TROY, MICH. — Full-service law firm Garan Lucow Miller PC has leased 13,285 square feet at Timberlands IV, one of the three Class A office buildings within Timberlands Office Park in Troy. The building is situated at 1450 W. Long Lake Road. The law firm is relocating its Troy office after 25 years in its previous space at 1111 W. Long Lake Road. Bill Harvey, Chuck Howard and Neil Leising of Transwestern Commercial Services represented the landlord, FD Stonewater. Timberlands Office Park is undergoing renovations, including upgraded food service, conference centers, tenant lounges and lobbies, as well as the addition of outdoor seating areas with Wi-Fi.

MONTGOMERYVILLE, PA. — Math tutoring company Mathnasium Learning Centers has signed a 1,862-square-foot retail lease at 202 Marketplace, a shopping center in Montgomeryville, located approximately 25 miles north of Philadelphia. The center will tutor students in introductory and advanced math skills. Other tenants of the shopping center include Outback Steakhouse, The MAX Challenge of Montgomeryville and Five Points Pizza. Brandon Anapol of Metro Commercial brokered the lease.
ANNAPOLIS, MD. — Unibail-Rodamco-Westfield (URW), the owner of Westfield Annapolis mall, has unveiled plans to renovate and improve the mall, while adding new tenants. URW will convert the mall’s 110,000-square-foot former Lord & Taylor department store into a new shopping district composed of boutiques, home design stores and experience-driven offerings. The new section of the mall is slated to open to the public in 2021. URW’s mall-wide renovation program will include a new pedestrian gallery connecting the property’s Macy’s store and its Pottery Barn and Nordstrom wings. The gallery is expected to open by this September. The renovation will also create a new 40-foot architectural exterior entrance. The renovations to Westfield Annapolis come alongside new tenants arriving, including Rodizio Grill and Retro Fitness. In February of this year, Anne Arundel County’s Discoveries: The Library at the Mall, a dedicated learning space for teens and young children, is expected to open a permanent, expanded location at the mall. Shops and restaurants at Westfield Annapolis will remain open throughout the renovation process.
Transpacific Suppliers Alliance Signs 120,000 SF Lease in Metro Raleigh Industrial Park

KNIGHTDALE, N.C. — Transpacific Suppliers Alliance Inc. has signed a 120,000-square-foot lease in Hinton Oaks Industrial Park with owner and developer Wake Stone Corp. The park is located at 520 Hinton Oaks Blvd. in Knightdale, roughly nine miles east of Raleigh. KW Commercial’s Brian Donnelley represented the tenant in the lease negotiations. Foundry Commercial, led by Alexis Lambeth, leases the park on behalf of Wake Stone. The 48-acre industrial park is master-planned for five buildings totaling 524,000 square feet. The property is now fully leased, with the fifth and final building slated for delivery in April. Hinton Oaks is adjacent to Interstate 540 and to Wake Stone’s current quarry operation and headquarters in Knightdale. The industrial park currently has 10 tenants, including granite supplier AG&M. Williams Realty & Building Co. Inc. is the general contractor for the entire Hinton Oaks project.
Deloitte Preleases 110,00 SF of Office Space at M Station Office Redevelopment in Morristown, New Jersey

MORRISTOWN, N.J. — Accounting firm Deloitte has preleased a 110,000-square-foot office space at M Station, an office redevelopment project in Morristown. SJP Properties and Scotto Properties plan to convert the Midtown Shopping Center strip in downtown Morristown into two office buildings totaling 400,000 square feet. Deloitte’s lease is contingent on SJP and Scotto receiving full municipal approvals for the project. The company plans to relocate from its previous office in Parsippany and will occupy floors two through six of M Station East. The building will also include 10,000 square feet of ground floor retail. M Station West is planned to be seven stories and approximately 253,000 square feet, which will include approximately 230,000 square feet of office space and 23,000 square feet of retail space. David Stefancic, Lexis Livengood, Ben Brenner and Josh Cohen of Cushman & Wakefield represented Deloitte in the lease negotiations. DALLAS — Travel advisory firm TripActions has signed an 88,490-square-foot office lease at Renaissance Tower, a 56-story office tower located at 1201 Elm St. in downtown Dallas. Dennis Barnes, Clay Gilbert and Ben Davis of CBRE represented the landlord, a partnership between Moinian Group and SMA Equities, in the lease negotiations. Evan Hammer, David Harris and Jade Scott of Whitebox Real Estate, along with Bo McNally and David Bergeron of T3 Advisors, represented TripActions.
FORT WORTH, TEXAS — Cushman & Wakefield has negotiated a 218,312-square-foot office lease renewal at 3201 N. Sylvania Ave. in Fort Worth. Rick Hughes of Cushman & Wakefield represented the tenant, ThyssenKrupp Elevator Corp., in the lease negotiations. James Whitney represented the landlord, Sylvania Industrial Park Inc., on an internal basis.
AUSTIN, TEXAS — Q2 Holdings, a provider of cloud-based software, has signed a full-building lease to occupy Aspen Lake Three, a 128,990-square-foot office project under construction in Austin. The developer, a joint venture between Patrinely Group and USAA Real Estate, plans to begin construction on the Class A project this spring. Will Douglas, Russell Young and Harrison Schuhmacher of JLL represented Q2 Holdings in the lease negotiations. Ben Tolson of AQUILA Commercial and Dennis Tarro of Patrinely Group represented the joint venture.
NEW YORK CITY — Fitness Factory Health Club has signed an 18,000-square-foot lease s at 475 Clermont, a 363-unit multifamily building in Brooklyn. The lease term is 10 years. The facility will feature weight and circuit training equipment and a spa, as well as specialty class and personal training services. Beyond the Fitness Factory lease, the building has 17,000 square feet of retail space available for lease. Jason Pennington, Andrew Clemens, Benjamin Weiner and Jessica Hedrington of RIPCO Real Estate represented the landlord, RXR Realty, in the lease negotiations.
GREENVILLE, S.C. — Greenville-based Gordian has renewed its lease early and expanded its office space to 44,000 square feet at 30 Patewood Drive in Greenville. Colliers International’s Brantley Anderson and Taylor Allen represented the information technology and services company in the expansion. Gordian provides construction costs analytics, estimating information, pricing data and procurement software and services.
