WEST DEPTFORD, N.J. — JLL has brokered the $20.2 million sale-leaseback of a 183,000-square-foot industrial property in West Deptford, a southern suburb of Philadelphia. Located at 100 Friars Blvd., the warehouse and distribution property was 100 percent leased at the time of sale. The property houses the headquarters of the seller, ICS Corp. Inc. The building features 22- to 24-foot clear heights, 19 loading doors and convenient access to the New Jersey Turnpike. John Plower and Jim Cadranell led a JLL team that represented ICS Corp. Inc. in the transaction. Clarion Partners Real Estate Income Fund Inc. was the buyer.

NEW YORK CITY — Newmark Knight Frank (NKF) has negotiated the $10.2 million sale of the leasehold interest in a ground-floor retail property in the Greenwich Village neighborhood of Manhattan. The term of the leasehold is 70 years, and the property is leased to childcare provider Bright Horizons. Brian Segall and Jason Wecker represented the seller, a partnership of 644 Greenwich LLC and Premier Equities. The team also procured the buyer, 27-33 Realty Associates.
MORROW, GA. — XPO Logistics, a transportation and logistics provider, has renewed its 254,358-square-foot industrial lease within Mt. Zion Industrial Center in Morrow. The property offers 72 dock doors, two drive-in doors, 22-foot clear heights, a five-inch concrete floor, parking for 110 trailers and a new roof. Woodmont Industrial Partners owns the property, which is situated at 1791 Mount Zion Road, nine miles southeast of Hartsfield-Jackson Atlanta International Airport and 15 miles south of downtown Atlanta. Brian Camp and Max Ellis of Colliers International represented the landlord in the transaction. Dan Rose of Real Estate Advisory Partners (REAP) represented XPO Logistics.
EDISON, N.J — Sheldon Gross Realty has negotiated a 57,722-square-foot industrial lease at 125 Jackson Ave. in Edison, a southwestern suburb of New York City. The tenant, Izzy Trucking & Rigging, is headquartered in Edison and leased the space at the property for additional warehousing use. The 106,476-square-foot building was constructed in 1957 and renovated in 1997. Jonathan Glick and Matthew Leonelli of Sheldon Gross represented the landlord, Ross Industries, in the lease negotiations. Greg Irving of Bussel Realty Corp. represented the tenant.
RYE BROOK, N.Y. — German specialty glass manufacturer Schott Corp. has signed a 14,140-square-foot office lease for its new North American corporate headquarters in Rye Brook, a northeastern suburb of New York. The space is located at 1100 King St. in the Kingsbrook office complex. The company plans to relocate its North American corporate offices from 555 Taxter Road in Elmsford, New York, in the first quarter of 2021. The six-building, 565,000-square-foot office complex features two fitness centers, three cafés and conference facilities. Maureen O’Boyle and Gerry Lees of Cushman & Wakefield represented Schott Corp. in the lease negotiations. Dana Pike represented the landlord, George Comfort & Sons., on an internal basis along with Brian Carcaterra of CBRE.
HOUSTON — The Texas Eye Institute, an eye care physicians group serving the Gulf Coast, has renewed its 16,000-square-foot office lease at 7710 Beechnut St. in southwest Houston. John Zivley of NAI Partners represented the tenant in the lease negotiations. Ace Schlameus and Jenny Seckinger of Colliers International represented the landlord.
Willis Towers Watson Signs 22,000 SF Office Lease at Forest Park IV in Southwest Charlotte

CHARLOTTE, N.C. — Willis Towers Watson has signed a 22,000-square-foot, 11-year lease at Forest Park IV, a 62,000-square-foot office building in Charlotte. The London-based advisory firm is the first tenant to sign a lease at the single-story building, which is owned by Wakefield, Mass.-based Franklin Street Properties Corp. The property is situated at 600 Forest Pointe Circle, nine miles southwest of downtown Charlotte.
CROWLEY, TEXAS — Redline Athletics, which provides training and coaching services for a variety of sports, has signed a 21,000-square-foot retail lease at 320 E. Main St. in Crowley, a southern suburb of Fort Worth. Chris Flesner of RESOLUT RE, formerly known as Retail Solutions, represented Redline Athletics in the lease negotiations. Jon McDaniel of NAI Robert Lynn represented the undisclosed landlord.
OAKWOOD VILLAGE, OHIO — Nichols Paper & Supply Co. has signed a 45,000-square-foot industrial lease in Oakwood Village, a southern suburb of Cleveland. The paper company is relocating its Cleveland distribution center to Oakwood Village. David Hexter and Jeffrey Calig of NAI Pleasant Valley represented the tenant in the lease transaction. The landlord was not disclosed.
PARK RIDGE, N.J. — NAI James Hanson has negotiated a 12,015-square-foot office lease renewal for Amica Mutual Insurance Co. in Park Ridge, a northwestern suburb of New York City. The space is located at One Maynard Drive, a three-story, 139,000-square-foot office building. Amica Mutual has been a tenant at the Class A building for nearly 20 years. The property is located near a fitness center and several retail centers, including the Wegmans-anchored Shoppes at Depiero Farm shopping center.
