KINGWOOD AND COLLEGE STATION, TEXAS — Breakfast eatery Snooze will open two new restaurants totaling 7,800 square feet, one in the northern Houston suburb of Kingwood and the other in College Station. The first restaurant will be located in the Kingwood Place Shopping Center and will span 3,800 square feet. The second will be located within Chimney Hill Retail Centers in College Station and will total 4,000 square feet. The openings are slated for August 2020 and February 2021, respectively. Houston-based Baker Katz represented Snooze in both lease negotiations. Stephen Tou of The Retail Connection represented the landlord in the Kingwood deal, and Clint Oldham and Brett Boatner of Oldham Goodwin represented the landlord in the College Station deal. Since its founding in 2006, Snooze has opened more than 40 restaurants across six states.

CARROLLTON, TEXAS — Holt Lunsford Commercial has negotiated an 8,817-square-foot industrial lease at 1415-1421 Hutton Drive in the northern Dallas suburb of Carrollton. Josh Barnes and Canon Shoults of Holt Lunsford represented the landlord, Frontier Equity, in the lease negotiations. Michael Haggar of JLL represented the tenant, Aquabella LLC.
NEW YORK CITY — Newmark Knight Frank (NKF) has negotiated a 19,358-square-foot office lease for mental healthcare provider AbleTo Inc. in the Garment District of Manhattan. The space is located on two floors at 230 West 37th St. AbleTo’s previous headquarters was located on two non-contiguous floors in the same building. Fred Smith, Thomas Burrus and Elizabeth Ughetta of NKF represented AbleTo in the lease negotiations. The landlord, Sioni Group, was self-represented.
Butler Enterprises Signs Anthropologie to Lease at Butler Town Center in Gainesville, Florida

GAINESVILLE, FLA. — Butler Enterprises has signed Anthropologie to an 8,750-square-foot lease within Butler Town Center in Gainesville. Butler expects the space to be ready by this fall. The store will be situated off Archer Road across from The Cheesecake Factory. Anthropologie has more than 200 stores in the United States, Canada and Europe, and, according to its website, caters to “sophisticated and contemporary women aged 28 to 45.” The retailer sells women’s apparel and accessories, home décor, furniture and gifts. The 450,000-square-foot Butler Town Center is situated on 267 acres adjacent to Butler Plaza and Butler North, which are both fully leased and combine to span 1.7 million square feet.
DALLAS — Newmark Knight Frank (NKF) has negotiated a 191,360-square-foot industrial lease expansion for Distribution Management Inc. at 4695 Clover Haven St. in Dallas. The company previously occupied 70,000 square feet and will take occupancy of its new space in April following the completion of tenant improvements. Art Leichner and Andrew Crites of NKF represented Distribution Management in the lease negotiations. The landlord, Exeter Property Group, was self-represented.
Four Tenants Sign Office Leases Totaling 37,500 SF at Southport Crossing in Connecticut

SOUTHPORT, CONN. — Four tenants have signed office leases totaling 37,500 square feet at Southport Crossing, an office building located approximately 25 miles west of West Haven. Savills represented Counseling service Discovery Practice Management Inc., which leased 6,453 square feet. Angel Commercial LLC represented retail mortgage lender Guaranteed Rate Inc. and Professional Physical Therapy, which leased 2,600 square feet and 5,168 square feet, respectively. Newmark Knight Frank represented Lincoln Healthcare Information Co., which leased 8,400 square feet. All tenants will move into their new spaces immediately. Jon Angel of Angel Commercial LLC represented the landlord, a private investor, in the lease negotiations.
SOUTHFIELD, MICH. — Automotive supplier Marelli has signed a multi-year lease to relocate its North American headquarters to Southfield. The company will occupy nearly 200,000 square feet of the property located at 26555 Northwestern Highway. The mid-century building, which has been vacant since 2015 after Federal-Mogul relocated, is situated at the corner of Lahser Road and the John C. Lodge Freeway. The three-story building, which is undergoing extensive renovations, will feature modern workspaces for nearly 500 employees. It will include 75 conference rooms, an auditorium, cafeteria, fitness room and meeting space. Approximately 100,000 square feet will be dedicated to testing and lab equipment to support R&D activities for the company’s automotive lighting, electronics, exhaust, interiors, powertrain, ride dynamics and thermal solutions business units. Marelli is leasing the property from Dembs Development, which purchased the building in 2017 from a New York-based investment company. Marelli is planning a staggered move-in to begin in late 2020 with full occupancy expected by March 2021. The company currently has two locations in Auburn Hills and one in Farmington Hills. In May 2019, Magneti Marelli and Calsonic Kansei merged to create Marelli, one of the world’s largest independent automotive suppliers.
ARLINGTON, TEXAS — NAI Robert Lynn has negotiated a 46,800-square-foot industrial lease at 924 111th St. in Arlington. Michael Stanzel of NAI Robert Lynn represented the landlord in the lease negotiations. Lon Lloyd of Champions DFW Commercial Realty represented the tenant, logistics firm Pace Runners Inc.
SOUTHLAKE, TEXAS — Fabletics, an apparel company founded by actress Kate Hudson, and Tommy John, a provider of undergarments for men, have both signed retail leases at Southlake Town Square near Fort Worth. Fabletics will occupy 2,077 square feet, and Tommy John will occupy 1,925 square feet. Both stores, which are scheduled to open later this year, will be the first in the area for the two retailers. Southlake Town Square is a 130-acre mixed-use development that is owned and operated by a subsidiary of Retail Properties of America Inc.
NEW YORK CITY — Health & Hospitals Corp. (HHC) has signed a 21,643-square-foot office lease in the Tremont neighborhood of The Bronx. The space is located at 1910 Webster Ave. in the Tremont Renaissance residential and commercial building, which features 256 apartments and 40,000 square feet of commercial space, 15,000 of which is leased to a supermarket. The lease term is 15 years. The healthcare center will offer pediatric, primary, urgent and elder care services. Michael Dubin and Hector Rodriguez of Savitt Partners LLC represented HHC in the lease negotiations. Kathy Zamechansky of KZA Realty Group represented the property developer and owner, Mastermind Ltd.
