NEW YORK CITY — Financial security company Northwestern Mutual has signed a 91,217-square-foot office lease at 200 Liberty Street, a 40-story, Class A office building in Manhattan. Northwestern will occupy the entire 30th through 32nd floors of the 1.74 million-square-foot building. Cesar Pelli & Associates Architects designed the building, which was completed in 1986. Scott Vinett of JLL represented Northwestern in the lease negotiations along with Chris Joyner and Andrew Hegmann of Fischer & Co. Mikael Nahmias represented the landlord, Brookfield Properties, on an internal basis along with Paul Glickman and John Wheeler of JLL.

NEW YORK CITY — Helmsley Spear LLC has negotiated an 8,266-square-foot office lease renewal and expansion for boutique corporate and real estate law firm Burgher Gray LLP in Manhattan. The law firm, which moved into its office space at 1350 Broadway in October 2016, renewed its lease for 10 years. The company also expanded its office space by 3,460 square feet to a total of 8,266 square feet. Often called the Herald Square Building, the 25-story tower spans 400,000 square feet. Rene Hamilton and Shanae Ursini represented the landlord, Empire State Realty Trust, in the lease negotiations.
ALLEN, TEXAS — CityRow, a boutique fitness concept based in New York, plans to open its first Texas studio at 1314 W. McDermott Drive in Allen. Set to open on Feb. 8, CityRow Allen will feature personal instructors leading 50-minute classes that utilize water-based rowing machines and weighted strength training. David Regelean is the owner of CityRow Allen. The studio will be situated within McDermott Towne Crossing, a Kroger-anchored shopping center.
WESTCHESTER, N.Y. — CBRE has negotiated a 13,000-square-foot office lease for law firm Marshall Dennehey Warner Coleman & Goggin in Westchester, a northern suburb of New York City. The company will occupy the top floor of RiverView at Purchase, a 120,000-square-foot, Class A office property located at 287 Bowman Ave. William Cuddy Jr. and Jacqueline Novotny of CBRE represented the landlord, Phoenix Capital Partners LLC, in the lease negotiations.
Highwoods Signs Fanatics to Lease 92,000 SF at Office Building in Tampa’s Westshore District

TAMPA, FLA. — Highwoods Properties Inc. has signed a three-floor, 92,000-square-foot lease at the 5332 Avion office building with Fanatics Brands, the in-house apparel division for sports apparel company Fanatics Inc. 5332 Avion is a 176,000-square-foot, six-story office building in Tampa’s Westshore submarket. The building, which was developed by Highwoods, will serve as one of more than a dozen worldwide office locations for Fanatics. Laser Spine Institute previously used the space for its company headquarters and an ambulatory surgery center. Fanatics has begun to build out its office space within the property.
CBL Inks Lease with Dave & Buster’s at Cross Creek Mall in Fayetteville, North Carolina

FAYETTEVILLE, N.C. — CBL Properties has unveiled redevelopment plans for Phase I of the former Sears department store within Cross Creek Mall in Fayetteville. New-to-market Dave & Buster’s will occupy and operate the space, which is under construction. Chattanooga, Tenn.-based CBL also says it is looking add restaurants, specialty stores and other uses that will further enhance Cross Creek Mall. The Sears closed in January 2019. The mall is located at 419 Cross Creek Mall, five miles west of downtown Fayetteville. Additional details including the timing of the Dave & Buster’s opening will be announced as plans are finalized.
Levey Group Signs Victory Wine to 23,000 SF Lease at Northwest Place Industrial Park in Houston

HOUSTON — Levey Group has signed Victory Wine Group to a 23,000-square-foot lease at Northwest Place Industrial Park, Levey’s seven-acre business park in Houston’s Northwest submarket. Victory Wine is a wholesale wine distributor with locations in Houston, Dallas and Austin. The company’s newest location at Northwest Place features a storefront entrance and an air-conditioned warehouse. David Lester of Lester & Lester Realty Advisors represented Victory Wine Group in the lease transaction, and Carlton Anderson and Joseph Smith of CBRE represented Levey Group.
CHICAGO — Hot dog maker Vienna Beef has leased a 42,000-square-foot distribution center located at 2501 W. Fulton in Chicago’s Kinzie Corridor for its new headquarters. The company will relocate from 2501 N. Damen Ave. this quarter. All office and warehouse employees will make the move to the new building while manufacturing will remain at the company’s Southside facility. The new headquarters features a clear height of 16 feet, two loading docks, one drive-in door, parking for 50 cars and 8,000 square feet of office space. Dayton Street Partners acquired the property in September 2018 and recently completed several upgrades, including warehouse updates, a newly paved parking lot and LED lighting. Scott Duerkop and Dominic Carbonari of JLL represented Dayton Street in the lease with Vienna Beef. Chris Gary of NAI Hiffman represented the tenant. Vienna Beef was founded in Chicago in 1893.
NEW YORK CITY — Newmark Night Frank has negotiated a 10,008-square-foot office lease on behalf of collegiate sports marketing firm Learfield IMG College in the NoMad neighborhood of Manhattan. The space is located on the 17th floor of 183 Madison Avenue, a 275,413-square-foot office building close to the Grand Central and Penn Station transit stations. Andrew Sachs, Tim Gibson, Josh Gosin and Brittany Silver of NKF represented the landlord, APF Properties, in the lease negotiations. Jack Senske and Brian Given of Colliers International represented Learfield.
KENOSHA, WIS. — Trifinity Specialized Distribution, a logistics firm that serves major big-box stores and drug retailers, has signed a 250,000-square-foot industrial lease in Kenosha. Trifinity will occupy space at Zilber Industrial III, located at 5312 104th Ave. The recently constructed facility features 24 dock doors, three drive-in doors and convenient access to I-94. Trifinity will move into the facility by the end of this month. Founded a quarter century ago in Waukegan, Illinois, Trifinity currently employs approximately 50 workers, all of whom will relocate to the new facility.
