NEW YORK CITY — Architecture firm Gluck+ has signed a 5,000-square-foot renewal and expansion of its office lease at the Sweets Building, a 200,000-square-foot office building at the Manhattanville Factory District, a mixed-use development in West Harlem. Gluck+ had occupied 3,600 square feet at the building, which is located at 423 W. 127th St., since 2013. The firm also led the redesign of the property, which served as a brewery before being converted to office. Janus Property Co. is the landlord of Manhattanville Factory District. Both parties were represented internally in the lease negotiations.

HOUSTON — Newmark Knight Frank (NKF) has negotiated a 46,800-square-foot industrial lease extension for Fleenor Co., a manufacturer of paper and packaging products, at Cole Creek Business Park in Houston. Griffin Rich and Andy Iversen of NKF represented the tenant in the lease negotiations. CBRE represented the landlord, LIT Industrial Texas LP.

NORTH BERGEN, N.J. — Imperial Dade, a Jersey City-based distributor of maintenance supplies and foodservice packaging, has signed a 28,756-square-foot office lease in North Bergen, just north of Jersey City. The space is located on the seventh floor of West Side Center, a 300,000-square-foot, Class A office property located at 5901 West Side Ave. Beginning in the fall, the office will house Imperial Dade’s executive team, as well as its finance, human resources and customer service departments. The firm’s current Jersey City facility will serve as its largest distribution center. Palestina Scrivo Properties Inc. represented Imperial Dade in the lease negotiations. Curtis Foster and Jerry Shifrin of Cushman & Wakefield represented the landlord, Real Capital Solutions.

TUCKER, GA. — The City of Tucker in metro Atlanta has signed a 22,000-square-foot lease at 1975 Lakeside Parkway to consolidate its City Hall and general administration services. The City has been operating in a 4,860-square-foot space since incorporating four years ago. Cresa Global Inc. represented the City in the lease negotiations, and Cresa’s project management team will build out the space. Construction is expected to begin in mid-April with an expected move-in date at the end of June. The new City Hall is situated 14 miles east of downtown Atlanta.

HACKENSACK, N.J. — Audiovisual technology company MetroMultimedia has signed an 18,000-square-foot industrial lease at 211 S. Newman St. in Hackensack, a northwestern suburb of New York City. The landlord, The Stro Companies, acquired the property in June 2019 and implemented a capital improvement plan that included upgrades to the roof, parking area, truck court, windows and façade, and also expanded the building’s loading capabilities. Andrew Somple, Scott Perkins and Justin Allessio of NAI James Hanson represented the landlord in the lease negotiations. MetroMultimedia was represented internally.

PLANO, TEXAS — NRG Energy, a nuclear electric power generation firm based in Houston and Princeton, New Jersey, has signed a 24,555-square-foot office lease renewal at Parkway Center III in the northern Dallas suburb of Plano. The 153,314-square-foot, Class A building offers a deli, conference centers and two structured garages. Kim Lyon and Scott Hobbs of Cushman & Wakefield represented NRG Energy in the lease negotiations. Matt Weiser of Stream Realty Partners represented the landlord.

MARIETTA, GA. — TSCG has secured two leases for Publix and Five Guys Burger and Fries to join the retail lineup at East Cobb Crossing in Marietta. The new Publix store will span 37,395 square feet. and Five Guys will occupy an outparcel previously leased to Del Taco. The fast-casual hamburger chain is renovating the 2,478-square-foot building and expects to open later this year. Other tenants at East Cobb Crossing include Dick’s Sporting Goods, Party City, Ashley Furniture Homestore, Arby’s, Dog City Bakery and Capozzi’s NY Pizza. TSCG represented the landlord, East Cobb Crossing LLC, in the negotiations.

HOUSTON — Locally based brokerage firm Finial Group has arranged a 42,979-square-foot industrial lease renewal at 15882 Diplomatic Plaza Drive in Houston for Elbi of America LP, a manufacturer of water storage, heating and treatment systems. Doc Perrier and Jack Parsons of Finial Group represented the tenant in the lease negotiations. Dayne Wunderlich of InSite Realty Partners LP represented the undisclosed landlord.

BURLINGTON, N.J. — Wolf Commercial Real Estate (WCRE) has negotiated a 3,400-square-foot office lease for Innovative Life of New Jersey LLC in Burlington, a northeastern suburb of Philadelphia. The space is situated within Burlington Professional Campus, which is located at 1900 Mount Holly Road. The tenant is a regional division of Innovative Life Solutions Inc., a disability services organization based in the Washington, D.C., metro area. Ryan Barikian of WCRE represented the tenant in the lease negotiations. Barikian also represented the landlord and developer of the property, Zaman International Development LLC.

FREDERICKSBURG, VA. — Big Lots has signed a lease to anchor The Shops at England Run, a retail center in Fredericksburg. The Big Lots store will span 36,815 square feet and is expected to open this fall. England Run is located at the intersection of Warrenton Road and Plantation Drive, 50 miles south of Washington, D.C. The landlord, MTH Management, has also signed leases with Goodwill, PNC, H&R Block, Taco Bell, Pancho Villa Mexican Restaurant and Skrimp Shack.
