SOUTHFIELD, MICH. — Automotive supplier Marelli has signed a multi-year lease to relocate its North American headquarters to Southfield. The company will occupy nearly 200,000 square feet of the property located at 26555 Northwestern Highway. The mid-century building, which has been vacant since 2015 after Federal-Mogul relocated, is situated at the corner of Lahser Road and the John C. Lodge Freeway. The three-story building, which is undergoing extensive renovations, will feature modern workspaces for nearly 500 employees. It will include 75 conference rooms, an auditorium, cafeteria, fitness room and meeting space. Approximately 100,000 square feet will be dedicated to testing and lab equipment to support R&D activities for the company’s automotive lighting, electronics, exhaust, interiors, powertrain, ride dynamics and thermal solutions business units. Marelli is leasing the property from Dembs Development, which purchased the building in 2017 from a New York-based investment company. Marelli is planning a staggered move-in to begin in late 2020 with full occupancy expected by March 2021. The company currently has two locations in Auburn Hills and one in Farmington Hills. In May 2019, Magneti Marelli and Calsonic Kansei merged to create Marelli, one of the world’s largest independent automotive suppliers.

ARLINGTON, TEXAS — NAI Robert Lynn has negotiated a 46,800-square-foot industrial lease at 924 111th St. in Arlington. Michael Stanzel of NAI Robert Lynn represented the landlord in the lease negotiations. Lon Lloyd of Champions DFW Commercial Realty represented the tenant, logistics firm Pace Runners Inc.

SOUTHLAKE, TEXAS — Fabletics, an apparel company founded by actress Kate Hudson, and Tommy John, a provider of undergarments for men, have both signed retail leases at Southlake Town Square near Fort Worth. Fabletics will occupy 2,077 square feet, and Tommy John will occupy 1,925 square feet. Both stores, which are scheduled to open later this year, will be the first in the area for the two retailers. Southlake Town Square is a 130-acre mixed-use development that is owned and operated by a subsidiary of Retail Properties of America Inc.

NEW YORK CITY — Health & Hospitals Corp. (HHC) has signed a 21,643-square-foot office lease in the Tremont neighborhood of The Bronx. The space is located at 1910 Webster Ave. in the Tremont Renaissance residential and commercial building, which features 256 apartments and 40,000 square feet of commercial space, 15,000 of which is leased to a supermarket. The lease term is 15 years. The healthcare center will offer pediatric, primary, urgent and elder care services. Michael Dubin and Hector Rodriguez of Savitt Partners LLC represented HHC in the lease negotiations. Kathy Zamechansky of KZA Realty Group represented the property developer and owner, Mastermind Ltd.

NEW YORK CITY — Cushman & Wakefield has negotiated a 5,800-square-foot office lease for investment management firm Rubric Capital in Manhattan. The company will occupy a suite on the 16th floor of 10 Grand Central, a 36-story building that was completed in the 1930s, for the next seven years. Rubric is moving from its previous space at 767 Third Avenue in June. The building owner, Marx Realty, implemented a $48 million repositioning project in 2018, which updated the entry, marquee, lobby, outdoor terrace and conference space. The building is 95 percent leased to tenants including Dwayne “The Rock” Johnson’s production company, Seven Bucks Productions. Cynthia Wasserberger, Sam Eiler, David Kleiner and Carlee Palmer represented Marx Realty in the lease negotiations. Alan Wilde of Cushman & Wakefield represented Rubric Capital.

FLORHAM PARK, N.J. — CBRE has negotiated a 4,420-square-foot office lease renewal for the Morris County Chamber of Commerce (MCCC) in Florham Park, located approximately 30 miles west of New York City. The tenant will continue to occupy its space at 325 Columbia, a Class A office building near the Morristown Airport Turnpike, for an additional 10 years. Thomas Mallaney of CBRE represented MCCC in the lease negotiations. Jack O’Hearn represented the landlord, Mack-Cai Realty Corp., on an internal basis.

MILWAUKEE — Ross Innovative Employment Solutions (IES) has relocated from northwest Milwaukee to 7800 W. Brown Deer Road in Milwaukee. The 40,282-square-foot space will serve as the workforce development company’s new Milwaukee office. The building has been vacant since 2017 when Monster.com relocated downtown. Founded in the 1970s, Ross IES partners with state and local agencies to design and implement job readiness and workforce development programs. Ben Anderson and Jim Larkin of Colliers International represented Ross IES in the lease transaction. Mike Wanezek and Joe Moritz of Colliers represented the landlord, Hudson Americas.

LIBERTYVILLE, ILL. — Medline has unveiled plans to open a 140,000-square-foot sales support center in Libertyville, a northern suburb of Chicago. The company will consolidate nearly a dozen teams totaling 600 employees at the center, which will be the seventh Medline facility in Lake County. Most of the employees will be relocating from the company’s Northfield headquarters or its Mundelein business campus. Both locations have reached capacity. In the last three years, Medline has increased its Chicago-area jobs by 34 percent. Medline provides clinical and supply chain resources to healthcare systems and independent facilities across the continuum of care.

NEW YORK CITY — Investment advisory firm Neville, Rodie & Shaw Inc. (NRS) has signed a 10-year office lease extension for its 7,300-square-foot space at 200 Madison Avenue in the Grand Central neighborhood of Manhattan. NRS will remain in its space on the 20th floor of the 26-story building, which it has occupied for more than 30 years, through 2031. NRS was represented internally in the lease negotiations. Andrew Conrad and Matt Coudert represented the building owner, a partnership of George Comfort & Sons, Loeb Partners Realty and Jamestown, also on an internal basis.

BOSTON — Tango Therapeutics, a biotechnology company that develops treatments for cancer patients, has signed a 65,000-square-foot office lease in the Fenway neighborhood of Boston. Tango will move its headquarters to 201 Brookline Avenue, a 500,000-square-foot, Class A lab and office building that is currently under construction and slated for completion later this year. Local developer Samuels & Associates owns the property. Jon Varholak, Eric Smith and McKenna Teague of CBRE represented Tango in the lease negotiations.
