harrison, Matt Carthey and George Jennings of Holt Lunsford Commercial represented the landlord, an entity doing business as Southlake Industrial LP.

HOUSTON — Healthcare provider Kelsey-Seybold will open a 7,500-square-foot clinic at Shops at Stone Park, a 149,029-square-foot shopping center located at 5820 E. Sam Houston Parkway in Houston’s North Channel submarket. The tenant will occupy a junior anchor space formerly leased to Dressbarn. A tentative opening date was not released. Ashley Strickland, Nick Ramsey and Kevin Sims internally negotiated the lease on behalf of the owner, Houston-based NewQuest Properties.

KERRVILLE, TEXAS — Gulf Avionics, an aerospace maintenance and repair firm, has relocated its headquarters and operations to a 7,000-square-foot space in the Central Texas city of Kerrville. The new facility will service aviation clients from the greater San Antonio area. Gulf Avionics, a division of E.H. Caddis & Co., which also owns Dallas-based RBR Aviation, plans to add 50 avionics and aerospace jobs to the local economy over the next five years.

CEDAR RAPIDS, IOWA — ColorCoat Inc. has signed a nearly 20,000-square-foot industrial lease at 551 60th Ave. in Cedar Rapids. The company will occupy roughly one-half of the newly constructed building and will use the space for painting vinyl windows and doors. Adam Gibbs of GLD Commercial represented ColorCoat in the lease. The landlord was undisclosed. ColorCoat plans to invest $400,000 and create 40 new jobs in Cedar Rapids. The company currently maintains nine manufacturing operations across the country.

NEW YORK CITY — Global private equity firm Hellman & Friedman has signed a 27,800-square-foot office lease at 425 Park Avenue, a 47-story tower in Midtown Manhattan that is nearing completion. The firm signed a 15-year lease and will relocate from the nearby Lever House building at 390 Park Ave. during the fourth quarter. Jonathan Serko, Barry Zeller, Andrew Ross, Richard Serko, Ed Donnery and Mike Middleton of Cushman & Wakefield represented Hellman & Friedman in the lease negotiations. Andrew Wiener and David Berkey represented the landlord, L&L Holding Co., on an internal basis.
