CHICAGO — Help at Home LLC, a provider of in-home care and support for older adults and people with disabilities, has signed a 76,313-square-foot office lease at Sullivan Center in the Chicago Loop. The company will move its corporate headquarters from nearby 1 N. State St. later this year and occupy the entire fifth floor. Chicago-based Partners by Design is overseeing the office space design and layout. Cushman & Wakefield’s project and development services team is also assisting with the build-out of the new space. Jonathan Metzl, Jeff Samaras and James Stein of Cushman & Wakefield represented Help at Home in the lease transaction. Jamey Dix and Steve Dolz of Telos Group represented the landlord, 601W Cos.

CHICAGO — iManage, a global provider of work management production solutions, has signed an 85,000-square-foot office lease at 71 South Wacker, a 48-story office tower in downtown Chicago. Irvine Co. owns the property. iManage will relocate from 540 W. Madison St. and will begin occupying its new space in early 2021. Frank Franzese, Steven Bauer and Aaron Schuster of Cushman & Wakefield represented iManage, while Brad Despot, Mark Georgas and Annie Nicolau of JLL represented Irvine.

CAROL STREAM, ILL. — ShipFusion Inc., an e-commerce fulfillment company, has leased a 381,600-square-foot industrial facility at 365 E. North Ave. in suburban Chicago’s Carol Stream. The location will serve as ShipFusion’s new U.S. flagship operation. The Chicago-based company provides proprietary inventory management software and a wide range of fulfillment services, including freight, insurance, returns and custom workflows. Completed in 2017 on a speculative basis, the Class A facility features 40,000 square feet of temperature-controlled space, 8,500 square feet of office space and a clear height of 36 feet. Doug Pilcher and Jason West of Cushman & Wakefield represented ShipFusion in the lease. David Prell and Kevin Segerson of CBRE represented the landlord, Link Industrial Properties.

PISCATAWAY, N.J. — Third party logistics provider Hall’s Warehouse Corp. has renewed its 135,000-square-foot industrial lease in Piscataway, a southwestern suburb of New York City. The property is situated within Rutgers Industrial Center, a five-building, 535,000-square-foot complex located at 120 Circle Drive N. The tenant has leased space at the property since 2003. Brian Dudzinski of Atlantic Real Estate Services represented Hall’s in the lease negotiations. Levin Management Corp. is the asset manager of the complex.

WALLINGFORD, CONN. — O,R&L Integrated Services has negotiated a 20,079-square-foot industrial lease for Consolidated Electrical Distributors Inc. (CED) in Wallingford, a northern suburb of New Haven. The space is located at 34 Barnes Industrial Road S. in a warehouse building that features 22-foot clear heights and one 7.5-ton bridge crane. CED will utilize the space for additional storage, supporting its primary Wallingford manufacturing and distribution facility. Red Bull Distribution Co. is the other tenant of the building, with 31,141 square feet. Frank Hird of O,R&L represented CED in the lease negotiations. Hird also represented the landlord, a partnership between ADM Wallingford LLC and Tremblant Enterprises LLC.

STERLING HEIGHTS, MICH. — Gerdom Realty & Investment has negotiated two retail leases at Brookside Shopping Center in Sterling Heights. Rehab Without Walls outpatient clinic leased a 3,200-square-foot space and Luma’s Fashion and Alteration leased 1,600 square feet. Only one 10,220-square-foot space remains available for lease at the Planet Fitness-anchored center. Michael Murphy and Tjader Gerdom of Gerdom represented the undisclosed landlord in the new leases.

AUSTIN, TEXAS — Furniture Mall of Texas will open a 95,000-square-foot store at Shops at Tech Ridge, a 519,354-square-foot retail power center in Austin. The opening is scheduled for this summer. Lance Morris and P.J. Kaminer of The Retail Connection represented the landlord, RD Management, in the lease negotiations. The store will be the company’s third. Other tenants at Shops at Tech Ridge include Floor & Décor, Fitness Connection, Conn’s HomePlus, Ross Dress for Less, Burke’s Outlet and PetSmart. The company will occupy a space formerly leased to Target.

NEW YORK CITY — Transwestern has negotiated a 25,000-square-foot office lease for nonprofit childcare organization Sheltering Arms in Manhattan. The space is situated on a single floor of 25 Broadway, a 22-story, Class A office property also known as the Cunard Building. Other tenants include Relay Graduate School of Education, Teach for America and the American Thoracic Society. Lindsay Ornstein, Stephen Powers, Thomas Hines and Jake Cinti of Transwestern represented Sheltering Arms in the lease negotiations. Bruce Surry, Richard Levine and Gary Kamenetsky of CBRE represented the landlord, The Wolfson Group.
