NEW YORK CITY — Law firm Katsky Korins LLP has extended its 19,871-square-foot office lease at 605 Third Avenue, a 1.1 million-square-foot office building in Midtown Manhattan. Under the terms of the lease extension, the firm will remain in its space through mid-2032. The company has been a tenant of the building since 1988 and occupies the entire 17th floor. Oliver Katcher of Indigo Property Holdings LLC represented Katsy Korins in the lease negotiations. Marc Packman and Clark Briffel represented the landlord, Fisher Brothers, on an internal basis.

Katz & Associates Secures 3,699 SF Retail Lease for First Watch in Montvale, New Jersey

MONTVALE, N.J. — Katz & Associates has secured a 3,699-square-foot retail lease for breakfast restaurant First Watch at The Shoppes at DePiero Farm, a 231,000-square-foot retail center in Montvale, a northwestern suburb of New York City. A 128,000-square-foot Wegmans grocery store anchors the property, along with a Starbucks, Wind Wellness and other tenants. Hugh Scullin and Amy Staats of Katz & Associates represented First Watch in the lease negotiations. Brian Silbert of Silbert Management represented the landlord, The S.Hekemian Group.
NEW YORK CITY — E4H Architecture, a firm which designs hospitals and other medical health facilities, has signed a 10,156-square-foot office lease expansion for its office in the Garment District of Manhattan. The firm signed a 10-year lease for the entire sixth floor of an office building located at 15 W. 37th St. The firm will move its operations from its original 5,700-square-foot space on the 16th floor of the same building in the second quarter of this year. Norman Bobrow and David Badner of Norman Bobrow & Co. represented E4H in the lease negotiations. Jarad Winter, J.D. Amazon Signs 419,626 SF Industrial Lease at Eastpoint Distribution Center in East Dallas

DALLAS — Amazon has signed a 419,626-square-foot, 10-year industrial lease at Eastpoint Distribution Center, located at 8901 Forney Road in east Dallas. Freight company Shippers most recently occupied the rail-served property, which also offers proximity to Interstates 30 and 635. Matt Dornak and Ryan Wolcott of Stream Realty Partners represented the landlord, Dalfen Industrial, in the lease negotiations. Ryan Keiser and Dan Mulford of CBRE represented Amazon. The Seattle-based e-commerce giant will utilize an onsite 12-acre parcel for van, truck and car parking, according to Dalfen Industrial.
BELTON, MO. — Five Guys Burgers and Fries has opened a 3,000-square-foot location within Cedar Tree Shopping Center in Belton, about 20 miles south of Kansas City. Located at the northwest corner of I-49 and Highway 58, Cedar Tree underwent a $13 million renovation in 2017. The Five Guys location in Belton is the brand’s 11th restaurant in metro Kansas City.
NEW YORK CITY — Salad chain Sweetgreen has signed a 3,500-square-foot retail lease at 10 Grand Central, a 35-story office building in Midtown Manhattan. The fast-casual restaurant will occupy the ground-floor retail space at the building fronting 44th Street this summer. Jacqueline Klinger of TSCG represented Sweetgreen in the lease negotiations. Henry Henderson represented the landlord, Marx Realty, on an internal basis.
Specialty Grocer Earth Fare to Close All Stores and Liquidate Inventory, Files for Chapter 11 Bankruptcy

ASHEVILLE, N.C. — Earth Fare, a privately held grocery chain that sells natural and organic products, says it will shutter all of its stores and launch a liquidation inventory sale. The grocer lists 46 stores on its website, the bulk of which are in Florida and its home state of North Carolina. Earth Fare also has five stores in the Midwest and a few others in Alabama, Georgia, Tennessee, Virginia and South Carolina. Earth Fare is also shuttering its corporate office in Asheville. The Wall Street Journal reported that Earth Fare, whose majority investor is New York-based private equity firm Oak Hill Capital, filed for Chapter 11 bankruptcy protection today in Delaware. Oak Hill’s portfolio includes a stake in drive-thru fast food restaurant chain Checkers among other businesses. Past investments for Oak Hill include stakes in retailers Dave & Buster’s and Duane Reade. Earth Fare’s investors include an affiliate of Monitor Clipper Partners and former Sears CEO Alan Lacy, according to the Journal. RALEIGH, N.C. — Golden Corral has signed a lease agreement with landlord Keystone Corp. to occupy 42,500 square feet of the first two floors of Palisades III, an under-construction office building in Raleigh. Palisades III will stand six stories and span 166,290 square feet. Building amenities will include a café, onsite conferencing, lounge, fitness center and a rooftop terrace. Keystone expects to deliver the property in early 2021. The property is situated at 5410 Trinity Road, adjacent to Palisades I and II, which Keystone acquired in summer 2018. CBRE|Raleigh represented the landlord in the transaction. Golden Corral’s headquarters are currently located at 5151 Glenwood Ave. in Raleigh. The company operates 100 buffet and grill restaurants nationwide with franchisees operating another 400 locations.
Jeni’s Splendid Ice Creams Joins Retail Tenant Lineup at Apartment Project in Chicago’s Logan Square
CHICAGO — Jeni’s Splendid Ice Creams has signed a lease for 1,556 square feet of ground-floor retail space at Logan Apartments in Chicago’s Logan Square. The new apartment development is located at 2480-2522 N. Milwaukee Ave. Jeni’s joins Target and Big Wig Tacos at the project. Jeni’s Logan Square location, its eighth Chicago-area store, is expected to open this summer. Logan Apartments is slated to open in March. Fifield Cos. is the project developer.
OKLAHOMA CITY — CBRE has negotiated an 80,246-square-foot industrial lease renewal at 5001 SW 36th St. in Oklahoma City. According to LoopNet Inc., the property was built in 1982, spans 125,000 square feet and is located near Interstate 44 and Will Rogers International Airport. David Portman of CBRE represented the landlord, Sealy OKC Metropolitan I LLC, in the lease negotiations. The representative of the tenant, Biagi Warehousing Inc., a full-service logistics and transportation firm, was not disclosed.
